"Joel Macbeth is fantastic! I will never let anyone touch my roof— part of it is ceramic and part of it is metal which he also installed and he installed the asphalt roof at our barn. He is a true pro. This guy knows his business and is also a great communicator. He comes when he says and is very reasonably priced. I will all contractors were exactly like him. Hire him! You will be glad you did. I give him an A+ in every category. Feel free to call me if you want more information. I have used Joel fir at least 15 years."

"Our experience has been the best possible. My wife and I could not recommend them more highly. We were originally referred by a housing contractor who did major revisions to our house in 2008. He has worked with Affordable for many years. We used Affordable originally for some relatively minor roof repairs and were very satisfied. They made no attempt to upsell us to additional work or full roof replacement, and their costs were very reasonable. So when our chimney was hit by lightning last year, also damaging our roof, we naturally called them first. They offered us the option of just repairing the roof or replacing it. Since our roof was over 20 years old, we chose replacement. The job was done on-time and within the very reasonable price that they had quoted us, with no surprise addons. Their staff, both office and onsite, are very helpful, informative, respectful and personable. The onsite staff worked efficiently, without interrupting us at all, and did a truly excellent job of cleaning up after themselves. We will use Affordable for any future roofing, siding or gutter needs. Everyone should"

"We had replacement windows improperly installed by a national window company in 2012. Our home incurred excessive damages as a result. Paul Henry was incredibly professional and sincerely cared about helping us. The job timing required a lot of coordination with other contractors and Paul Henry exceeded our expectations in accommodating our extenuating circumstance. Dan did an awesome job cleaning up the mess and damage caused by the previous contractor. His expertise and attention to detail was remarkable. We are very thankful to Paul and his crew for giving us our home back! <br />"

"Summit Roofing did an amazing job! Listed below are the positive and negatives of my experience. Positives -Excellent selection and variety of product -Overall process was easy. You get to choose the style of shingle, underlying material, and ridge vent Clean up (Very Important) was very excellent. So far, no nails in tires or in dog’s paws. Prices are competitive Negatives No personal interaction. Everything was done via email. No one actually came out to survey the job. All images were taken from Google Earth. Lack of communication on when the job was to take place. (see below) Overall, very satisfied with Summit Roofing. Like I said in my negatives, no one came to the house to ask questions or survey the job. I received an email with a date that the material was going to be delivered and an approximate time frame the workers were going to complete the job. The only way I knew my roof was getting replace was the night before a worker knocked on the door to ask permission to park his waste trailer in my driveway. But, the work crew showed up promptly at 7 AM and were completely finished by 1 PM. Very efficient and very clean. So, I would recommend Summit Roofing for your roofing needs."

"Of course I had to find out in the spring of the wettest year on record that our 20 + year-old roof needed to be replaced, plywood sheathing included. I had 5 different companies come out to look at the job and felt like several companies were either trying to rake me over the coals or sell me things I did not need (gutters, attic fan, etc.) Once Steve swung by to take a look at the job and talk over what he thought I needed to have done, I felt like I had found an honest man/company that would not up-sell me things I did not need. He explained that a SmartVent roof system would probably work better for our house and that a maintenance intensive fan was not the best way to go. Because of all the rain, we were delayed in getting out new roof w/the SmartVent system but not much could be done about that. Only one issue arose during the process that Steve took care of with no questions asked. When the supplier dropped our load of plywood at the house during a downpour w/o covering it, the wood turned to mush and got all moldy. When I called Steve he said he would call his supplier and make sure a new load of plywood was dropped the day the crew showed up to do my roof. Right on schedule, the new load arrived and everything went smooth from there. I really hope I don’t encounter any more roof issues, but if I do, I would definitely give Steve my business. Overall, a very responsive and great company to work with."

"Bottom line, the "fix" worked great and the drain should last another 20 years which is approximately the next time we will be replacing the roof, also successfully installed by DBS Roofing.  This is a great company and I highly recommend them for your commercial roofing repairs, maintenance and replacement."

"Bull Construction & Roofing was fantastic! Our roof was replaced ahead of schedule, and we could not be happier with the results. The Team ensured our landscaping looked exactly as it did before they left and there was no trace of debris left behind."

FAQs for roofing installation & roof repair projects in Culpeper, VA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
