Major Home Repairs (General Contractor)
We signed the contract in August of 2023 to have work done on our attic. He was supposed to put up framing, drywall (including mudding and taping), and finish electrical work. He was also to put in a railing for the staircase leading up. He has shown up just about 5 times in the last 2 years and all we had was some framing. During the framing, he asked for more money because of some extra work. In total, he requested $10,000 for the contract, and an additional $5K for the work. We paid everything in advance. Then, he stopped showing up. He never completed the work. When it came to the drywall, he said he ran out of money and couldn't pay the drywaller. So we offered to loan the money so that we could get the drywall done. He couldn't provide someone, so we hired another person. We are out over $4,000 because that person didn't do the job properly and we just did it ourselves. However, he hasn't completed the electrical, he didn't do the drywall, he hasn't done the railing, all of this is incomplete. He was scheduled to come on Sep 16, 2025. He confirmed he would be there. Then, he doesn't show up and is not answering calls.

I would give zero stars if I could! This nightmare began in 2023 when we hired this guy to remodel our attic with a knee wall. In nearly three years, he has shown up fewer than five times, never once putting in a full day's work. Midway through, when drywall was due, he demanded more money. We paid, and he pocketed it. Then he claimed he was out of funds and wanted us to 'loan' him money for his drywall crew, promising repayment that never came. He constantly fails to communicate or show up. Now we are stuck finishing the drywall ourselves, doubling our original budget, and all we got from him were a few studs and wires. This man is dishonest, unreliable, and unprofessional. Do not hire him unless you want to waste your money, time, and sanity.

Very badly. Probably not enough space here to actually tell this story. Progress started out OK with the exception that the contractor did not measure the depth of the windows. I told him that the house had 2x6 walls and he ordered standard 2x6 windows without ever measuring the depth of the existing windows which made the new windows 1/2 inch short of the drywall. He blamed me. I am currently building out the windows myself. He then found out that the house needed plywood and added $6500 to the original $85000 contract which was reasonable. After a little under 2 weeks he said that he had family business and was going to be gone for 2 weeks. I said that I needed the house to be safe from the elements for that period of time and he said it should be. After some rain I had water coming in from my south windows and had to pull all the insulation from the basement pockets on the south side of the house as it was all wet. Additionally I had to cover an attic vent hole that they left open. I am 70 years old. Contractor said he was 'sorry' and eventually blamed one of his workers. He came back after 3.5 weeks and not the 2 weeks he told me. Most of his employees quit at that time and eventually all did. He said he would complete the job himself and some progress was made. The work he did appeared to be OK. Contractor started pleading for more money. I asked him if he had all materials since they were not onsite and he assured me that he did. I gave him all but 4000 on the contract (87,500). Progress ground to a halt and there were many excuses. Last Thursday he told me that he had no more money with which to buy boards (which he was supposed to already have) and had to borrow money to put fuel in his truck. My house gutters have been lying in a pile for over 6 months. I need for this project to be completed somehow. There are many, many more details but I think this gives the basic flow

I would avoid Willow / Josh Johnson if at all possible. Roughly half way into the job Josh gave me a cash flow story and talked me into advancing the rest of the balance. I did hold back a little less than roughly 10%. Human nature is to help out. He truly seemed like a great guy. So I thought it’d be ok. He returned the favor by leaving me with a job about 75% done. For what is done, remediation is required to pass inspection from the city inspector. Josh started to go MIA in the late summer early fall and eventually just stopped returning calls, texts and e-mails. I have been left High and Dry with an expensive lesson.

There are a number of Important details remaining unfinished (since @ April 2017): railposts left unstable, no caulking done at all, routing of water runoff unfinished. I contacted him about it initially and he agreed to come by on a day (that turned out to be raining), so we agreed he would come by "next week" instead. But next week never came. I sent a number of texts to Josh, to which I received no response. I resolved to send one "final" text to him before writing a subpar review. He did respond to that one, with a sincere apology, an explanation, and to say he would come by to complete the work once he got caught up with his current work. That was in September, and by now I am feeling fairly confident that this job is not going to be finished. I feel partially responsible for this dilemma because I paid the bill before the job was fully completed. I was trusting, because as I said, Josh is a nice person.

Right on time and worked hard for 4 days. They are courteous and professional. Clean up well. They asked to get paid due to some cash flow problems. I agreed. They had drywall finishing and texture to perform. They disappeared for two weeks. I kept bugging them for a completion schedule. Josh sent "Omar" over three or four times and Omar seemed incapable of finishing the job. I kept getting excuses as to Omar's "issues." I concluded the relationship in frustration and finished the walls and floor myself. Too bad...they seem to have their act ALMOST together. If you use Josh...get a written schedule and do NOT pay anything until the work is done and accepted.

Initially it went very well. Good reliable service. Fixed any minor errors quickly. However in the last 4 months I have been unable to get Josh to return to fix a window that was not installed correctly and to move a deck column that was misplaced. All his invoices were paid in full 4 months ago. In the last two months he has not return calls, texts or emails. Perhaps he is no longer in business?

"I would like to start off by saying sorry to[Member Name REomved]for feeling this way. About the two issues that are mentioned, the post and the window. The post was installed when I built a tall and very heavy deck, and it is installed in the correct place and the place to give it the most strength as possible. [Member Name Removed] wanted a price on some other work around the house including a walkway that would have passed through where the post is. I told her that it "could" be moved. But it wasn't going to be move because it was placed wrong, it was going to be moved as part of another project. As for the window, I installed a window into a "tuff shed" brand storage shed. I cut out my opening, and put the window in perfectly level. Everything went perfect, when she got home she loved it. The bad thing was that the shed itself wasn't leveled by the people who installed it from "tuff shed ". So when you stool back and looked at it, you could notice that it was crooked with the vertical lines on the shed siding. Since then, she has had someone level out the shed and now the window needs to be re leveled. But instead of having the person that leveled out the shed do it, I wake up to a bad rating on Angie's List. [Member Name Removed] wanted me to come back and do some other work for her, but I told her that I am very very busy. I told her that I am booked until at least August. Also, the other jobs that she wanted done included a raised garden bed, which although I could probably do it just fine, it is not something that I generally do. The budget that [Member Name Removed] gave me barely covered material, and even though I told her that it wasn't enough, she still wanted me to start. We didn't even get far enough as writing up a quote for the work. I have a lot of other customers and I can't just leave them hanging and go start another project. I have them on the schedule and on some of them I have official start dates with deposits holding the dates. I'm really sorry that it didn't work out between me and [Member Name Removed], I always tried to do everything I could to keep her happy."

Josh arrived to review the site at the time scheduled. My knowledge of design is minable ab best, Josh quickly assesed and came up with a design. Within hours of our meeting I had an emailed quote in hand! A week later the project was completed. Our concern was to ensure the ramp and railing blended in with the exterior which it does to a tee! Josh was professional and courteous through the entire process! A great great job!!!

Josh is Amazing! I can't say enough good things about him and his team. If there was a A+ rating, he would get it. He was extremely responsive and considerate of all of our requests, of which there were many. He was so helpful to us as relatively new homeowners to help us decide what work needed to be done, and the best way to do it. He was also very proactive (but not pushy) with suggesting improvements in an efficient order ("Have you considered lighting in this room? It would be best to install lighting before painting", for example). His team was fast and did quality work, and were flexible with our plans as they developed. We are very pleased with how everything turned out. Josh did the best construction cleanup I've ever seen, and even left us a bottle of local wine and nice wine glasses when he was done! We are so lucky we found him. Definitely looking forward to working with Josh and Willow Contracting on more house projects.
