Polo & Associates works for you and your best interests only! David Polo the owner, will be personally performing your inspection. He has over 30 years in the real estate industry and has trained and helped to license over a dozen Local home inspection companies. David is not only a licensed home inspector and radon measurement technician but he is also a Certified Swimming Pool/spa, Mold and Asbestos Building Inspector as well! "I never heard anything from this client. At this point I cannot recall the home or this client but if she did have an issue at or shortly after the home inspection she should have contacted me for an explanation or advice to remedy what was concerning her. As far as four years later, she will have to maintain her home as things do change and deteriorate but she can still contact me if she has questions and I will try to help her any way I can."
"I try to give my clients proper perspective regarding home inspections from many fronts such as from the initial phone call/email, to the inspection agreement, to the inspection and on the report. If I remember correctly this client was moving from a newer house or townhome into a very old home that naturally needed work. A home inspection is NOT a code inspection but it is an inspection mostly for major health, safety and proper functioning issues. Many driveways especially ones at a 100 year old home are going to have cracking, minor depressions, etc. and every home that I have stepped into including my own has mice and bee evidence somewhere so that those are to be expected. The issue with addition foundation was discussed at the inspection and added in the report. He likely got sold a bill of goods from a contractor or didn't read the report. I never heard from him and had no idea he had these concerns until right now."
"I don't know where to start with this sale but I will say my clients did seem nice but the seller was another story. He followed us every step of the inspection and didn't disclose anything but a few lies I caught him in. There were several crawlspaces that had NO access and another one as well as a basement was full of clutter and debris (I am being nice). The rear "addition/porch" was falling down and had no access in or under it. The seller was less that cooperative and the lower level, addition and exterior literally looked like a junk yard with debris, rot, abandoned cars and other vehicles. The main parts of the dwelling were nearly impossible to navigate and as I said some crawl spaces and addition had NO access. I told my clients verbally and in writing (in the computer generated narrative report) to access and assess these areas prior to any contractual contingency! What I was able to see and report on was a ton of amateur work, deferred maintenance, structural concerns and safety issues. My client said he was an engineer and was going to knock down the addition, etc. etc. if he bought the house. I was shocked they bought the home considering what the home and report looked like. If they listened to what I was saying throughout the inspection and read the report I can't imagine why they bought the home unless they got a great price. I can't tell clients not to buy something and I can't make them read the report but I can say they did listen to me when I asked them to follow along and take notes. AS with all of my clients, I wish them the best of luck."
"Again what I try to do from my first conversation with client to my last report is to explain to clients what an inspection is and is not. I do this tirelessly but apparently I am not always successful. I do not write the laws of my licensing but I must follow them! I need to focus on what my job description is and what I am getting paid to do. Most people understand but even though it know it is difficult, people must read the inspection agreement and research what a home inspection is an is not so it is a smoother and more fruitful process for everyone."
"I am sorry to hear that my client was not more satisfied with my reporting style. Most of my satisfied customers are 1st time home buyers. He mentioned that it was out the same day but no pictures were taken. I could have produced pictures if he had told me he wanted them but otherwise I do not provide them automatically. There are many reasons for this and it often creates more problems and questions than it solves answers. Trust me, I have been in this industry for over 27 years. Unfortunately many inspectors these days rely on selling their pretty looking reports to distract you away from their lack of experience and/or the fact that they are working more for the Realtor than for you. If you want a seasoned professional who has trained a dozen inspection companies; who works ONLY for you and who produces a professional, computer generated, narrative report in a timely manner give me a call. "I located a tank for him. Now he has to dig it up. That is exactly what I was getting paid to do. All the other information he asked about was answered in his report."
"I think my client here was mostly upset that his radon test got delayed in the mail albeit for quite some time. This happened during the last hurricane around Halloween when we had the worst super storm ever to hit NJ.The post office was messed up; the radon lab was without power for a week or two like much of the state. I contacted the radon company often and got the radon processed to him as soon as everyone had power. Regarding his other comments, he would have understood what an inspection entails if he just read the standard inspection agreement OR participated in the home inspection. I exceed the standards of home inspection set forth by the state of NJ. A representative # of doors, windows, etc. were all checked. My rate was very competitive for this property. I believe it was over 8000 sq' and had 7 bathrooms, etc. etc. or so. There was even one door he thought was broken because he did not know how to operate it (I showed his wife how it operates and I hope she lets him know). I make a living being thorough! I make a living from my buyers referrals as indicated by my web site and all of the testimonials! I work in my buyers best interest always! The only thing is that you yourself should participate (walk around with me) at your home inspection so you can see what is being done, how things work, what is at or past its average life expectancy, ask any questions you may have, etc. etc. Once again, at the end of the inspection they appeared very satisfied. I think that the power outages and delayed radon result was what really bothered them."
"I appreciate the compliments customer gave me as I do strive to do my best for him and all of my clients during and after the inspection. I believe I mentioned to him at the inspection that repair costs are NOT what a home inspector does. That is what a contractor does. I may verbally give ballpark costs from time to time on things like furnaces or water heaters but you really need to get a free estimate from the contractor who will actually be doing the work to get an accurate quote. I cannot remember the email response he speaks of but maybe it was a quick informal response from my cell phone just to give him a timely reply and answer to something. That happens when I am on the road between inspections. I try to determine just before the inspection my clients biggest concerns; future plans; if they have children, etc. I communicate a lot during my inspections to make sure my clients are absorbing the information I am explaining to them and I often ask if they have any questions regarding my findings, etc. I appreciate Michael's compliments and am glad he took the time."
"I do remember this inspection from inception was very difficult trying to explain things to the buyers so they could understand what I way saying. I have inspected many homes for people from an India descent and it is naturally a little more challenging when people speak mostly with different languages but never a big issue. Many of the things during this inspection had to be explained at least three times and in different ways so it is not like I did not try. There were also many different issues. I wish they had perhaps a Realtor or translator because it was very unusual. I asked them to contact me after they get the report just to once again make sure they know what they are buying and that went a little smoother."
"I thank the member for her compliments and was sorry that I was running a little late but I did contact them to let them know about that. I ask ALL of my clients to attend the inspection AND walk around with me with pad and pen. I dispense a lot of information at the inspection and in my reports. I understand that home inspections can be overwhelming! There is an overwhelming amount of information that I provide. Most people appreciate this and for others I try to ask them just how much information you would like. Everybody is different. Some say, "only the bad stuff" or "only the big stuff" or "tell me everything". It is very important at the inspection to pay attention because all of the terminology I use there will also be on the report. I stop periodically during all inspection and ask my clients if they are understanding what I am saying. It is also important after you receive the report to contact me if you have ANY questions at all."

Of course I am recording information the entire inspection and as I ask all of my clients, it is important for them to take notes so they absorb as much as they can about the largest single investment of their life. This was an old home with many levels of testing and labs utilized so I know especially homes like this can be overwhelming with information and things to keep track of (especially when you have 2 Realtors trying to distract you and focus on all the positive). If they wanted pictures they could have asked me to take them or just take them themselves of whatever they want. As I mentioned in another area, in my 27 years of experience pictures often create more problems then they solve. All of the tests that were asked for and performed were clearly itemized on the inspection agreement prior to the inspection so everyone knew what was being done and at what rate. Some of the testing required lab work which naturally isn't immediately available but was within 1 week. As always, it is important during or after the inspection if you have any questions to ask them. That would avoid any unclear areas that you don't fully understand."
