Very well, highly recommended. Jess was working before I arrived to the home inspection. Very thorough, explained issues in great detail. Report provided at the end was very helpful and will be used as a check list going forward.

I cannot say enough wonderful things about Technihouse. I was referred to Lon Grossman by my uncle who had him inspect his home years ago. Unfortunately, Lon was on a medical leave, so I had his partner, Jessica, inspect my home. Given Lon's eminent reputation in the metro-Detroit area, I figured his partner had to be just as good--and I was correct. Jessica did a fantastic job on the home inspection. She was very thorough, inspecting the yard, the garage, the roof, the foundation, the electrical box, the kitchen, rooms, crawl spaces, etc. What was great about the inspection was she wanted me to walk with her, she told me what was wrong and how I might be able to fix it. She encouraged questions and was not intimidated by the realtor. Jessica truly takes her work serious and wants what is best for her customer. They issue a thorough report detailing everything that was reviewed during the inspection and include photographs. I ultimately did not buy the house, it would have required more work than what it was worth. Technihouse saved me tens of THOUSANDS of dollars in repairs. I will admit it, they are not cheap, but you do get what you pay for! You need to look at it as an insurance policy: You are protecting yourself from purchasing a home with problems. I cannot thank Technihouse and Jessica for saving me from making a financial decision that I would have regretted. Thank you!

Very well. The inspection was very thorough, with the inspectors explaining their findings at every stage. They also made it clear which findings were significant (and possibly costly to repair), and which were more cosmetic.

Lon was great, extremely professional, and thorough in his inspection. He informed me about the inspection process and educated me along the way on how to maintain many utilities within the house like the AC unit, heater, and garage door. Also, Lon provided me with solutions on how to fix certain problems around the house such as uneven drive way, deteriorating masonry work, and mold. Additionally, Lon pointed out problematic situations that would cause future problems such as poorly connected gas lines, lose electric breakers, and lack of GFI outlets. Foremost Lon saved me from buying a 400K home that seemed in excellent condition but in reality had many problems.

Lon and Jess showed up a few minutes early and were already up on the roof when I arrived. Lon took the time to explain exactly what would and wouldn't be covered in the inspection. I was encouraged to to be with them through each step of the inspection, to ask questions, and to speak up if something was not crystal clear. The inspection was very thorough, everything was explained clearly, and the consequences of each finding were also explained. In the final report there were articles attached on how to fix the things that could be fixed on a DIY basis. Overall, extremely satisfied, would recommend and definitely use again. Price paid was for a home inspection and radon test.

Missed bootlegged grounded outlets, unplumbed and unwired fridge, completely incorrectly installed HVAC (leading to thousands in water damage, and $5000 more for a new AC system that actually works). Helped a flipper sell me a disastrous money pit by failing to apply the necessary scrutiny to document defects.

"[Member Name Removed], I happened to see the review you left on Angie's List regarding your inspection. I'm sorry that you feel the way you did, but let me refresh your memory. On page 11 of your report regarding the electrical, I have noted many problems with the electrical regarding frayed service conductor, defective GFCI's, improperly wired three-way switches, some circuits not protected by breakers, double-tapping that needed to be eliminated, short in the den/kitchen circuit, improperly wired (ungrounded) receptacles, improperly wired fixtures and that you should also have a licensed electrician inspect the wiring throughout and then correct. As for your statement regarding the unplumbed and unwired fridge (see page 14 of your report ) it states that we do not inspect any appliances, which you were told and even initialed after you read that. Also note in your report on page 12 (The heating and air conditioning section, which you also initialed) that the air conditioning system could not be turned on or inspected due to the fact your inspection was performed in November and it was too cold to turn it on without running the risk of permanently damaging the condenser. In fact, there was a "Caution" sticker placed at the time of your inspection that stated "Do Not Turn Air Conditioner On When Outside Temperature is 65 Degrees or Below." If you had issues with the seller, I hope you took your issues up with the "flipper" that sold you a disastrous money pit" and try to remedy your situation with the person to whom you are truly angry with, and not take it out on me."

This was a quality teaching moment - Mr. Grossman, the inspector, was thorough and instructive - he explained what he was looking for and what he found, he put up prepared notices where important things like shutoff valves were to help me in the future - he was direct when there was a problem and by the end of the 2+ hours, I felt like I had a genuine handle on what was good about the house and what needed to be addressed with the seller. A very good interaction with a business I would use again.

First off don't let the price discourage you. The only reason we got charged that price is because he traveled so far to to look at this house. And as a result , it would be the only job he would be performing that day. But I'm sooo happy we had Lon look at this house in Port Sanilac. He was very professional in every way,looked at everything that we didn't even think of. All I can say is that we ended up canceling the purchase on this house because of the very thorough inspection . I wold not hesitate to recommend him., or use him again. <br />With all the things that he found , I just wanted to tear the house down. He saved us a lot of money, and headache. Lon's services are exceptional from booking to <br /> the inspection itself. His office staff is friendly and very helpful in getting <br /> the inspection set up. Lon is the premier inspector I have ever worked with. He <br /> knows about the different components of the house, i.e. insulation, electrical, <br /> HVAC, water piping, drainage piping, exterior types and finishes, trim, wall <br /> structure, windows, roofing systems, flooring, foundations, sump pumps, doors, <br /> garage doors and openers, water fixtures, lighting fixtures to cracks in <br /> concrete house floors. These are things he checked when he looked at our new <br /> home purchase in Belleville. He provides his comprehensive report upon <br /> completion of the inspection. He also provides "How To" articles that <br /> pertain to items he found around the house and how to fix them. His service is <br /> more expensive, but his extensive experience and knowledge is way more valuable <br /> than what his fees are. He also is very likable and commits to keeping us in <br /> the loop with him with getting issues resolved into the future, after the <br /> inspection day is over. <br />

Lon was a blessing! He patiently walked my wife and I through our home inspection which lasted about 3 hours-small house. Lon and an associate completely inspected my 1950 home, providing numerous pictures, written and verbal reports, and various suggestions. They were prompt, thorough, professional, friendly, helpful. Follow-up questions I had a few days later were promptly answered. Upon my request, Lon provided contact information for several service providers he or his clients have had good experiences with. This greatly simplified my search for competent contractors, and I was very satisfied with the work of those I used. Additionally, he assured me that he maintains the relationship with his clients, and invited me to call the office with any future questions. I have read his newspaper column for a number of years, and through this inspection found his writing well backed up by experience and expertise. <br />

<p>Lon is amazing and wonderful. I had a sales contract in place for another home and Lon found black mold in the basement - his inspection report allowed me to withdraw from the sales contract without penalty (after I discovered it would cost around $30,000 to remediate the mold issues.) I was heartbroken after losing the "home of my dreams" but Lon was kind and professional and gently guided me down the right path reassuring me that the right house was out there waiting for me.<br /> <br /> <br /> <br /></p> <p>Well, a couple of months later I found an even better home and Lon inspected it thoroughly The seller's realtor snidely referred to Lon, when she saw him, as a "deal breaker." I think his reputation among realtors is likely feared because he is so thorough and so honest about his findings. He really knows his business. He discovered a leak in the upstairs bathtub drain by knowing exactly how long to run the water in the sinks and tubs and what to look for. That was really the only serious issue he found on my home and the sellers paid to repair the leaky pipe (and replace the drywall and repaint) before I moved in. <br /> <br /> <br /> <br /><br /> <br /> <br /> <br />I still refer to all of the tags Lon left me noting the shut off locations for the hot water heater, pipes going to the outside hoses, furnace humidifier, etc. He really cares about his clients living in a safe and healthy home. I have heard of listing real estate agents complaining about his reputation as a "deal breaker" but then hiring Lon themselves for their own family members.<br /> <br /> <br /> <br /></p> <p>He arrived early and was already up on the roof when we arrived for the inspection appointment! He gave me a very thorough written report documented with a slew of photos. The best thing is that, as a single woman who is a first time homebuyer, he really took the time to show me things and to teach me a lot about my new home as the inspection went along.<br /> <br /> <br /> <br /></p> <p>I have twice referred Lon to co-workers who have likewise been very happy with his expertise. Lou showed up about 20 minutes early and started the inspection. Then I followed him around as he was doing the inspection and he pointed a number of things out. It is useful to stick by his side as he does the inspection, Lou knows a ton about DIY projects and you can get good value from his comments/advice. <br /> We went through with the purchase of the home, and there were a few things that I think could have been on the inspection report. There were a couple cracked windows and poorly functioning bathroom vents (take a piece of toilet paper and see if it's able to hold it up while on). Overall, pretty minor things but would have liked to have compensated for those things in the sale price to extract full value from the inspection. <br /> Overall, I would feel confident using him again knowing that he'll catch pretty much any single defect over $1000 in repair value. <br />

We have used Lon Grossman of Technihouse Inspections to inspect properties we were interested in purchasing. He has saved us from making major purchasing mistakes by uncovering hidden defects that would have cost thousands of dollars to repair. In one case the defects were so serious it resulted in our not purchasing the property. <br /> Lon provides excellent service and very detailed reporting along with explanations of the property’s condition. <br /> Lon is very thorough when inspecting the home and walks with you during the entire inspection so you see what he finds and you can understand the impact related to those findings, both good and bad. <br /> I have purchased other properties in other states where I had inspections performed and none of them compare to the completeness and professionalism to those done by Lon Grossman. <br /> I would highly recommend Lon’s company Technihouse Inspections for any potential property buyer. <br /> In this case the home needed major work and mold removal, but it was a viable investment opportunity due to the price and location. <br /> Repairs and enhancements took over a year to complete and the property was sold it at a substantial profit. <br />

Lon Grossman is the home inspection expert in the metro Detroit area. He is a stickler about inspections. He isn't the cheapest but remember often you get what you pay for. He is prompt (he was there early!), amazingly thorough, explains what he finds (it is always a good idea to walk with him and take notes, although he gives you a detailed report and pictures galore) and suggests fixes. Remember every used home has issues, so don't be too depressed. Lon has been doing this for more than 30 years, is certified by ASHI and others, and he has seen everything. Don't fall for a cheap deal with a newbie who will miss important defects. I am convinced that Technihouse is the best and I wouldn't use anyone else. You won't be disappointed. <br />

As a potential home buyer, you want to feel like someone has your best interest in mind and right away Lon makes you feel at ease. He's thorough, talks you through everything on a house and when you get to the equipment section of a basement, he labels EVERYTHING so you know what's the hot water shut off vs. the humidifier shut off. He'll even tell you whether a cost estimate you received is WAY off base or appropriately priced. Lon himself is premium priced and he will tell you up front that he is not the cheapest guy in town - but you get what you pay for in this case. Once we got to the end of our 3.5 hour inspection my husband and I felt he was worth *every* penny. He'll also provide several images for your records. Anyone who has something bad to say about Lon is likely trying to pull a fast one on a potential home buyer. A thorough - albeit more expensive - home inspection is worth the peace of mind.
