If you're not into long reviews, I will save you some reading and tell you that if you need any residential work done, stay far far away from this company. That being said, the management for this company seems to really care and wants to do a good job, but unfortunately they don't have the crew to complete services as expected. I have waited on giving this review since the summer of 2019. I didn't want to write a review while angry and at the same time I wanted to see if my lawn would at least be acceptable come spring time. It's not. My story goes like this - I was looking for a new lawn and in-ground sprinkler system. I read up on what the process is, I did the research, I got multiple quotes, and I settled on R & M Property Services LLC. The price was very fair and talking to management gave me confidence that I would get a respectable job. It didn't go like that. I will save you some research and tell you that the most basic search on google will tell you that a new lawn (new sod) has basic steps that go like this: 1. kill the old lawn 2. wait two weeks for new growth and respray 3. cut off old dead sod 4. rototill dirt to a depth of six inches 5. level yard and add new topsoil as needed 6. lay sod making sure all seams are tight together 7. water for two weeks 8. use a weighted roller to press sod down into dirt 9. mow after four weeks This is standard operating procedure for any lawn. Unfortunately R & M Property Services LLC performed only TWO of those steps and i performed three of them. Here's my order of events - The company came out and sprayed my lawn. Once it died off they were out to cut my old sod out. They never sprayed a second time for new growth. Then they did the sprinkler install. Another poorly done nightmare. I had a drainage pipe on the side of my house that they decided to remove and then took it upon themselves to not replace it. They told me about that after the new sod was installed, assuring me I didn't need it and it probably wasn't "code" anyways. SPOILER ALERT - I did need it. Without that pipe, the space between my house and the neighbor completely floods out every time it rained. My basement flooded. I had to get quotes for thousands to fix my basement as well as replace that drainage pipe myself over a weekend. Putting a new pipe in meant digging up the ground and getting a look at the piping for the sprinkler install - more on that later. Part of the sprinkler install was running a wire back to my garage behind the house. They dug a trench through my back yard and left it unlevel and unseeded. Not only were they poorly taking care of my front yard, but they were ruining my back yard. I will have to get seed and dirt to fix their "work" this summer. Now back to the lawn. The dirt in my yard was higher than the sidewalk and driveway, but instead of taking dirt off to level the lawn, they brought in 6 additional yards of topsoil for the new sod to grow into. The new topsoil was dropped off without them ever rototilling my yard or levelling it out. When I asked that the yard be properly prepared, they brought the sod cutter back out and tried to cut the dirt to loosen it up. My yard was never tilled. They came and laid my sod on a Friday and fired up the sprinkler system for the first time. They made sure to be long gone before I got home from work. I don't know if you're aware of the type of work you get on a Friday, but that's EXACTLY what I got. The new sod, which should be butted up tightly against each piece had gaps of up to two inches between strips. There were "filler" pieces along the concrete that were so small they had no chance of living and would die out immediately. The sprinkler heads weren't adjusted and one of them actually shot INSIDE the front door of my house through the screen door. I called and complained, I texted and complained, management heard me and after a long weekend of waiting, told me they wanted to make it right. They had two people come out and relay every single piece of sod in my yard. They tried to adjust my sprinklers correctly while they were at it. At this point I got a little more confidence due to the management of the company. Unfortunately I would find out that there were many more issues to come. After realizing that water was coming into my basement and there was flooding between houses, I had to dig up my new sod and install a new drainage pipe between houses. While I was doing that I saw the pipes that were run for the sprinkler system. They are twisted and kinked in the main lines. They couldn't even run a plastic pipe 20 feet without screwing it up. Now worries, it's underground, no one will see it. WRONG Here's where I'm at this spring: Lawn - around a third of it is dead this spring. There appears to be three varieties of grass growing out of it. My lawn is bumpy enough to twist your ankle while trying to mow and bounces my lawn mower all over the place. I wanted a new level lawn of deep green Kentucky Bluegrass. I have a lawn not much different than what I started with. Sprinkler - i had to pay a different company to come out last year and fix it. New heads, new nozzles AND they had to find a leak that was in my brand new system. Yep, I had an EIGHT HUNDRED DOLLAR water bill because that sprinkler system was slowly leaking into the ground for weeks and weeks unbeknownst to me Through July and August. I had lost all faith in R & M Property Services LLC and refused to try to have them come fix the sprinkler after they had done every single step of my job incorrectly. After spending thousands of dollars last year on what I thought was some of the most basic service one can request from a landscaping company, I am left with a horrible lawn, a dilapidated sprinkler system, and tons of my time and effort to try to fix it. I have never been so disappointed in a company in my life.

Excellent Service! Would hire again and recommend to others. Came out in a timely fashion. All jobs completed to specification. Very happy with the results.

Came out and gave me a quote right away. They work with you and around your schedule. Came out with a whole crew and installed sod quickly and right. Cleaned up after themselves and left. I would definitely use them again.

I paid this company after speaking with them, Melissa and Rochelle only a few times I felt comfortable with them completing the job of the clean up of my old mulch and stump removal. I was then given a quote to which I paid the deposit amount of $1165, which was half of the full job amount. After that time it was a week to schedule me a date then because of “family issues” they had to wait another couple more days to give me an actual date then that was rescheduled again to another 2 weeks to then which I was given a 1 hour window of arrival that they were later for by 4 hours after I had to call them and ask where they were. When the crew show up it’s only 2 guys that were only told to remove my Arb bushes and take them away. That’s when I called them to find out what was going on but the 2 crew guys said that they don’t have enough people?? I was done with pursuing this project any further and was very patient and polite from beginning to end with this company. I asked for my money and Rochelle began to make up some policy to hold $300 of my deposit, which I informed her was never discussed or agreed to or in anything I signed or was shown. After that she just talked me in circles and stop answering my calls or returning my messages and as of yet returned any of my money!!! I have been very stresssed out and inconvenienced because of this. All of the rudeness and evasion has been too much. Please do not promote or employ this company.

It went great! They knew exactly what they were doing and the yard looked amazing afterwards. It was so good to deal with people who really knew plants and what care they needed. Would recommend them to everyone and I will be called them again for our fall clean-up!

I first hired with an Angie's list special for fall yard clean up. Service was great and I contracted with them for the winter snow removal and weekly lawn service. I just hired them again for a spring general clean up. Service is prompt, professional and exactly what I asked for! I look forward to a long standing relationship

It went well. The crew was punctual, focused and very polite and professional. The work went well and my entire yard, front and back and flower beds, are covered. Excellent. I am very happy with the project. I will use them for ongoing maintanence.

Not very efficient , wasted a lot of the time

The trimming in the front looked great, however no work was completed in the back and no mowing was done. I'm almost certain there was enough time allocated to complete work. I'm disappointed that it was completed.

Still only partially finished. They agreed to come back out to finish but decided after the fact to charge an additional $65. Very difficult to schedule and work with, I was disappointed with the customer service and overall unimpressed with my interactions.

Good, crew arrived on time, worked steadily and got the job completed. They were professional, safe, cleaned up. Tree was near my home & well head. They did not damage anything as I had requested.

Job was done well

There was no other charges. They did yard clean up and bushes and trees. They did an okay job but the last half and hour, they just kinda relaxed. They could have done more but I did not ask them. Quality was okay.

The first crew showed up not prepared to remove sod because they didn't interpret "Cleanup" as removing sod. But they quickly resolved the issue the next day and another crew came and did a fantastic job.

I was satisfied with job done.
