It was a little difficult to schedule. <br /> The work was a little less than satisfactory so Brandon came and touched it up himself which was wonderful. <br /> He wanted to paint my entire house and pressure wash for me - but I did not need those services. <br />

<p>First Job - Dec 2015</p> <p>I contacted Royal Painting initially to handle wood rot repair. I hired them to replace wood rot on front face of the garage. They removed rotting wood, replaced with pressure washed wood and painted trim. In addition, they pressure washed my driveway and the entire house. I never had the house pressure washed and was pleasantly surprised with the outcome. It brighten up the entire exterior. Lastly, the team cleaned out the gutters that were loonnngggg over due for a cleaning.<br /> <br /></p> <p>Overall the work for the first job lasted over a course of 4 days.</p> <p>Second Job - Feb 2016</p> <p>The pressure washing on the home revealed further wood rot on different areas of the house. They returned to replace wood rot on the front of the house above the porch and back of the house on the second story. The foremen was able to match the new paint with existing paint perfectly. It definitely helped that the house was pressure washed previously. <br /> <br /></p> <p>Overall the work for the second job took 3 days to complete (not counting days delayed to the rain). </p> <p>REHIRE ? - Yes, I am already thinking of hiring the team for interior work ( remove wall paper, paint, tile replacement ) <br /> <br /></p> <br />

The gentleman came to my house to a certain situation. He also proposed to me what he would do in the house. "So, we'll do some filling and caulking basically in the siding and then for an additional whatever amount, we'll also paint your house." He said he would use the labor hours from my deal on the first day to do some caulking and prep work. Then, he said, his crew of three guys will need an additional two days to paint the house. When they came to do the work, there was only one guy. He was barely here for eight hours. He did some prep work on the first day that I wasn't too happy with. Then, he spray painted on the second day and he painted the trim on the third. We had a misunderstanding on whether the price included the material and then the last day he said it didn't. So, I had to purchase the material. I just wasn't very happy. He told me, "I brought one gang with spray paint instead of three guys with paint brushes and it evens out." I just wasn't too willing to fight. They didn't show up the first week and they never showed up in time the second.

We were pleased with Royal Painting LLC. Mike Cummings is personable, attentive and eager to please his customers. He was very responsive in contacting us and easy to work with. His carpenter and painters did an excellent job. Greg, the primary painter, was extremely conscientious and accommodating. Royal Painting?s prices were reasonable and comparable to other companies. After the job was complete, Mike has offered to revisit and paint some additional door frames as a thank you for our business. <br />

<p>We initiated the purchase of "<strong>Last Chance: $189 for 6 Hours of Wood Rot Restoration or Exterior Carpentry</strong>" on August 27, 2015, anticipating that we would have our project (remove and replace 2 corner posts on a 4? by 12? exterior balcony and about 5 square feet of exterior siding) completed by the end of September due to two weeks of travel in October. However, we did not hear from Royal Painting before we left and after returning in late October we called them to follow up on our purchase and to have the work scheduled. The only contact person we had, Michael, came by and said the 6 hours of exterior repair we paid for was for 1 person (previously undisclosed) and since they had a 2 man crew the purchased amount would now be 3 hours. (1st red flag)</p> <p>In November, the initial day of work consisted of 2 hour?s work by 2 men. I personally timed their presence from their arrival to getting in the truck to leave since we paid for 6 hours. They accomplished the removal of the existing posts and salvaged railing and the replacement of about 5 square feet of siding in another location. The then exposed fascia showed rot in some spots and would properly need to be replaced before installing the new posts, re-installing the existing railing and replacing 3 damaged balusters. Michael and I agreed that we would provide new fascia boards and 3 each 48" balusters and they would return to complete the work.</p> <p>I called Michael after the crew left to confirm their time and get a firm price on finishing the work. He said the crew reported they worked 3 hours and that a price to complete the work could not be established until after the work was completed. (2nd red flag) I told Michael that we were due one more hour of work and would gladly pay for the remaining work of installing 2 corner posts, 20 ft. of new fascia boards and re-installing the existing railing on some hourly rate after the first one hour. He refused an hourly rate and offered to return for $300 additional which also would include replacing 2 each 1x4x 6' at a different location. I expressed my disappointment at his proffered price since we were still due 1 hour?s work and, although I felt an hourly rate would be the most fair for both of us, we mutually agreed on $150 lump sum to return to finish the work. </p> <p>Michael and his lead man returned to finish the work on the afternoon of December 3rd and completed the work in 3 hours. As they finished at dusk, I did not see all the work completed until the next morning. To my surprise (Michael previously bragged on his carpenter?s first class work) the fascia boards were cut too short, the railings did not match height wise and the top of one rail was an inch above the post top. Needlessly to say, they did not replace the before mentioned two 1X4's. I called to complain and Michael insisted they would return and fix the defects. As we were now in mid December, we mutually agreed his crew would come back on January 6th of this year (2016) and that we would delete the previously agreed to replacement of the two 1x4?s.</p> <p>On January 6, no one showed up or called. (3rd red flag) I called Michael a week later (still no word from him) and he said he still planned to return to correct the work and would call me with a schedule. On Sunday, the 17th, I received a call that his lead man would come by that day. We were not at home at that time, but I told Michael it would be ok. He had his lead man call me, at my request, so I could explain what needed to be done to him directly. When we returned we discovered the work to correct the misaligned rail was not done. The only work done was to close an existing air gap between the fascia and balusters on the one side where the rail protruded above the top of the post. There was some evidence of hammer marks on the rail top at the post so I suppose the intent was to drive the rail down. Of course, it did not move.</p> <p>Well, here we are with a total time spent of 5 months, many phone calls, much scheduling and rescheduling, and the result is an unsatisfactory fit and finish on what was a fairly straightforward job. Now, I'll have to hire someone else to correct their shoddy workmanship. </p> <br />

We worked with Michael Cummings. Mr. Cummings and the Royal Painting crew were exceptionally thorough and did an excellent job. The exterior siding of our house includes several different types and textures. There are columns and the front elevation is complex, boasting dormers and other architectural details. In addition to this, the house required four different colors of paint. Despite the challenge that my house presents, the Royal Painting crew were fast and did a very high quality job for us at an extremely reasonable price. I would definitely recommend these folks to anyone who wants a quality job. <br />

Pretty terrific guys! Work was beautifully done, very professional and fast. No cleanup around site for me to do. <br /> Only complaint was the workers left all their trash - old shingles, wood, felt, etc. - in our trash cans, which were then full for the next week, compelling us to haul our trash to dumpsters. Mr. Cummings fussed at guys about this, but it was still a pain for us. But we would DEFINITELY use these guys again for wood repair and painting around the house - we're already planning on some door replacements. <br />

All work was done well and on schedule. Still had some minor leaks so Michael returned to do additional sealing. He seems very interested in doing a good job and getting referral/repeat business by standing by his work.

I was so pleased with this job, employees, quality of work, quality of paint used, and such that I plan to continue to use this company my house needs several more rooms painted. In the past we or family members have done the work ourselves to control quality but we are all older and took a chance these people are so much better than we could have hoped. We had a bit of a problem in the contact stage we are busy they are busy telephone tag sort of thing but the Angies List tech support sorted it out quickly and efficiently so great experience all around <br />

Communication leading up to the service was very difficult; it was impossible to reach someone by phone and calls and messages via Angie's List were not returned promptly. I feel that better communication would have made for less surprises on the day of the work. <br /> However, the work that was done was professional and I feel I received a good value. The painter worked hard the entire time allotted and she was very friendly and knowledgeable. Overall, I am satisfied with the results. <br />
