"FIVE STARS FROM BEGINNING TO END!! I needed to have the shingles replaced on the rear portion of my roof. I scheduled 5 different roofers to come out to give me estimates. Jason was not only almost $2,000 cheaper than the others, he also pointed out some things that needed immediate attention on the front portion of my roof that nobody else had mentioned. He contacted me the week before letting me know that we were still on for the originally scheduled date and what to expect as it got closer. On the day of the install, Jason remained onsite while his large crew completed the job. When all was done I had a BEAUTIFUL new roof and my property was spotless!! You would have never believed that they were ever here!! I HIGHLY recommend Evans Quality Roofing and when it comes time to replace the front portion of my roof, I only need to make one call! Thank you Jason for a wonderful experience!!"

"Daniel showed up as scheduled to look at the job, and asked if I wanted a quote or a repair. I told him a repair, and within 30 minutes the job was done. He put rubber replacement boots over 4 deteriorated vent pipe boots. He also fixed a loose gutter screen that he spotted while he was here. Amazing quick service for a job that most roofers would think was just a nuisance to take care of (I'm still waiting for a return call from another roofer I called)."

"We contacted Mid-Atlantic because we had some gutters that were beginning to detach from our house. We had had new gutters installed by another company (same basic design) over 10 years ago. We also had a sun-room added about 6 years ago, which had traditional gutters on it. Mid-Atlantic sent a representative out immediately, and he was able to survey our entire roof-line, identify problems and needed repairs, and give us an estimate on each portion of the proposed work.  He also gave us an estimate for cleaning all of the gutters on our home, explaining why washing them is essential to keeping them working effectively, and giving us instructions for cleaning them ourselves if we wanted to. In the end, we chose to have Mid-Atlantic do all of the work: repairs, new gutters, and cleaning. We felt that the price was extremely reasonable. Our rep arrived for the initial consult early, as did the work-crew on the day they were scheduled to complete the job. They were quick and professional, and cleaned up before leaving. I would definitely recommend them, particularly to anyone who lives in a wooded area where debris can clog the gutters on a house. <br />"

"Generally I was pleased with the performance of the company and the quality of the job, although I did experience some frustration. Although the weather report for the day showed a very low chance of rain, a massive freak rain storm occurred while the company was performing the job. At the time the storm occurred, they had removed the roof from my house, and had not installed the new roof. As a result, the interior of my house was exposed. I had a fair amount of water damage as a result. The company owner, Terry, was not on site during the job (which is pretty standard practice, per my research), but he came over immediately upon hearing about the situation. He took a look at the damage and agreed that his company should cover the cost of having the damage repaired. Terry found a local contractor to do the work. The quality of the repair work was great, and I am pleased with the repairs. It is worth noting that it took over a month to have the damage completely repaired. I was out of town on vacation for a week during this time, but I still would of liked to have the situation resolved a little faster. Overall, I do believe that other roofing companies would not have been as willing or cooperative to resolve this situation. The roof looks good and hasn't given me any problems so far. Dry Tech also offered a much better warranty on the labor than other contractors that considered. The price was fair, but not the cheapest I found. They seemed to replace a reasonable amount of wood roof decking, as well, so they didn't gouge me there. They charged 5 dollars a liner foot for 6 inch wide roof decking, and 10 dollar a liner foot for 12 inch wide decking. Turns out my house has 8 inch wide decking, so they had to use the 12 inch wide boards for most of the job, and charge me 10 dollars per foot. Other companies that I priced were cheaper in this regard. Overall, I was mostly pleased with my experience with Dry Tech."

"This is the third time that I have used Horizon Roofing and I could not be happier.  Ken is extremely helpful and a pleasure to work with.  The work was completed professionally, the pricing was quite reasonable, the installers were very pleasant and everything was cleaned up perfectly.  Ken addressed any concerns promptly and the completed work is top notch.  I will continue to use Horizon for any roofing needs and I recommend them with no reservations. <br />"

"I had a leak in the back of my home coming into the attic to a bedroom. Mr. McDonald came out the same day I called. He went directly to the source of the problem and told me what needed to be done and the cost. A call to another vendor stated that a new roof was needed. I asked Mr. McDonald about the roof and said the roof was sound and was installed a couple years ago. We recently had rains and no recurrence of the leak."

"<p> </p> <p>Our roof was damaged due to a hail storm.  Randy Spect from ReBuid, Inc.  came highly recommended, and I have since highly recommended him to others.  One of ReBuild?s services that impressed me was their expertise in working with insurance companies in handling damage claims.  They are a local company, have been in business for years, are professional, provide good service, and are very punctual.</p> <p> </p> <p>  </p> <p> </p> <p>Randy Spect quickly returned all calls.  He not only helped us with the roof installation process but also helped us through the insurance claim process.  He inspected our roof to assess the damage, then met with the insurance claims adjuster during their inspection of our roof to make sure all of the damages were included in the claim. "+ <br /> We shopped around to some big window names as well as names we heard advertised on the radio and then went to Angie's List to see what they said. We found good reviews for SCHAFER & GRANDSON and called. What a contrast from the larger companies! Dramatically lower price! <br /> Straight shooter, no "sale" prices, just the straight facts, no pressure. <br /> Excellent communication. <br /> Installation in one day with polite, professional, long-time employed by Schaffer team (which included the owner Dayson and trusted assistant Travis). <br /> Attention to details and unexpected discoveries (they found some moldy drywall and repaired it, former windows had been installed poorly requiring additional work on their part) and no additional cost!  <br /> The ladder used for 2nd floor had scratched the aluminum siding and Dayson and Travis came out and repaired it, (along with a couple of dings they had not done, just as a courtesy since they were up on the ladder fixing the scratches.)  <br /> So responsive, so professional, so competent, and most importantly...YOU SHOULD SEE MY BEAUTIFUL WINDOWS!! Biggest, scariest home improvement we've ever invested in and we couldn't be happier!  First cold snap and our home is actually warm! <br />"

FAQs for roofing installation & roof repair projects in Forest Hill, MD

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
