"Manley Landscaping came out on 5/23/2016. The day started not so well. I went to the back where the group had started working and asked about the sprinkler heads. I had asked John Manley if there was anything I needed to do to prepare for their visit. I even asked specifically if I needed to mark the sprinkler heads and all he said was he needed me to call 811 to get the lines located. Well, that morning I found out that it would have been good if I had marked the heads. The crew commented that they would find them as the excavated as they would be broken off and then would have to be replaced. I went ahead and started marking them as quickly as I could. The crew continued to work on my drain as well as the grading of my yard. I ran an errand and came back and they had started using the power rake on the right side of the front yard. This was before any of the topsoil had been added. Well, I thought nothing of it. The man running the rake only did a small area and said he was stopping the use of the rake as it was way too dusty. They continued to work in other areas. The topsoil was brought out. They basically spread the top soil on top of the extremely hard clay I had and ran a bucket over it to smooth it out. They finished up that day around 6pm or so. To make a long story short, when I went out to start seeding the next morning I had a rude awakening! The ground was so hard in 85% of the yard that I could barely scratch the surface with a rake. I had to scratch and scratch in order to get enough loose dirt to feel decent about spreading the seed. Some of the other areas (probably 5-10% mainly on the left side of the house) were so soft that I would sink in 1 to 2 inches just walking on it. All Manley did was spread the top soil on the hard, clay ground and then grade it. The power rake, as mentioned earlier, was used very little. Basically the entire yard was hard clay under about a 1/4" of powdered topsoil in many areas. Significant areas were hard clay right on top. You could see the sun reflect off of it. Also, the catch basins (3 in the back along the patio) were unevenly spaced with one being crooked. The bottom line is: I could have saved at least half of the cost of this job by renting a spreader and spreading my own sand. I worked so hard the next day trying to scrape the soil so I could plant the seed that I became very angry by the end of the day and just prayed that the grass would grow. I also had to rake out a large amount of large clay clods. Much, much more work than I should have had to do!! Well, it is now Oct 2nd and the Bermuda is still sparse in many areas with bald patches in several areas of the lawn. This is after watering for a significant number of days 3 times a day and after laying straw. The soil is just too poor of quality - too hard. I have hired a service to aerate the soil (should have been done with the Harley Rake) and starting next year, adding sand and slowly improving the soil. I got absolutely no advice from the landscaping crew or owner. I trusted them to improve my soil in a way that could be considered "preparing it for seed". This generally means 4-6 inches of loose soil. I had 1/4" in most areas at best! This is a warning to all, make sure you know what you are doing and what you need before hiring this group. It was a very expensive lesson for me. The picture included with this review doesn't do it justice, but you can see how hard and compacted the ground is. I shot some good video also."
