If you want a simple report with pictures good service and value. However if you want someone to crawl the whole space, roof, spend time on the details of your new potential home, I would look elsewhere. I crawled further into the crawl space than the inspector would and I had to point out several issues which they would have missed. Too cookie cutter for me, I need someone with seasoned structural experience and understanding to explain the maintenance issues for the home I want to buy.

Inspector told me attic had mold and needed a $500-700 professional treatment. When contractor got in attic it looked fine. Also they told me they couldn't go under house to inspect it because a pipe was in the way. That pipe is a good 5-6 feet back away from crawl space opening.

"I was able to review your file and report. I can see the mold in the attic and recommended further evaluation with a mold remediation agent. It does not state a course of treatment nor the price for any treatment. I have no idea what options a mold remediation agent would find suitable for your home. I assume you did not actually consult with a mold remediation agent as recommended, a professional mold remediation agent would not leave visible (photographed) mold saying it was "fine". The crawl - Yes, the pipe is 5 feet away and that why were able to only go that far. The crawl does goes beyond that 5 feet we were able to reach."

Do not hire this company. There is a template the gal has on her computer that she fills out and she fills it in as sparsely as possible. Things that were wrong that should have been out on the report weren't. Items she said were properly working weren't. . Few pictures were taken due to her camera breaking. I would spend the extra money and hire another company next time. The report she handed to me I could have done myself. Very disappointed.
