Steven Snell of SHS Eco Restoration and Building INC. was terrible. He still owes us about $14,000. He started out with several other workers and one or two of the guys didn't know what they were doing. Our roof leaked tremendously after he thought it would be very good. About 10 buckets at one time. It really made the floor unusable and very wet for a while. He made damage to the floor and then got a sander to repair it, so to speak, but he didn't do the edges. Then he manipulated my wife in to paying for 2 days of rental on a sander which he supposedly got because of his work. Unprofessional and unethical and now he's disappeared. So he still owes us money, his address has changed and he's not returning our calls. We had to rehire another company to do the work. He said that he would pay them but he never did. I would not use them at all. He may say things but they are not true. He creates more problems than he solves. He was here from August through to October/November. The people who finally did it did a great job in three or four days.

He was a very nice guy. It was extremely hot at the time and he was such a great sport. He came promptly and worked with me throughout the entire project. I would definitely use him again.

Initially we were very pleased with Steven?s hard work and enthusiasm for our project. However, as the weeks progressed, issues cropped up which started to get us concerned.

For example:
· performing tasks not in the scope of this project, (e.g. removal of the fences)
· not adhering to our directives, (e.g. not to backfill the pool)
· repeatedly asking for copies of paperwork (e.g. canceled checks and plot plans)
· asking for meetings to review the project and then not showing up (e.g. 7/14 & 8/1)
To this day the work is not complete.
This project commenced the end of May with an anticipated one week timeframe. This included rental of an excavator and a compact track loader both of which would sit idle for days at a time. We expressed our concerns but was informed by Steven that he was owed a favor, the cost was covered, and not to worry. He stated the equipment rental would be less expensive than hiring individuals to break up the concrete, therefore we assumed he was under budget.
As we had plans to be on vacation the last week of June, Steven received the following text on 6/22 from Mark: ?the only work being done next week while we are gone is the stair well walls and stairs as well as yard clean up.?
We returned to water damage in our basement due to not securing the stairwell area from inclement weather, the pool filled with backfill, a ?temporary? driveway on our side yard resulting in damage to our neighbor?s fence, an extension to the downspout drainage, a cutout in our driveway, and additional sections of our fence taken down. There were also two ?new? compact track loaders in our backyard. None of this was authorized. However, a portion of the stairwell walls was finally poured after having been left framed for several weeks, but the yard still cluttered with debris.
Since the second week of July we have been trying to get SHS to complete the stairwell portion of this project. We have received numerous excuses including not sleeping for days and needing to go to the ER, his truck being in the shop and not having the money to pay for the repairs, or just not showing up.
The following are unedited excerpts of texts between Steven and Mark from 7/18-8/6, demonstrating his numerous promises to pour the concrete:
SHS to MCT-I will have to form and pour concrete trmw (7/18 @ 11:22)
SHS to MCT-I have one of Tony's guys coming out to form your wall later today (7/19 @ 9:07)
MCT to SHS-Nobody has been out to form the wall or stairs today! What's up! This needs to get done as you know, its been how long? (7/19 @ 16:59 )
SHS to MCT-Ok I was told different (7/19 @ 17:01)
SHS to MCT-Sorry. I am having a hard time with this. I will personally form it tomorrow (7/19 @ 18:51)
SHS to MCT-I will return in the AM (7/20 @ 18:43)
MCT to SHS-When are the forms being done and subsequent pouring of concrete? We haven't heard from you in several days. (7/24 @ 11:18)
SHS to MCT-Sorry mark. I haven't been well. I will be there tomorrow (7/24 @ 17:06)
SHS to MCT-Loading up truck now on my way out (7/25 @ 7:55)
SHS to MCT-It will 100% be framed poured & supported today (7/25 @ 7:55)
SHS to MCT-Mark I had to leave Franklin. I am completely exhausted. I haven't slept in 4 days. I can't chance getting hurt. I am driving my self to hospital (7/25 @ 11:08)
MCT to SHS-Are you coming here's today? If not I'll have to secure the area from the heavy rains due here this afternoon into tomorrow. I can't have water in my basement anymore. If you can't finish this project, please be honest and let us know so we can hire someone else at which point we will look for a refund. (7/26 @ 7:49)
MCT to SHS-When can we expect you back to complete the stairs, walk and pillars? (7/31 @ 17:20)
SHS to MCT-As soon as I can pay the bill for my truck repair. I am expecting a check tomorrow (7/31 @ 19:06)
MCT to SHS-Stevie We waited for you for our agreed meeting at 6:30 last night but for some reason you didn't show. We appreciate one of the forms being built yesterday. You may want to inspect it as it doesn't appear to marry up with the previously poured wall. (8/3 @ 6:53)
MCT to SHS-Steven Please send us your planned itinerary for the work you will be completing next week (8/6 thru 8/10).Thanks Mark & Jan (8/3 @ 18:32)
SHS to MCT-Yes Mark I will do so (8/3 @ 21:02) [NOTE-never provided]
SHS to MCT-Mark I have to wait to be payed to pour concrete. I should get a check by wed (8/6 @ 14:34)
And an e-mail to Jan (7/16): ?I will be forming the wall today and warming the stairs tomorrow the walkway and stairs will be poured this week. I am on my way now to move the rest of the stuff in the backyard and start forming.?
In trying to help a family friend in a ?new? business venture (having since learned he had previously filed bankruptcy), in good faith we disbursed a total of $22,000, nearly 50% more than the original quote, with the agreement this was all that was needed to complete the project including the remaining costs. Yet, he still came to us in early July again looking for more money. We refused to provide him with any additional money as it was becoming apparent to us he was unable to manage his costs and keep within the scope of the project.
It also became apparent he did not maintain accurate documentation. For example, he provided us with two spreadsheets, one received on 6/20 and the other on 7/9. These are riddled with errors and he admitted as much to us at the time of presenting us the second spreadsheet. We sent him an e-mail on 7/10 after reviewing his spreadsheets, stating, ?I cannot follow your spreadsheets. You provided me one just before we left for vacation and this one seems to have gaps. For example in the hours column you have hours that end on 5/31 on page one and begin on 6/11 on page two. I think it might be best for you to first do a careful review of your spreadsheet for us to then review.? He never responded to that e-mail yet on 7/14 he requested us to again review his spreadsheet. This resulted in us spending several hours crafting a lengthy e-mail response that day outlining all of our concerns. His only response to that e-mail was we had ?credits? coming to us. We have not received those credits. And then again, three weeks later (7/31) in a text to Mark he states: ?I'm in my office trying to lock down new business. I have been 100% upfront with you and Jan. I asked you both to review my weekly project break downs. You refused to do so. The facts are what they are. If you decide not to pay me for my 300+ hours on your property than court it is.?. Weekly project breakdowns were not provided as we have only received those two spreadsheets. Additionally, Steven also stated several times, verbally and in writing, he was waiving his hourly rate as indicated here in his 6/22 text to Mark ?? I am going to waive my HR rate and do this job for cost. I have gained other work because you hired me and that is worth all the hours I put in at your house?. He also showed this by deducting his hourly rate on the second spreadsheet.
Steven will also claim he was willing to complete the work on his ?own dime?. However, after nearly a month of trying to get him to return to complete the work, we were forced to take more serious action. In consultation with a lawyer, we were advised to try contacting his parent?s (as we were trying to help a friend of the family in his business venture) to alert them to the graveness of this situation and we might need to proceed with legal action. As a result of that call, Steven left the following voice mail on 8/10:
?Mark, Steven Snell. Umm listen Mark I told you earlier in the week that I would come out there and pour the concrete when I got paid. I decided that I was going to finish the concrete out of my own pocket because you guys weren?t going to pay me. Now that you?ve called my father and got my father all stre

"We regret that this member’s experience did not meet his expectations. We worked on his project for 316 hours for a total of $23,700 that we were never compensated for. We were only reimbursed for our expenses. We made several attempts to please him with no cooperation and no accuracy to the facts he’s presenting. Members please continue on and read the multiple positive reviews. “Page of Happiness” and “A” grades we have received. We pride ourselves on consistently providing the best quality service and product. We have been pleasing Angie’s List members in our community since 2003 and welcome the opportunity to work with you on your project."

Steve worked with a high pace and finished every detail beautifully. During the project he was always creative for further changes and improvements which we had not thought about and offered us very competitive estimates. In addition he made us aware of and repaired details which were a potential hazard and not up to building code. In addition to his excellent work we also appreciated his personality. He is a very friendly and honest person which we did not need to supervise. We highly recommend Steve to others and will certainly consider him for further home improvements.

I hired Steven to replace a beam that was undersized/under-supported. About halfway through that job I also hired him to do the blueboard and plastering throughout the downstairs of my house.
The original quote for the beam replacement was well below what I expected. After running into some issues with the foundation and changes to the building plans, the final cost was quite a bit higher than the original quote. It ended up being more in line with what I expected but led to a lot of wasted lumber and took a lot longer than promised. The final product was well-done.
The blueboard and plastering did not turn out as well as I had hoped. Steven had trouble with his contractor who hung the blueboard and they left my floors a mess. There were also some spots the plasterer missed. Steven also decided to remove the treads from my stairs without asking. I'm sure he saw this as a courtesy but it was a surprise to have no stairs when I got home one day and left me with more work to do. It may have been necessary to remove the stair treads but some warning would have been nice. My goal with hiring someone to do the blueboard and plastering was to save time but the whole project ended up taking a lot longer than promised and caused a lot of stress as I was under a tight deadline.
To his credit, Steven did show up when he promised, saved me some money and always answered the phone when I called. But a variety of issues (some his fault, some not his fault) caused the project to take a lot longer than promised and caused me extra work (messy floors, no stair treads).

"Thank you for your feedback. As the owner of SHS Eco Restoration and Building, I would like to take the opportunity to respond at this time. SHS spent personal time and money to have a specific engineered structural beam plan for the homeowner. SHS hydraulically lifted the home by two inches on the first and second floors, making the home structurally sound and level. SHS saved the homeowner tens of thousands of dollars by being able to remove and replace the dilapidated concrete floor, which was surrounded by water. I do acknowledge that there was debris left in the home, and I immediately fired the subcontractor who left it there, and promptly cleaned it myself. When I asked the homeowner if he wanted a final clean up, he requested that I leave it as is, because he was painting. However, since the final clean up was not necessary, I decided to forgive the $350.00 outstanding balance due at that time. SHS did remove the existing broken stair treads, and immediately replaced them with temporary stair treads. Removing the stair treads was necessary to ensure 100% coverage with the blue board and plaster. I strongly object to the statement made in this review that the stair treads were removed and left that way. The temporary stair treads were installed immediately after removing the original broken stair treads. Our goal is to deliver top notch work along with complete customer satisfaction. SHS delivered a 20% discount to the homeowner for being an Angie’s list member, on top of saving the homeowner a substantial amount of money for the amount of work done. I am disappointed to see that you were not 100% satisfied, but we are constantly striving for complete satisfaction from all of our customers, and SHS has an excellent track record of reaching that goal. Sincerely, Steven H. Snell/SHS Eco Restoration and Builders"

Overall our experience with Steve and his crew were great. Not only does our attic look great on the outside, the structures underneath are high quality. The new insulation is better quality and the replaced framing and floors makes the structure sturdier. In fact, it’s so well insulated that the attic is now 90% sound proof and the temperature doesn’t change regardless of the outside temperature. I was also very impressed with the fact that Steve never cut corners. For instances, we ran into an unforeseen issue of mold. Steve didn’t just cover up the problem and move on. He insured us that the problem was fixed (created ridge vents) and the mold was removed (this entailed replacing insulation and floors). We did have an issue with one of Steve’s subcontractors but Steve made it up to us by offering his services to replace our rotted trim on our dormers. The value of the work was more than the work lost from his subcontractor. In addition, due to a valid reason, Steve had to put the project on hold for a few weeks but once the problem was resolved he continued his work and finished our attic that exceeded our expectations. Throughout the project Steve and his crew were professional and always kept us informed.

Steve arrived on time ready to work and started immediately putting up the curtain rods, which was previously discussed in a in an earlier visit to my home. He also did some caulking outside the house. Steve worked continuously until completion. Steve was contracted for 8 hours of service but the aforementioned work took only 4.5 hours. We discussed bulding a storage wall in the basement for tools and hardware to satisfy the 3.5 hours still owed. The following week Steve again arrived on time and went right to work. He finished the initial part of the storage wall quickly, but I did not get enough materials. The part of the project that was completed was fantastic. He stated that he would return to complete the second part of the project even though he had fulfilled his 8 hours of service per the big deal agreement. I have yet to get the materials but have no dought that Steve will return to complete the work. Though the projects completed were minor, Steve performed these tasks with dedication and professionalism.
I am a two home homeowner and have found out through the years that the most important aspect of home ownership is having honest, skilled, and reliable service providers to help with home repair and maintenance, finding such providers has proven to be a difficult task. I can say without equivocation that Steve and the staff at SHS RESTORATION BUILDING have proven to be the best that I have had the pleasure of working with. I will be using them in all my future repair and construction projects. If you are wise you will do the same. you will not be disappointed.

Steven does good work, and despite a glitch or two, I'm happy with his workmanship. He was responsive and punctual, and quite professional. I'd definitely consider him for future projects.

I had five or six things on my to-do list, and was hoping to get them finished, which is why I purchased a "Big Deal" from Angie's List. Steven came out to look at my list, and we agreed that he and a subcontractor could reasonably finish 3 of the items on my list in 4-hour's time: replacing a basement entry door, rewiring a switch and outlet, and framing a painted chalkboard with some molding. At the time of this review, 2 of the 3 tasks are finished, and finished well.

The main job--replacing the basement door--is unfinished. That said, Steven gave me his word that he would finish it promptly, and is slated install the door at the end of this week. There is a back story here: Steven advised me to purchase a 32"x78" door to replace my rotting basement entry door. After demolishing the door, he found that the entry could accommodate only a 30"x78" door. (I don't blame him for the mis-measurement, as I have a 100-year-old Victorian, and 2 other contractors gave me the same measurement: of 32". Sometimes you just don't know what's going to work in these old houses until the demo's finished.) A 30" door is not standard, and the big-box stores generally don't stock them. I happened to find a 30"x80" door when Steven told me that the door I had waiting for him wouldn't work. After a frantic call from the big-box store, Steven agreed to try to install the new door. I purchased it and brought it home before Steven realized that this would require cutting a 2" notch out of my sill. I didn't think this was a good idea, nor did Steven. So we agreed that I would buy a custom-made door, and Steven would return to install it. The day ended with my old door demolished, the framing finished and sealed, and a promise to install a new door when it arrived.

I must admit that I wasn't pleased that Steven charged me $20 for the plywood to cover my missing door until the new door arrived. To Steven's credit, he offered to remove the trash from the demo, which would have cost me more than $20. There was a charge for an extra hour of labor, but considering that my old Victorian is a fickle beast, I thought this was fair. All in all, I spent about $500 for labor on these jobs, a fair amount for high quality work like Steven performs.

"Thank you for your review. It was a pleasure working with you on your home. Like I promised, I returned and installed your door and hardware (door knob & dead bolt) even though I spent more than an hour doing so, at no additional charge. Thank you Again for your business. We look forward to working with you again in the near future for your home improvement needs. Sincerely, Steven H. Snell"

Both projects went very smooth. He informed me about proper basement moisture prevention by installing a special sub floor and vapor barrier along foundation walls. He completed the basement with custom doors, plastered walls, dropped ceiling and carpet. He tiled a section in entrance way and also built a custom stairway. I am very pleased with the work and his dedication to see the project to completion

We had an excellent experience with SHS Eco Restoration & Builders. The price quote beat many of their competitors, and the work was top quality. Steven was very courteous and personable, I felt very comfortable having his crew on my property. They showed up exactly when they said they were going to, and the job was completed ahead of schedule. We have been enjoying our deck for over 2 years now, and it still looks brand new, even after going through rough New England weather. We could not be more pleased with the overall product and performance, and would gladly recommend SHS to our friends and family, and will certainly have them back for our future home needs.
