This was the first time we sold a house, so we needed help at every step of the way. When we first bought our house we didn’t really know what we were doing, and my wife chose a buyer’s agent that she met at an open house who turned out to be a pretty poor agent (disorganized, lacked knowledge, abrasive personality that caused issues with builders, etc.). This time around we wanted a less stressful experience, so did our research to choose someone much more professional. If you’re reading the reviews then you won’t be surprised when I say that Scott Walker exceeded all the expectations that I had in mind; I couldn’t imagine having a better agent to have helped us sell our home! From our first meeting where Scott gave us an overview of the process and set expectations through a little presentation, I was impressed with his level of experience and knowledge but also his personability. He truly is a very friendly and warm guy; every business likes to say they’re your friend, but Scott is the real deal. I didn’t realize at the time how important this is when it comes to choosing an agent - this is a person that you are going to be interacting with very frequently, so there is a need for you to get on well. Scott was an excellent guide through the whole process, even recommending someone to help us stage our house as well as a handyman to help with some small repairs and painting. For other work (lawncare, window washing, etc.), we had great luck finding contractors through Angie’s List. Throughout the lengthy process, Scott was also always very responsive through email and phone, quickly and thoroughly answering little questions that we had at late hours and even on weekends. When it came time to list the house for sale, he took some very beautiful pictures of our property and created a well-written MLS listing and website posting, and put up a very nice sign in our yard. When the first two offers came in shortly after listing is where Scott’s experience really shone through, and saved our bacon! One offer was right where we wanted it, although it came with a contingency, and the other came without a contingency but at a price that I considered a lowball (so, somewhat insulting in my opinion). After lots of experience selling on Craigslist, I was pretty excited to give the lowballer an outright rejection - no counter-offer, no chance for more haggling. For the offer that we liked with the contingency, Scott used his real estate experience to evaluate the buyer’s home and the market/area it was in to determine if the contingency was reasonable. In his opinion it was reasonable (of course no guarantees), so I was happy to sign the rejection for the lowballer and an approval for the offer with the contingency. Shockingly, after all the documents were signed and the contract complete, the buyer got cold feet and wanted to back out of the deal - apparently their monthly payment was higher than they expected! We were flabbergasted because this is not really an option for the buyer at that stage in the game - as Scott firmly expressed to the buyer’s agent, they signed a legally binding contract! Scott used his professionalism and experience to put pressure on the buyer’s agent to reassure the buyers that they’re just having some nerves and they need to relax, while also imparting the gravitas of the situation. How it got to the point where they were making legally-binding offers with a loan pre-approval from their bank without understanding their monthly payment, I’ll never understand. While managing communication with that buyer, Scott gave us some options on how to respond - he advised that we have legal options, like suing the buyers (including if we have to sell the house to someone else at a lower price, we can sue them for the difference), however he also surprised me with another option - he had held onto the rejection in spite of my giddiness to deliver it, and we could still pursue the other buyers! So Scott sent them a request asking them to give us their last best offer (no haggling), and they came in at a number that was just slightly lower than the one with the contingency, but which I felt was still reasonable. So we signed that offer, and that buyer followed through as expected and our house was finally sold! We rescinded the first contract we signed with the cold-feet buyers, letting them off the hook legally (hopefully they have since gotten a clue about what they’re doing!). In these types of curveball situations (which Scott was also shocked by by the way, I think he said he either hadn’t encountered that before or hasn’t for many years), it is so extremely important to have someone like Scott with who is capable of quickly understanding the situation, evaluating potential responses, presenting them to us (the client), and then executing them with the proper finesse and firmness required of the situation. At that stage of the game everything is on a timer (offers expire, the stager’s furniture is contracted for only so long, you don’t want the house to sit on the market, etc.), so having a grizzled tactician like Scott representing you on the real estate battlefield is priceless. Hopefully it’s clear by now why going forward I will only be using Walker Real Estate any time I need to buy or sell real estate in the Madison area, and why I unreservedly recommend him to all my friends and family! Speaking of friends and family, on a less serious note, the fact Scott shares a name with our infamous governor can get some funny reactions from them when you tell them “Scott Walker was at my house yesterday,” or “I got a call yesterday from Scott Walker,” and things like that. That’s just a bonus feature :-)
