Richard (owner) saved me from disaster. I was going to purchase a house and Richard did the home inspection. He found serious structural issues and saved me from buying a house that would have been a money pit. He is very thorough and explained items as we went along. We are selling our home and wanted a basic inspection to be sure that items that needed repair were identified and repaired prior to putting the house on the market. Mr. Glitz did a thorough job in the inspection and documentation and identified areas which should be fixed immediately as well as maintenance items that should be done. He was prompt and informative.

Richard(The House Professor) was very thorough and professional. He took his time to inspect every aspect of the home with me at his side, so he could explain what he was looking at. He not only pointed out concerns, but also opportunities to save money on utilities. He recommended fixes and even had a referral list of contractor to do the work. <br />

While he seemed to do a thorough job, the inspection report was poorly formatted and presented to me in a manner that made it hard to use. And while Mr. Glitz claimed there were no major defects with my home, he neglected to find a broken sewage line. The cost of this repair was $1400.  <br /> In addition to the cost of repairing the sewage line, there were multiple pads of concrete that were broken and sloped. The House Professors "thorough" report did not document any of these, and I have had to incur the cost of this repair also. <br /> When I contacted Mr. Glitz to inquire about his "errors and omissions" coverage, he came to my home to inspect the defects. In fact, he did agree that these repairs could have been caught by his report, but he also claimed that he was not responsible for these defects, or for the cost of the repairs. <br /> When I followed up with Mr. Glitz later, he did not respond in a professional manner. <br /> To this date, he has not reimbursed me for the cost of these repairs.
Response from The HOUSE PROFESSOR
"The hole in the drain pipe in question was along the inside perimeter wall of the garage at floor level. Perimeter storage was present along this floor/wall area, and was duly noted in the "Restrictions during the Inspection" portion of the Inspection Report. This storage hid the view of the pipe hole. The Inspection Contract Agreement, clearly states that our Inspector will not move personal items. When a house is occupied & furnished, the opportunity for concealed issues to be present clearly exists. In the "Restricted Access" section of the Agreement it states that one should "interpret restricted access as a warning that this area or system or component has not been checked. Have such areas checked by a specialist when access permits". This Client failed to heed this warning. Houseprofessor also provides to each Client a "Pre-Settlement Walk-thru Guide and Check List", which should be performed just prior to "closing". Within this Guide we tell the Client they should take the opportunity of a vacant property to check those areas which were inaccessible due to stored items during the professional inspection. Houseprofessor also offered to perform the "Walk-thru Check List" for this Client and they declined the offer. We asked this Client to produce a copy of their completed Guide & Check List, but they failed to do so. In a now vacant garage even a layman would have seen a hole in the drain pipe the size of a "grapefruit", as described by this Client! Clearly, this Client once again did not heed our warnings to them. For the above reasons, Houseprofessor and Richard Giltz requests that "Angies List" remove this bitter and uncalled for negative review."
