"Anthony and Ryan came and assessed my roof damage within a half hour of calling them. They tarped the roof and the new roof was installed fast. Anthony helped with the insurance claim and kept in contact until the job was completed. Very professional and helpful during the process. My new roof looks great. Many thanks!!"

"The entire experience with everyone from Bone Dry was terrific ! From Joe coming out to assess the job and quote the repairs, to Chris & Oscar arriving as scheduled to perform the repairs, which involved partial removal of a poorly installed section of roof over our screened-in porch and installation of another section, to Joe & Johnny coming back out to ensure that the job was completed to our satisfaction - which it was ! Very professional and company brand conscious. The entire experience was refreshing, and reasonably priced."

"Greg and Randy were absolutely GREAT to work with! They were extremely thorough with information before, during and after the installation of my new roof. Greg worked directly with my insurance company to get approvals, etc. for our roofing project. I will use Security Roofing again for my vinyl siding and roofing needs in the future, if needed. Thanks Greg & Randy for an awesome job!!"

"Overall we are very pleased with our new roof and with working with Jonathan and the rest of the crew at The Roofing Annex. The quality of the new roof and their ability to interface with our insurance adjuster were very much appreciated. The crew that did the roof install were excellent and friendly and got the job knocked out in one day. The only thing that ended less than satisfactorily was that additional damage to the interior of the home which was part of the claim was supposed to be coordinated by Roofing Annex with another sub contractor and that never happened. Probably not the fault of TRA but I thought it should be noted if you are in need of more repairs outside of just the roof. As it turned out I am working directly with my insurance adjuster and this is being taken care of anyway. All in all I would still recommend TRA to family and friends."

"I had a full tear off and replacement of roof on my three-story, 107-year-old home. It was exhausting to me, so I can only imagine what a hard job it was for the workers. A team of about 10 men did the job in four days. It was estimated to take three days, but they discovered there were four layers of roofing up top, not the three layers they expected. Also it was mid-November so the available daylight was less than in another season. The team did a good job and cleaned up afterwards. My one recommendation for anyone having roofing done is to clear everything around the base of your house and on your porches. I didn't have a lot of warning about when they would start work so I hadn't rolled up my porch rug and it got very dirty. My cedar fence was also damaged by discarded shingles. The company told me at estimate that they would need to tear off the original cedar shakes roofing, but I didn't realize what that entailed. I ended up with a horrible mess in my attic closets. I contacted Kevin S. at Maxim. He was very apologetic and sent two men out to clean up the mess. It was a nasty job. I am very grateful Maxim listened to my complaint and made it right."

"All work was done in one day by the hard working crew.  David handled the sales side of things.  Overall a great experience and an excellent job on the roof. <br /> The wrong colored shingles were delivered but fortunately David checked the color before any were nailed down.  He got the new shingles to site on time to complete the job in one day.  Good catch! <br /> Also the crew did what seemed to be a good job of cleaning the yard of nails and other debris (ran a magnetic sweeper through the yard, etc) but we still found some roofing nails in the yard.  Just a warning that if you have kids or like to barefoot that roofing is a messy job and there still maybe some that get missed. <br /> Overall a great job and experience. <br /> <br /> <br />"

"We recently had our siding done by Gunner Roofing and can’t say enough good things. We had our consultation with Andrew and he was honest, not pushy, and even enthusiastic about the project. He was patient and answered multiple rounds of questions to make us feel as comfortable and secure as possible. When we decided to give the siding project to them, they worked with us step by step. We received line item details, mock ups, and were even able to get their own personal/professional input on decisions. Andrew and Joe Massari went over the project with us multiple times to make sure we were comfortable. They stayed professional, reliable, and communicative during the whole process. Our Project Manager, Conor, kept open lines of communication and was honest about timelines, materials, etc.; nothing during this project was a surprise. Gabriel and his crew did absolutely amazing work, they were meticulous, precise, and clean. The whole team really took an out of box idea and delivered on it at 100%. I’m truly so lucky to have found this group and have already spoken to them about future projects. Scope of work: full Hardie siding (Hardie Panel vertical siding), window install, gutter replacement, front door install. Team: Andrew Prchal (Ops Mgr.), Joe Massari, Conor (Project Manager), Gabriel & crew."

"Working with Frisby was a great experience! They had our roof finished in 1 day! All members of the team were kind, courteous, and ready to answer any questions. They were also very accommodating to a car in my driveway that was unable to be moved and were careful about preventing shingles getting on the car! I would highly recommend to anyone who needs their roof replaced or repaired!"

"They were very professional all the way. I needed some work done on my chimney cap and some leaking that was letting water inside it turned out also from around the chimney-roof junction where the original house construction had been done quite poorly. In all I secured four estimates; three, including Arco gave quite professional estimates; two actually went up on the roof to look at what was going on first-hand. Arco was one of those, but they were the only ones who took a bunch of pictures and provided them as part of the free estimate, but they were the only ones who came inside to see where the water was getting in. Of the three professional estimates, they were not the least expensive, but in the middle, but their estimate was by far the most detailed, everything was clearly spelled out and with the photos I knew exactly what I would be getting. The work== they were able to offer me an opportunity to start the project sooner than they had anticipated, which was great. The work was thorough and professional (they again provided photos during and afterwards) and they came in exactly at cost. Their worksite cleanup I'd rate at 95%, and I'm very picky. These guys cleaned up extremely well; I can't remember a contractor I'd give that percentage to. Then, as I had expressed some concern as to whether or not I'd need roof work, the crew chief checked it over and said I was good for another ten years. And lastly, it's rained here TONS since they finished and we've been as dry as the moon. I will certainly give them top consideration in all my future roofing projects but I will recommend them to one and all. Thanks guys for a job well done!"

FAQs for roofing installation & roof repair projects in Beavercreek, OH

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
