This job was quoted with the understanding that the homeowners would take over from the trim rough-in stage forward to reduce costs. During demo, we uncovered extensive subfloor rot and paused to review it with the owner, who approved proceeding and agreed to settle the added cost at the end. This is why change orders exist — to document scope changes and prevent confusion. In addition to the bathroom remodel, we also repaired flooring, trim, and water damage in the laundry room — work completed but not acknowledged in the review. The shower was originally quoted with large-format 12x12 tile. On install day, the selection was changed to small subway tile, increasing labor significantly. While we didn’t re-document the tile change in writing, the extra work was clearly explained and fairly billed. We also caulked and prepped trim — work usually done during painting — at no charge. The customer-supplied tub had a manufacturer defect. We removed and replaced it days later when the new unit arrived, with no charge for lost time despite the delay to our schedule. At one point, we even offered to return and finish the remaining trim, paint, and tile cleanup at no additional cost. That offer was declined. All added labor and material charges were fully itemized and explained to both homeowners during an in-person meeting. Added materials totaled $1,027.93; labor was $1,040.00. The final bill was paid in full, and we returned once to address minor concerns within the standard 30-day window. No contact since. We stand by our work, our fairness, and our professionalism — even when the situation makes it difficult to do so."
