"The roof above our laundromat contained a long row of dryer exhaust penetrations, several plumbing vents, and an older make-up air unit. Lint accumulated around the exhaust area, and the existing membrane had become discolored and brittle near several of the hottest penetrations. Water entered around two exhaust curbs during heavy rain, but the number of overlapping patches made it difficult to identify one clean repair area. The remaining roof also showed open seams and compressed insulation along the maintenance path. The contractor evaluated the roof together with the exhaust-service company. Each vent was labeled so that active equipment would not be confused with abandoned components. The replacement proposal included temporary exhaust coordination, curb improvements, removal of unused penetrations, new insulation, a cover board, a compatible single-ply membrane, and walkway protection.
