"I needed six new windows and a storm door replaced...and all were long overdue projects. I got three estimates. Tom from Capa was the third (and the quote was in the middle of the three), but I felt WAY better about dealing with him than anyone else. Tom did not try to upsell me into an expensive brand. One company insisted I have entirely new windows....no inserts. Tom did not agree. Tom told me that "we'll take care of you" and was as good as his word. The company is honest and works hard to please you. On installation day, three men arrived and installed all 6 windows and the storm door in one day. They took pride in their work and were extremely hard workers. I HIGHLY recommend Capa. They are good, honest people."

"Went with Kerry roofing to replace the leaking roof and leaking chimney on my mom's house. The chimney repair went great. They redid the entire top, installed a new liner, and tuck-pointed a good portion of the wall on the house around the chimney which was in also in need of repair. No more leaking chimney! The roof didn't go quite as well as the chimney work. The actual work was done on schedule but there were issues with it after they were done. But Tony was more than happy to get things fixed. Twice I called about somethings I saw that didn't look right and he was able to answer my questions (I'm not a roofing expert, was just comparing to other roofs) and then had a guy out to fix things when he determined that yes it wasn't done right. I realize this was a complicated roof, with many steep gables, but would expect an established roofing company to be able to handle the job, so was a bit disappointed there. But I appreciate that Tony is always a phone call away and able to answer my questions and send someone out if needed. They stand by their work."

"Do your research and get other estimates first, especially with skylights. Having used Baltic for a couple of minor jobs in the past. I trusted them to be fair and competitive with their pricing. Big mistake on my part. I had 2 leaking skylights in April '22. So I called Baltic and they were out the next day to give us an estimate of $6800 to replace them. Not knowing the model number, actual cost of the skylights, how big of a job, how many people would be needed and risking further damage inside our house. We signed a work order. 2 days later they were installed. 1 man was able to do the job in less than 6.5 hours. He left without leaving any paperwork. Afterwards we asked for the warranty info and final paperwork. We then learned these skylights could be purchased anywhere between $343-$504 delivered online. So even with a markup and additionl materials used. They charged us over $800 per hour for 1 man labor. We emailed them back and forth with our concerns of being overcharged. It got us nowhere. We then got other estimates for the job. They ranged from $3400-$4650. Quite a difference from Baltic at $6800. We then brought that to their attention. Again that got us nowhere. Price was not the only issue. Please view our full complaint on the Better Business Bureau Chicago site."

FAQs for roofing installation & roof repair projects in Frankfort, IL

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
