"We are very pleased with our whole house remodel performed by our contractor, Rick Simmons of Coastline Construction. We received four bids from various contractors which were all competitive. We chose Rick for various reasons including that he was easy to communicate with and that he uses his own very skilled employees, no subcontractors. We completely remodeled the kitchen, the main and secondary bathroom, laundry room and installed new flooring throughout that required grinding and leveling the concrete slab. Every wall and ceiling was retextured and painted. It was a HUGE job. Rick is a hands-on contractor who stopped by the house 3-4 times a week (sometimes everyday!). Rick kept us up to date on scheduling and every addition we made to the scope of work was clearly documented in change orders that we discussed with him. We had a good idea of what we wanted design-wise and the end result reflects that vision."

"Sean was fantastic. Not only did he help me create my Landscape vision but he walked me through the whole Process. He already knew all the HOA rules and guidelines. This was a no brainer in choosing him and Decoland to do my backyard. Anyone looking to do landscaping and/or any house remodeling should definitely look into using him. He’s already doing my other house right now. It’s coming out great."

"My wife and I recently decided to redo our walk-in closet. Because of my engineering background I drew up the plans and searched multiple cabinet shops throughout Orange County only to find that none except for one could provide me with the finished cabinets I hoped to get. Having been a customer of his for as long as he has been in business I should have realized that no one can compare with the craftsmanship that goes into each job that he does. Thank you Jacques, Angel, and the rest of the crew. You did what no others would do and I am truly thankful for that."

Residential and Commercial Hard and Soft Landscaping, Water Drainage Systems, Landscape Lighting, Sprinkler Installation and Repair, Landscape Renovation, Sod Removal, Sodding and Seeding, Retaining Walls, Stump Grinding and Removal, Yard Cleanups and Maintenance, Synthetic Grass, Brick Planters and Pavers, Concrete and Block Walls, Tree Pruning and Topping, Tree Lacing and Removal, Tree Trimming, Ivy and Bush Removal, Yard Slope Removal, Wood and Vinyl Fencing, Junk Hauling, Palm Trimming, Palm Skinning, and Palm Removal. We have workers compensation insurance.

"Fernando is the owner and landscape professional. We asked him for a quote to remove and trim many trees and shrubs and landscaping our front yard. The Front yard had become overgrown because our gardener did not have the time or wherewithal to maintain it. Fernando gave us an estimate for the job which was quite high, but he told us he would do excellent and complete work and would maintain by coming twice a month the cut the grass and trim the trees and bushes, so we agreed on that basis. He did a good job of removing the unwanted trees and bushes. He went with us to the nursery to buy new plants and did a good job of planting and fertilizer. Afterward, he came only a few times and then stopped coming or answering my calls. In the few times he came, he charged extra for repairing sprinklers and trimming the large trees, complained he was spending too much time, changed the monthly fee to a per visit fee that increased the price about $20/month, and tried to sell me on additional high-cost services like additional tree removal. He was good on the initial job, and I would recommend him for one-time trimming/removal/landscaping, but I cannot recommend his lack of professionalism, failure to maintain the landscape as he promised, and the high prices he charges."

*Please Call Directly* WE SPECIALIZE IN COMPLETE REMODELING PROJECTS WITH A MINIMUM COST OF $5,000. We are a team of skilled craftsmen each with many years of experience remodeling kitchens and baths in the Orange County area. At Coastal Kitchens Inc. instead of a showroom we use door style, finish and kitchen cabinet samples, as well as photo design books and CAD on laptops to display your kitchen as it is designed. This way we eliminate the need and the cost associated with a showroom business model. This makes the design process more convenient for our customers, and we pass the significant savings on to them as well. Our design process also allows us to spend more time working on our customer’s designs. This is what we enjoy most about our business and it is what makes the difference between an average and a great kitchen design. Why should I work with Coastal Kitchens Inc.? John (the owner) has 34 years of experience in the remodeling field along with his experienced team. Our top priority is ensuring you receive the highest value for your dollars. This means we will sometimes suggest less expensive options for some aspects of your kitchen to accommodate better investments for others. For example, we can often recommend a cabinet door style that will appear identical and cost substantially less leaving you more dollars for your overall renovation. One of our guiding principles at Coastal Kitchens Inc. is that the best investment in your kitchen is always your design first and your door style second. Exceeding expectations, but never your budget. Contact us through email at coastalkitchens@cox.net for faster response. Credit card purchases are welcome however we charge a small convenience fee.

"BEWARE OF COASTAL KITCHENS & BATHS! This review is for a complete remodel of our master bathroom that occurred in early 2024. This business has no BBB rating. This business has no employees. This business has no presence on Houzz, Angi.com, Home Advisor, Yelp or any place else online and no website. Everyone who works for John Bailey is a sub-contractor. His subs vary widely in quality. Some are good and some are not. His idiot painter tracked white paint all over our master bedroom carpet. When I complained to John about that he responded that we were going to replace the carpet anyway and so what! His sub-contractors had to access the bathroom by going through our master bedroom. THEY DIDN'T EVEN PUT DOWN DROP CLOTHs. When I complained to John about that he had them put down tarps that were so filthy that it made our floors even worse than before. When it came time to install the vanity countertop the supplier (Best Cheer Stone) delivered the wrong countertop and John didn't even notice! My wife caught the mistake. John pressured us into accepting the mistake by telling us there would be a 2-3 week delay in the project if we insisted on returning the countertop. He did get us a discount from the supplier but it’s still the wrong countertop. Recently I noticed that one of the bathroom floor tiles had cracked only 10 months after installation so I called John to see if he would replace it. He told me he would talk to his tile guy and get back to me. A week later still no response so I called him back. He clearly did not want to accept responsibility and told me that replacing the tile might damage other tiles. This is nonsense because I have had 3 tile contractors look at the job and none of them said anything about that. When I tried to get John to accept responsibility for the cracked tile he got mad and hung up on me! BEWARE OF COASTAL KITCHENS & BATHS! John Bailey is super sketchy and will blow smoke at you all day long to get your money. He does not guarantee the work and will leave you with a $600 extra charge for tile replacement. I have other complaints too but in the interest of brevity I will stop here."

The Original Mr. Cabinet Care has been family-owned and operated by the Jaridly family since 1987. Founded by Moe Jaridly and his three sons—Sam, Sid, and AJ—the company has grown from a small 1,500 sq. ft. shop in Santa Ana to a 24,000 sq. ft. factory in Anaheim. With over 29,000 satisfied clients, Mr. Cabinet Care is one of Southern California’s most trusted kitchen remodeling companies. They've been voted the #1 Kitchen Remodeling Company and are the only 18-time winner of California’s People’s Choice Award. Learn more at mrcabinetcare.com -Proudly serving Orange County, Los Angeles, Riverside, San Bernardino, and North San Diego counties.

"Having hosted the HGTV program “My House is Your House”, we’ve worked with and vetted many cabinet builders across San Diego and Southern California. I cannot understate enough how much of a mistake it was to choose Mr Cabinet Care for our kitchen cabinets on an Encinitas project. We are extremely disappointed with our experience with Mr Cabinet Care. We arranged & purchased custom cabinet drawer fronts that were supposed to be high-quality, but they arrived with noticeable gaps. the gaps were problematic for two reasons: 1. for the drawers / doors that closed incorrectly and 2. for being prone to collecting food debris (and unable to clean or remove that debris). When I contacted the company about this clear defect (the food /gap error), they completely dismissed my concerns, blaming “care and maintenance” instead of acknowledging the poor workmanship. Even worse, they provided doctored photos in an attempt to shift the blame, falsely suggesting that residue such as gum or putty had been left on the drawers. Not only was this completely untrue—no such residue existed in any of the photos we originally provided, nor in any additional photos we took. Falsifying evidence to avoid responsibility is not just dishonest; it’s unethical and gives us even greater concern over other claims they’ve made in workmanship or materials. The operations manager even said “The material you selected, White Oak Select, is naturally prone to expansion and contraction due to environmental factors such as heat and humidity. Upon reviewing the photos taken by the technician, it appears that the issues you are experiencing are likely related to care and maintenance, rather than any manufacturing defect.” These were installed weeks prior to our notice, not years later, and during a cool weather season. To claim extreme weather (like heat & humidity) in San diego is laughable and outrageous. Under California law, products like these are covered by warranties ensuring they are fit for their intended purpose. These drawer fronts clearly do not meet that standard, yet the company refused to honor its obligations. Instead of standing behind their product, they chose to manipulate the situation to avoid accountability. Beware if you work with them and have future warranty issues, youre going to likely run into similar defenses and accusations. I would strongly caution anyone considering doing business with this company. If they are willing to misrepresent facts and dismiss valid concerns, I can only imagine how they handle other customer complaints. We regret this purchase for our client and would never recommend them to anyone looking for quality craftsmanship or honest customer service. We will not be using them for any future HGTV projects nor recommending them to other clients or customers"

I specialize in residential remodel specifically kitchens and baths. I’ve been doing residential remodeling for about 16years. I take all my jobs personally and the quality of the finished job is my number one goal.

"We hired GWC (Gary Ward Contractor) to remodel our beachside efficiency condo in Long Beach, CA, and we couldn’t be happier with the results. Gary completely transformed our compact space—gutting everything but the bathroom—and brought our vision to life with precision and craftsmanship. Working with our designer and architect, Gary opened up the main living area and installed a stunning, multifunctional Murphy bed system from Resource Furniture (Italy). It doubles as a desk and TV station by day and converts to a bed at night. To offset the loss of closet space, he built a gorgeous custom wardrobe with drawers, plus a built-in refrigerator that blends seamlessly into the cabinetry. He also handcrafted all the kitchen cabinets, installed quartzite countertops, a designer backsplash, new sink and faucet, and repainted the entire unit with great attention to detail. Gary’s work was impeccable—every line aligned, every feature functional. He navigated the complexities of working in a historic 1927 building with experience and care. We always felt he was committed to getting it right. We’d gladly hire GWC again and recommend him without hesitation. Thank you, Gary, for creating a space that’s both beautiful and highly functional."

FAQs for second story addition building service projects in Foothill Ranch, CA

Converting a vaulted ceiling into a second floor requires three to six months from planning to completion. The process begins with several weeks of design and engineering, followed by permit applications, which vary in processing time by location.

Construction itself spans several months, including framing, systems installation, and finishing work. Weather conditions, contractor availability, and inspection schedules can all influence your project timeline.

Several factors could make your conversion challenging or impossible. Inadequate roof support structures, insufficient foundation capacity, or problematic truss configurations might require prohibitively expensive modifications.

Some homes lack the minimum ceiling height (12 feet at the lowest point) needed for functional second-floor spaces. Building code restrictions in your area might also limit conversion possibilities, particularly in historic districts or homes with specific architectural designations.

Begin with professional assessments from both an architect and a structural engineer who will evaluate your home's specific characteristics. They'll examine existing framing, measure available headroom, assess load-bearing capacity, and identify potential obstacles like HVAC ducts or plumbing vents.

These experts will also review local building codes to determine feasibility. Their preliminary analysis provides crucial information about structural requirements and potential limitations before you commit to the project.

Whether you'll need temporary housing depends on several factors, including the project's scope and your tolerance for construction disruption. Major structural work creates significant noise, dust, and potential utility interruptions that many families find challenging to live with. Safety concerns may also arise during certain construction phases.

Some homeowners successfully remain by isolating the construction zone and establishing clear work schedules. Discuss living arrangements with your contractor early in the planning process to make informed decisions.
