Bottom Line: Yes, I would use them again. Yes, I recommend them for a large-scale home renovation. Yes, I am very satisfied with the end result. <br /> <br /> Details: I used WS Builders for a $150k, 6-7 month home renovation in 2015. We initially chose them because they had a LOT of experience doing renovations (versus new home builds) and had a reasonable cost (not the lowest - not the highest). We also really liked the subcontractors and trades folks that we met prior to signing a contract. <br /> <br /> In addition, I felt really good about their project manager, Garry Walker, from our first introduction. Ultimately, he is the reason I went with this builder. My instincts about him were correct - he was detail-oriented, cared about the results. Was well-liked and respected by the subcontractors, had a calming effect on me and is just an all-around great guy. <br /> <br /> We had something major completed on every floor of our house, including new foam insulation in the attics. Full gut on master bath and kitchen, moving a few doorways and walls, widening of windows. Outside brick work, and all new carpet, hardwoods and paint throughout the house. <br /> <br /> Our project did run longer than expected. Not all that surprising since we ran into a major structural issue after months of work. The issue required a stoppage of work, additional time and consideration to determine the best way to fix it and redo of some work that had already been completed. <br /> However, to their credit - I would have never known about the issue unless they had told me (until maybe year's later when it was a HUGE issue). And true to their word, they did not charge me a penny for all that work. With this issue alone they had earned my full trust. <br /> <br /> As far as the work performed by their subs... The electrical team was fabulous. Their plumbers, painters, trim and foam insulation teams were great. The tile folks were good. HVAC and hardwood installers were just okay. <br /> On a personal note, everyone they brought into my home was friendly, professional, courteous, trust-worthy, mostly on time and cleaned up after themselves. In addition, the project manager let me know in advance who would be there on a particular day and what they were tackling. <br /> All of this was important to me as a female who was by herself (most of the time) living in the basement while all this was taking place. <br /> <br /> During renovations, there was always some unexpected things that happen. No difference here. However, I will say that Garry (our project manager) would notice something amiss right away and fixed it without me having to point out a few little things, he got them repaired right away. <br /> <br /> I only have two complaints and they are minor. <br /> (1) They used a make-shift dumpster (no floor to it-just wood planks tied together on the sides). Therefore, some of the items would come out the sides over the months that it was in front of our house. Also, when it was removed after project completion, it was taking a long time to get everything out of the dirt (namely broken glass fragments). <br /> (2) I did not always receive change orders in writing before the work was completed. And, yes, I extended their scope a couple of time while they were here. However, even though I did not have change orders in writing (always makes me nervous) all the end pricing, results and timing was just as Garry said it would be. <br /> They never tried to pull anything over on me. <br /> <br /> Again, bottom line - do not hesitate to us WS Builders and make sure you ask for Garry as your project manager. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
