Flat, Foam, or Single Ply Roofing - Install or Replace
This is a fine team of contractors with an excellent work crew for roofing. Mike and Todd are thorough professionals and helped me plan the resurfacing of two flat roofs in a way that made the job simpler than I had thought but also offered creative solutions to the trickier parts of the job. Their estimate and list of specifications for the work was one of the clearest and most detailed I have seen. The job was completed on schedule, within the estimated price at reasonable cost. The work crew was skilled, efficient, tidy and most courteous, and the finished work was excellent on one roof and very good on the second (the only flaw on the second being that some of the seams oozed a little roofing cement and so were not perfectly neat). Sensible Choice Contracting has earned my trust, and I look forward to using their services for future home repair jobs.

I live in an historic house so my problems are never "normal". Mike had no problems with my problems! Had 2 different problems and a 2 hour time limit. He came early, tackled the problems, had to go out twice for different, needed supplies - returned quickly and completed and repaired both problems within the time limit. I would definitely recommend this plumber to my friends - and plan to use him again myself soon.

Contractor was asked to change the shut of valve water for sprinklers to stop leakage, but he didn't replace just rebuilt it. In two months the problem returned which created dangerous condition for outdoor pipes. If they burst we would need to pay a lot of money for replacement. After our phone call he refused to correct the problem unless we paid him again.

"Went to a regular service call at our "during business hours rate." After inspecting the valve we explained to the homeowner that it would be more time to replace it due to it's location and lack of access. Homeowner did not want to go for the extra money so we agreed to rebuild it. Homeowner called back 2 months later asking us to replace the valve. They stated that it was not changed. Please note that homeowner was not home during service & all communication was through elderly mother-in-law during original service call"

I needed to have my house painted and a couple of small repair jobs done quickly and at a reasonable rate, Mike was very accommodating and able to subcontract the work so I could get it done within my time frame. The painting was done well. No problem there! However, the repairs were done very poorly and actually not completed. The carpenter did not have the tools to do the repairs and did not seem to know what he was doing. Mike requested more $ since the repairs were more extensive. After a couple weeks I found the repairs were even worse than I thought. It ended up taking a ridiculous amount of time to repair the repairs.

Initial estimate to install 2 toilets was fair. That was the only SENSIBLE thing about the entire install. On installation day was told that a flange needed to be replaced ($20 piece) because it was too high. Immediately my cost for the toilet install increased 4x from the estimate I was given. I paid. During the install a drain pipe connecting my toilet to the drain stack cracked. I had to get another plumber to open up my wall and replace the damage they caused. They still won't reveal their insurance company nor do they want to cover the damage they caused. They actually wanted to charge me $800 to repair the damage they caused. BEWARE!

"This was a unfortunate situation regarding old original plumbing that fell apart while being worked on. The damage was also repaired via our insurance which is not stated by homeowner. We offered to fix the problem and they stated that they'd rather have it done by someone else and actually supplied our insurance with a bill that was paid in full. Again, an unfortunate situation but these things do happen in the field."

After a brief delay, Mike's people showed up every day and finished the work in less than the two weeks he had estimated. He had useful, practical ideas and did what he said he was going to do. There are a couple of minor things I wish I had anticipated, but that's on me. I'd use him again.

Overall we had a good experience. Mike made sure the job got done according to how we wanted it and his price was the cheapest of 5 estimates I got. His workers were friendly and diligent. The workers could have been a little cleaner and paid a bit more attention to detail but otherwise I was very happy.
