Mr. Flannery was prompt, explained what he was going to do before he started his evaluation, explained the time it would take to put the apprasial together, and I had the paperwork within a few day after the appraisal.

The appraisal was completely off base. The comps did not reflect the values in our area. To John's credit, he did redo the appraisal when I called to complain. There were obvious oversights in the comps that shouldn't have been missed.
