I hired Professional Home Inspections of NJ, llc based on reviews from Angie List.   <br /> His price was reasonable. <br /> He is on time, and responsive when I had follow up request one month after the inspection. <br /> He spend over three hours with me during the inspection.  We had walk through the house, and he appeared to be very knowledgeable, and answer questions that I had. <br /> However, I have repeatedly asking him to check with roof, and he only exam from attic, and said there is no issue with roof, because he didn't find any rusted rails.  The house had a quite few skylights, and he said skylights in master bathroom showed sign of repainting, which might has leak previously.  However, during hrricane joaquin, it was the living room that two leaks, one close to sky light.  This is after we spend over 10,000 to paint the house, including ceiling.  Now, we have two yellowish spots.  Since skylight is knowing to have leak, especially older skylight, so I was thinking to give Peter a pass.   <br /> the reason that I wrote this review, and I gave him a F is that we had leak in shower in one of the bathroom.  I noticed the leak while I was in garage.  The seller had one year warrant, so I called the service to get it checked.  The plumber ran the check, and within 30 minutes, was able to identify the source of the leak: the shower in up stair.  But, because it was not accessible, he can't fix the leak.  But he did tell me that it was an existing issue, and any inspector should spot it. <br /> Now, we will need to hire someone to tore the wall or shower tub, to find out the exact location, and have the plumber come back to fix it.  Then repair the wall or tub, which we come out from my own packet. <br /> <br /> <br />

My review is a little mixed. he spent his time explaining a lot, gave great recommendations and estimates on what it would cost to renovate and such. very personable, and in his defense, he asked me if i had any questions. not afraid to get dirty and get onto the roof which was risky with the loose floorboard. also as a member of BP, i have high expectations.  <br /> things i did not like:  <br /> access to the roof was sealed, and that was it. no drone to take a look up top, no ladder to get up there. so i am paying more to get a roofer to inspect and estimate. he did attempt going through the loos floor boards, which was brave.  <br /> there was a lot of mouse poop but we didn't investigate further, just stated that there was no indication of termites. not sure what the difference would be if i opted out of the termite inspection. <br /> the girl on the phone assumed i was lying when i said there was no basement based off zillow or google stating there was a basement, and so i'm pretty sure they priced me as if the home had a basement.  <br /> he checked the power outlets in the vacant unit, but not the other outlets in the unit with the tenant, assuming everything works? <br /> things i did like: <br /> he took his time explaining everything and giving the life expectancy of the appliances. even gave repair estimates <br /> knowledgeable about the area and old buildings <br /> found that there may be something on the ground unit as it was hollow, doubt others would have spotted that.  <br /> advised on the tank sweep, cutting the tree that was growing over the driveway, electrical box which should be re-done.  <br /> overall, the report was adequate, wished we did something about the roof, but his contract states if there is an obstruction or sealed, he won't go in there which sucks for me. swell guy, i'll try others to see how he better compares.  <br /> <br />

Peter provided a detailed home inspection on the house we were purchasing. He was very knowledgeable, and took the time to explain everything to us as we walked through the house. He was very thorough. The home needed some repairs. As an additional service, Peter prepared an estimate of costs to repair. This was a reasonable fee, and it helped us negotiate with the sellers. Peter was easy to schedule an appointment with, punctual, and professional. The turnaround time on his inspection report and then on the cost estimate for repairs was excellent. His office is also very friendly. We highly recommend him. <br />

Peter was awesome! He was at the location on time and was very informative throughout the entire inspection. A true professional! I even learned a couple of things about what to look out for when buying a home! As this is my first time buying a home, I felt like I was in good hands with this inspection. He took his time to make sure I understood everything he was doing and why!

Punctual, very professional. I have used other services in the past and Peter was by far the most informative, experienced and actually seemed interested in the unit. He spent a great deal of time explaining the HVAC controls to me and caught a defect in the electrical that I would have certainly missed. <br />

I chose this company based on Angies list reviews and it did not steer me wrong. His schedule was accomodating and we were able to book a time within just a few days from my call. On the day of the inspection Peter called me and let me know he might be a few minutes late (which I appreciated) but he showed up a few minutes ahead of schedule. He was very thorough and made sure that we understood whatever he was showing us before moving on. He was meticulous and spent most of his time on the exterior and basment as that is where the majority of major issues would be. In this case their happened to be a huge drainage problem. He was very knowledgeable but was careful to state his boundries when dealing with structure problems. He suggested that we pull the permits for any work that was done and to contact a structural engineer. We didnt even get that far because we pulled out the day after his report was sent. The report was completed within 48 hours and was 48 pages long. Obvisouly not all of it was extermely important details, but necessary nonetheless. Peter was also careful not to provide us with opinions, but rather focus on providing us all of the relevant information so that we could make our own informed decision. I'll be calling him again soon when we find another home to purchase.   <br />

Peter arrived few minutes before our appointment and walked around the house, made some pictures and took notes. <br /> He spent over 3 hours inspecting the house. Peter is very knowledgeable, polite and has a lot of patience to explain everything in details. We were happy with the service and professionalism and had a chance to learn about our future home. <br /> I did not know what to expect on the final report and I guess we expected more details. However, after looking at the sample reports online from another companies in different states, we decided that our report had a good amount of information, pointing out major issues and providing suggestion for the future maintenance of the house. <br /> Thank you Peter! <br />

Peter was very professional and extremely thorough.  He took his time to do the inspection, 2.5 hours, and covered everything I wanted or needed covered.  He also spent time to explain everything to me as he went along and answer any questions I might have.  It was his idea that I should accompany him on the inspection if I was available which made a lot of sense and helped out greatly.  I would highly recommend his services. His price was fair and there were no extra hidden fees.  A home Inspection is probably NOT something you want to cut corners on and go with the cheapest person. Look for a person like Peter who is reasonable and competitive and check the reviews.  Read the reviews too.  Great job Peter. <br />

Peter is a really nice person and spent 2 hrs looking at the house but his report is all fluff and not very useful.  He's very vague in the possible issues and always recommends further evaluation to be done by a professional as it 'appears' and it 'might be an issue'. There's nothing concrete in his report that can substantiate the seller to fix anything as he puts no 'expertise' nor authority in his words. Thus, all he's stating is just his opinion and we are to seek professional plumber, electrician, roofer etc for everything. So why did we even bother hiring him for his 'expertise'?   <br /> Further what's more upsetting was that he missed a MAJOR STRUCTURAL damage on the foundation of the property and never noted it in the report!  I just so happened to hire a professional structural engineer to look at the roof (nothing to do with the foundation of the house) and he pointed it out as he happened to see it when he walked passed by it and stated that my home inspector should have noted that.   <br /> Again, Peter is nice but doesn't cut it.  This was a HUGE purchase and he missed a huge foundation crack (a huge piece of foundation fell off) on the side of the house and did not note that in the report which was very upsetting.  As a first time home buyer, he failed to ease my worries especially being so non response after the job was completed.  I had reached him a few times to ask him to be more firm with his findings in his report but to no avail.  So i just gave up.  Once he provides you the report, he has no interest in answering any of your questions so that's poor customer service.  Very disappointed in this service. <br />

Was very impressed with service provided. Peter arrived promptly and quickly explained what his process involves. He did a VERY detailed inspection of both the exterior and interior of the house. He took plenty of pictures to back up his suggestions and concerns. Concerns were professionally stated and a level of importance of issues found were easy to discern. The report came back a couple of days later and was very detailed over 50 pages long. I was very impressed with this service and would no doubt use Peter and Professional Home Inspections of NJ again. <br />

I might have the actual date wrong, but Peter inspected our home sometime in April - June of this year.   Normally he would warrant an "A" because he is very professional, reasonably priced, shows up on time, responds to questions promptly, and went above and beyond in some ways to research a landfill near our house (which we weren't even aware of).  Not only did he pre-research our home before he even got there but he spent 10 minutes educating us on the issue during the inspection, then even looked up MORE info after the inspection and sent it to us, even though it had been assigned to us to do.  He really cares about making sure we know everything about the home we are about to buy, and doesn't just leave it to the homeowner to stumble through on their own. <br />   <br /> Now here is the reason for the "B" - we didn't end up buying the home (for other reasons) and used another inspector from Angie's List for the next one.  He was a little better than Peter (name is Phil, from Real Pro Home Inspectors).  So I can honestly compare the two services.  Pricing was similar from what I recall, within $30 or so from each other.  Peter did not inspect some basic things like windows (ie open or closing them) and he skimmed over a few other basics as well, ie he would do it in some rooms but not others. <br /> And told us only at the END of the inspection that he doesn't do washers and dryers.  This to me is a major omission which could still be excused if he warned us upfront and told us to bring a load of laundry to try ourselves.  His reasoning is that it takes too long with a 45 minute cycle each and we could do it through the walk-through at closing.   <br /> Who has time to do a 2 hour cycle at closing, which typically lasts 15-30 minutes???  When boxes are packed and movers are scheduled??!!!  He said we are buying a house so we should feel comfortable taking all the time we need at walk-through to demand time to do that, but I think that's really illogical and unrealistic.  And the home inspection with him lasts at least 2 hours so I don't understand why he couldn't start a load at the beginning of the inspection or at least tell us to do so. <br /> However, he definitely did not omit all this because he is rushing - he spends ALOT of time goign through the detail in the house and he seems to thoroughly enjoy his job and educating you on what to look for in the future.  So I don't think he's trying to stint on inspection, he just has some unusual ideas when it comes to what he'll inspect. <br /> If it wasn't for that, i would have given him an A or A+.  Phil, the other person we used, not only did all the basics, like flushign all toilets, shaking them for being loose (and systematically, whatever he did was done exactly the same each time, like he has a mental checklist he follows each time!.  He was much more efficient though he didn't educate us as much as Peter.  If I could combine the two, you'd have the ideal inspector!  :) <br /> And to be fair to Peter, we didn't need so much education the 2nd time around because he already did so much.  So I recommend Peter and Phil equally, though I'd probably go with Phil if I had to again, just because I'd be slightly worried that Peter might miss something basic (though he'd catch stuff other inspectors would not). <br /> Still highly recommend him, however, either way you can't go wrong...! <br /> <br />
