We hired this company to do a structural inspection in November, 2023 and to provide a report. Santosh conducted the inspection on Dec 1st, but the company never sent a report. We paid $525 when they visited the house to complete the inspection, and they cashed our check. When I emailed to ask about the report after 3 weeks, they could not give me an estimate for when to expect the report -- and then did not respond to my regular emails asking about the report and then asking for a refund. We are so disappointed in this company for being such scammers.

We are so very much disappointed in Soil & Structure. One of the original metal pipes burst under our home which consequently led to erosion and our foundation slipping. The structural engineer from Soil & Structure came out to our home to assess the damage and provide recommendations on how to fix the problem. When he arrived at our home, he sat at the opening of our crawl space and shined a flash light inside. He never actually entered the crawl space to assess the full scope of the problem. He said he had all that he needed and would be sending us a report shortly. We contact them several times after 2 weeks, 3 weeks, a month, and there is no response. A month and a half go by and we hear nothing from the engineer or the company. By this time, the damage to our home from the foundation slipping has worsened dramatically, but we are unable to hire a contractor until they have a professional report. Finally after some firm emails, Soil & Structure responded with the one page report. It offered zero value. This is the extent of their professional recommendation copy and pasted from their report: "SSC recommend demolishing the step-down utility room area slab and replacing it with either a new concrete slab with a foundation system or constructing a floor framing system instead of a slab to support the live loads of the house utility systems. Either of these options will require signed and sealed engineering plans to be prepared to obtain a building permit from Fairfax County." When we contacted our contractor, he also said that he could not use the report and would need to hire a different structural engineer to produce a new report. Our contractor even covered the cost of this new engineer report because he felt bad that we were going through the right steps and just fell into the situation with a bad structural engineer (Soil & Structure.) I reached out to the owner of Soil & Structure asking for a refund, and of course they ignored my emails and calls once again. I highly advise against using this company. They are unprofessional, unreliable, and their work is unsatisfactory.

During the normal inspection for a home purchase, the inspector found a crack in an exterior wall and suggested we consult a foundation expert.  The foundation person we contacted looked at pictures of the crack and said that we needed the expertise of a structural engineer.  He referred us to Andres Carvallo of Soil & Construction Consulting, who was wonderful.  We had a tight timeframe to complete the inspection.  We contacted Andres on a Monday morning; he replied promptly and found time to inspect the home that afternoon.  His inspection was thorough and thoughtful.  He determined that there was a water drainage issue, and he looked for similar problems elsewhere in the home.  He provided us with a comprehensive solution and a price estimate to give to the seller for negotiation purposes.  He also answered all of our questions with patience, which we greatly appreciated. <br /> The cost of the assessment was $350, but a written report was extra $75, which we paid.  I gave this firm all A ratings except for Price because other outfits seem to include a report in their comparable $350 fee.  That said, we were so pleased with Andres' work that it was worth it. <br /> I'm not sure what is going on with the other review of this firm, but it looks like it should be removed from Angie's List.  Our experience was extremely positive. <br />

Mr. Fraine took less than one hour to review our property.  There were significant omissions on his form - he even failed to check of f the section on retaining walls and we have a very large retaining wall.  He then proceeded to demand immediate payment in the form of a check before I even had a chance to review his "report".  I gave him the check and he left.  When I noticed there were problems with the report, I contacted his company at least twice.  When I received no response I put a stop payment on the check and notified him that I would pay once he addressed my questions.  Instead of contacting me, he sued me in small claims court in Fairfax County.  He appeared in court and I defended myself by pointing out the deficiencies in the report.  I did not win and was forced to pay him to avoid a lien on my property.  It took significant effort on my part to get his company to notify the court that the judgment had been paid.  DO NOT HIRE  THIS COMPANY.  <br />
