"The roofing crew did a great job. The job was completed in 4 days. It probably would have been done in 3, but we had rain the afternoon of the 1st day. BAC had anticipated the rain so they did not do any work which would have led to a possible leak. They also applied tar to areas that could have led to possible leaks a couple of months before they started the new roof. There was a leak in the living room ceiling which precipitated the need for a new roof. The tar patching that they did prior to the installation of the new membrane roof prevented any further damage to the living room ceiling. I don't think any other company would have taken the time to do that. A real plus of the new roof is how cool the house has been. The AC has hardly been running since the roof was installed. I imagine it will also help hold in the heat during the winter. I am totally pleased with the job and won't hesitate to recommend BAC to anyone needing a new roof. It is an expensive roof but I feel the expense is well worth the money spent for the warranty offered and the peace of mind of not having to deal with on going roof maintenance problems."

"It was a very good deal and they did a great job. It was a minor thing, I called them in response to a home inspection where I needed some minor repairs to my roof. <br /> <br /> They were timely, professional and did a good job. I would definitely refer them to a friend of family."

"I was very pleased with the end product and thoroughly enjoyed working with John. John converted a bathroom into a laundry/work room that I wanted to be both useful and functional, but also attractive. The project was slightly more complicated than it may sound, because I wanted the plumbing connections maintained but hidden in the event that a future owner wants an additional bathroom again. In the middle of the project, the Santa Fe monsoon season began and we discovered a fairly significant roof leak. John dropped everything, examined the leak, obtained the parts for what turned out to be an incorrectly installed skylight, and fixed it. He also identified and advised on some other items that needed attention in our newly purchased home. Even with the extra work, John came in slightly under budget."

"The roof work itself seems very good. Good quality materials, installed <br /> properly and efficiently. Crew was courteous and workmanlike. <br /> Richard was on hand to supervise through most or all of the work. <br /> There were two small problems with the overall work, however. First, <br /> the old roof waste and new materials were moved off and on the <br /> roof at a point where a gutter was in the way. In the course of the work, <br /> some damage was done to the gutter. It no longer drains properly, since <br /> it was bent slightly in the middle. When I noticed this, Richard was <br /> standing there looking at it as well. He said "Were you going to do <br /> new gutters?". I said "I wasn't planning on it". Before he left the <br /> site, he tried to fix it at the attachment points, but the fix was not <br /> enough to set the gutter straight again. In hindsight, the gutter <br /> should have been removed before work was started. It would <br /> have taken 10 minutes to remove it and put it back when done. <br /> The second problem was a lack of control of  debris from the old <br /> roof. As part of the process, they use a leaf blower to blow old <br /> roof grit and small debris off the roof. The problem is that the <br /> holes for the turbine installation were open, and a significant <br /> amount of debris  blew through the open holes and into my <br /> attic storage space. I spent an hour up there with a shop-vac, <br /> cleaning up what I could. I even found some debris downstairs <br /> in a bathroom, where it had found its way in through a small <br /> bathroom vent fan. They should have plugged the holes <br /> before blowing the debris. Otherwise, the site cleanup <br /> seemed ok. There was no significant debris left on <br /> the property... just in my attic... <br /> Because of these two problems, I gave a lower grade on "Professionalism". <br /> These problems could have been avoided. I found no problems with <br /> other aspects of the work. <br />"

"It's been 8 years since my roof was done and it still looks great. I guess the best compliment I've had in a while came from my neighbor who chose Fort Seldon Roofing based on my recommendation and told me how satisfied he was with the entire experience. He said he paid a little more for his energy efficient TPO roof than ordinary roofs from competing roofers but he knows the investment will pay off for years."

"I called various roofers and Ricardo was the first to come out and give me a quote.  I liked him immediately, but still went on to get other quotes and talk to 3 other roofers just to be sure.  His quote was very competitive.  The work was completed in a timely and professional manner.  When I had questons, Ricardo was happy to stop by and go over my questions with me.  There was a minor problem, but it was resolved quickly and professionally.  I will definitely use them again! <br />"

"This company is fantastic. We had installed four solar tubes when our home was built. Our regret was that we hadn’t installed more of them. Then came a re-roof, due to hail damage, and we had the perfect opportunity! Both roofing companies that we got estimates from, recommended The Natural Lighting Company for solar tubes. We visited their location, which is a tiny showroom/office, and found that they now offer solar nightlights as well, installed in the solar tubes, which result in tax credits (easily offsetting the extra cost for the nightlight). We ended up getting two additional large solar tubes, having one smaller tube re-located and having nightlights installed in all of the new and most of the existing solar tubes. I can’t tell you how awesome these are! They are just so cool! We have beautiful extra natural light during the day and a soft glow at night to find our way around without turning on any lights. It’s really quite relaxing...nothing harsh to wake you up like having to flip on a light switch. Our cost ended up being around $2400, but keep in mind that we purchased the larger tubes with really pretty frosted covers and had one moved as well...and had nightlights installed in five of them! This cost would have been the same, regardless of the re-roof and was well worth the cost. We love them! Donald and his partner did a beautiful job with the installation and we couldn’t be happier. Brooke was great too during several email questions. We highly recommend this company and their product. Our only regret is not having them do it sooner!"

"Mr. Haas identified problems in our roof installation and issued a report. He suggested re-install and steps that we should take to get it done. It was a long process that involved county and DPOR. Mr. Haas was very helpful every step during the entire process. He is highly experienced and very responsive to our calls, text, and email. We eventually got the roof reinstalled in a very good quality. Mr. Haas was onsite multiple times to ensure the right materials and methods were used. It would not be possible without the help from Mr. Haas."

FAQs for roofing installation & roof repair projects in Glorieta, NM

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
