"We had some miscommunications that got worked out in a fair manner and some in a not as fair manner. That being said Peter always tried to make sure it was fair. The biggest issue being the roof installer (a sub for Alpha named Vlad) didn't want to install the roof on top of the current decking (after of course we agreed on a price that did not include decking). He said the screws wouldn't hold because the decking was in very bad shape. The decking was in bad shape in a few places, maybe about 64 sq ft. out of 2500 sqft. I asked him to prove the screws wouldn’t hold and everywhere he stuck a screw it held. Didn't matter to him. He wanted another $4000 to deck the entire house or he wouldn't warranty the roof."

"The team at Good News Roofing was diligent and professional from start to finish. They came highly recommended from a neighbor and they did not disappoint. The communication was timely and the work stayed on schedule. They were also a tremendous help in negotiating with the insurance company. Their advice helped me save thousands of dollars in out-of-pocket costs. I recommend them without any reservations."

"Shane and his team were great to work with to repair our roof leak. He was prompt in providing us with a quality estimate and included pictures of areas he was concerned about. His team completed the job effectively and he sent me pictures of repairs at different stages of progress so I could see exactly what they were doing. Highly recommended - would definitely hire again."

"Wilson Roofing is my go-to roofer. I have recommended them to all of my friends and they have nothing but great things to say as well. They will work with you every step of the way and ensure that your roofing problems are taken care of in a timely manner. Also, their crews do a great job of cleaning up (something many roofers lack)."

"We had the pleasure of working with Blake during a very stressful time trying to get our home ready to list. He came out and did a full inspection of the roof, gave us detailed notes on what needed to be repaired and went above and beyond by trimming back some tree branches that were rubbing against shingles and others that would’ve grown close quickly. Blake was friendly and professional and helped us get our gate (separate project) to the back yard rebuilt and installed within a 48 hr time frame that we needed it done by. Again, above and beyond. Would definitely recommend Driftwood based on our experiences!"

"<p>Quality Roofing was in the second round of bidders that I chose from Angie's List. </p> <p>I was unhappy with the roofers who came out to bid first because they were determined to take over the project in order to work directly with the insurance.  Bypassing me for insurance adjusters would have enabled them to charge the highest amount for the job not what the job was actually worth as well as set deadlines without my consent and choose materials that I did not approve.  I was faced with other roofing company representatives who were condescending because I am a woman with the assumption that I had no experience in project management and construction.  After bids that ranged from $2,000 to $6,000 higher than the standard cost of our job needs as well as a healthy dose of attitude I selected new companies for our bid and was so fortunate to have found Quality Roofing.</p> <p>Quality Roofing was the only company whose representatives were more concerned with customer service, quoting accurate pricing, and providing good workmanship.  They were also the only company that provided a warranty on the installation of the roof which is actually more important that the actual shingles given the extreme temperatures and intermittent high winds we experience in central Texas.  A good shingle with a poorly installed roof will fail during 50 mph wind gusts. </p> <p>Quality Roofing chose the highest grade materials for the roof as well as specialized materials for the roof edging and glues that are better than standard.  They provided a subcontractor for our gutters and that contractor actually upgraded our gutters due to our needs at no extra cost to us.  Their workmanship in installation was exceptional, the roof lines are perfect and they were forced to construct a custom flashing for our tankless water heater after considerable effort for a replacement that was substandard. It would have been easy for them to simply use the flashing provided by manufacturer but they were concerned about the materials used and instead came up with a better solution. </p> <p>In short, Quality Roofing did an excellent job in customer service, installation, follow up and final inspection, and billing.  I would recommend this company with full confidence to friends, family, and neighbors. The best roofers in Texas.<br /> <br /> </p>"

"I cannot say enough good things about Milton Oliver of Oliver Brothers Roofing.  There are a lot of bad roofers in Austin, but Oliver Brothers will be the only roofer that sets foot my property. <br /> My house has two additions that have flat roofs. The skylights in one addition had leaked incessantly almost since I bought my house..  After i tried numerous times to fix them, and paid another roofer to fix the problem, I called Oliver Brothers based on a friend's recommendation.  He replaced the tar and gravel roof with a torch down roof.  Since 2010, I have had one problem with the skylight leaking.  Milton came out the day I called.  Turned out to be a defect in the skylight, not the roof.  Nevertheless, Milton fixed it for free. <br /> In 2013, the other flat roof, which was replaced in 2005 by another roofer, was already starting to look pretty bad.  Milton replaced it and I've had zero problems since.   <br /> Flat roofs are notoriously hard to keep from leaking.  I was up on my roof checking for signs of hail damage in late March 2014 after a storm.  Both flat roofs look brand new. <br /> I'd also like to share that I had Milton come evaluate the roof on my rent house recently.  Although we agreed the roof was poorly done (not his work) and would need to be replaced soon, he advised me to wait for a hail storm.  He could have sold me a roof that day, but he gave me his honest opinion knowing he'd get my business when the time is right. <br /> Oliver Brothers Roof will treat you right.  I highly recommend them. <br /> <br /> <br />"

FAQs for roofing installation & roof repair projects in Florence, TX

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
