"B&E Construction is a company in whom you can put your complete trust. I am so happy I decided to go with them, even though they were the lowest bid, which made me wonder if they would cut corners. No, they did not! Emrah ensured the job was done to perfection. The project was to oil stain the exterior cedar siding and paint the trim. Did I say it looks beautiful? No, not just beautiful; itâ s GORGEOUS!! B&E Construction is now my go-to company. They will be starting another project for me next week."

"Rolando and his son did a great job painting. They were easy to work with. Rolando always got back to me quickly when I had questions. They worked hard to finish the job before we had family visit. He also came fast. Glad I didn’t have to wait a long time for him to start the job. I would hire him again. "

"They applied two coats of Rodda Cover Coat paint, which both ensured good coverage and durability. Because of the "unknown" factor, i.e., extent of water damage, the carpentry repairs were performed on a "time and material" basis. Additionally, the 25 year old weather stripping was replaced on exterior doors when they were removed for painting. All went very well and I'm delighted with results."

"We had some difficulty getting the right carpet, which wasn't completely their fault, and they actually handled it pretty well, but it took a little bit longer than expected, and it was decently rough to get it up our stairs so there was a few dents and dings. Just minor stuff.  There was some damage to the wall, but they corrected it very professionally and quickly."

"The contractor used top-quality paint and we thought the price was reasonable. He is a young guy, clean cut, and appears to have a handle on getting the job done to the customers satisfaction......eventually.  That being said, he was highly recommended by a previous contractor we hired for inside remodeling.  The major point of the recommendation was that he "doesn't cut corners".  Now that  the job is completed I cannot agree with that point of recommendation.  The day he was supposed to stop and give me a bid, he arrived earlier than I, looked the place over without any input from me as far as what was desired, and when I called him back, he said he was already gone from my area and left no uncertainty that he was not going to return and talk to me.  Instead he made out the bid, submitted it to me by email and I countered a little bit about making sure certain items were painted, particular paint to use, and etc.  He told me about a week later that my counter bid was "probably ok".  He then agreed to meet with me on a Monday to look over everything with me and then pressure wash on a wednesday prior to painting on the following Monday.  He did not show up on Monday as agreed and just confirmed that he would discuss it on Wednesday after the pressure wash.  He did that on Wednesday as agreed but the contract he submitted for me to sign was exactly as originally written; not as amended by me.  I did not catch that initially.  On the following Monday the job was started and completed by the end of the week as predicted.  One of the provisions of the contract was that the contractor would clean up each day.  I did not know that he would fill up my garbage can with his waste each day.  He rinsed his paint equipment over a bank in my back yard and let the material just go over the bank into the dirt.  He assured me that he would fill all screw holes and around windows etc where caulking was needed.  This was done well around a new door that had been recently installed but scarcely anywhere else.  There appeared no end to the broken and damaged rose bush branches as he went about the job.  We had a blue glass ball waist high at the rose arbor that sustained a hole in the side of it from some worker but I was not informed about that and had to find that out by myself later when I saw bits of glass strewn about the back patio.  At the end of the job I had to have him come back and touch up over a dozen areas where the trim was messy looking or not applied with enough paint or oversprayed.  I did not think it was my job to pay him and also clean up his waste so I gathered up paint junk and left it on my front porch with instructions for him to attend to that.  He changed out the outer door seal for the garage door and had quite the problem with that.  Needing to change out a piece that did not go in well, he carved out a chunk in the trim to make room for the remote mounted door opener rather than move the door opener.  He thought it was wired versus wireless but did not try to contact me to confirm.  Communication was a problem in this job as whenever I wanted to contact him, he did not return emails or phone calls very well.  It is safe to say he did it when and as it served him.  I had sent him a detailed email saying I was not happy having the chunk cut out of the trim and that to please replace the piece.  He did not replace it and said he did not receive the email but he did complete some of the other defects that were only raised in that email.  All in all, the job turned out satisfactory but only thru a lot of fine-tooth comb inspection by myself of his work and keeping him accountable for the job his company did.  We did not pay him until the job was done and the paperwork was completed.  As I said, there were red-flags from the beginning with this contractor as far as how he conducted business.  He said he would have to have a meeting with his workers about leaving stuff on a customer's property, the quality of the work, etc.  In my opinion (and I told him personally the last day), I hired him; not the people who represent him.   I will say that I have no doubts my $$ spent very well when he cashed my check and he received full payment the last afternoon he was here and redid  the job to our final satisfaction.  I believe when you do a job, you are the company and when you are completed, you do the inspection yourself; not the customer.  And if you find issues, you take care of them.  The customer shouldn't have to pick up after you and pay you as well.  This report is truthful and complete to the best of my knowledge.   <br />"

"We needed to get the exterior of our house painted this fall before the weather got too bad. Kirby was able to get a crew on it within a few days. They did a great job in a very timely manner, were polite and respectful, and cleaned up beautifully when they were done."

FAQs for exterior home or structure paint or stain projects in Richland, WA

Painting vinyl siding is a budget-friendly way to revive curb appeal without paying for new panels. As long as the boards aren’t warped, cracked, or leaking, a coat of high-quality acrylic paint can buy you another five to 10 years before replacement.

Stick to lighter shades so the siding doesn’t soak up excess heat, and prep the surface well for the paint to bond. If you’re seeing rot or moisture damage, skip the paint and plan for new siding instead.

High-quality acrylic paint is recommended for vinyl siding. Acrylic paint adheres firmly to vinyl surfaces and resists peeling and fading, providing a sleek and long-lasting finish. Ensure the siding is thoroughly cleaned and prepared for optimal results. Your exterior painting pro has the expertise to properly prepare your siding’s surface to ensure proper adhesion.

Priming is not required if the vinyl siding remains in good condition and is properly cleaned. However, if the original color is severely faded or the panels have become porous, priming becomes essential. Priming provides a smooth, even base that improves paint adhesion and enhances durability, ensuring the acrylic finish adheres properly and lasts longer.

A paint sprayer is the quickest, most consistent way to coat vinyl siding. The fine mist reaches grooves a roller can miss and lays down an even layer in a fraction of the time. You’ll still need a brush for tight corners, but a sprayer slashes labor hours and reduces lap marks.

If you’re renting equipment, ask the supplier for a tip size made for exterior acrylics so the paint atomizes correctly and sticks to the siding.

Painted vinyl siding lasts between five and 10 years. The durability depends on the quality of the surface preparation and the local climate conditions. When the siding is thoroughly cleaned and prepped, and high-quality acrylic paint is used, the finish endures longer. In hotter regions, the lifespan may be closer to five years, while cooler climates help extend it.
