"I am very pleased with the results. The carpentry work by Yuji and Seth replacing the corbels/fascia/soffits was outstanding. They are skilled craftsmen (in addition to being very pleasant people) and the work was flawless! Before the existing pieces were rotted and made the place look neglected and now they have transformed it so it looks beautiful. Larry and his crew removed the old dilapidated roof and erected posts for a railing system, and fit the EPDM rubber roofing around them. I think the edges were particularly well done. The installed railings and made them fit and attached them solidly to the house such that I'm confident it will pass City inspection. The roof and railings look as they should and a good job was done, though it became a little protracted due to some delays. Finally, the gutter and downspout was installed and it was expertly done. I am so happy that the installer was able to fashion a downspout in a special custom way that didn't obstruct a passageway as I had thought would be necessary. It looks great and does the job to avoid damage due to leakage in my home as occurred without the gutter. After each step of the project, there was thorough clean-up. Steve Kinne, the sales representative, was amazingly diligent, patiently revising the quotes as necessary along the way when there were changes of plans. Plus, he couldn't be a nicer fellow and made arrangements for the cost to be discounted when it turned out that the corbels were not the rafter tails we had supposed they were, which was much appreciated. The total job came in at a little over $16,000 and I wouldn't have undertaken the project with Elieff if I wasn't absolutely convinced that there would be quality work, which I believed after Elieff did a perfect job on my main roof last year. I am a very satisfied customer and recommend the company highly!"

"Al was very informative regarding my botched roof from a previous "roofer", and was great to work with. I eventually needed to replace my deck also due to safety issues, so I contacted Al again. Once my deck installation began, I was thrilled to see the results! His staff Chase and Aaron were professional and personable, very respectful and insightful of my requests. Al and his staff are great people to work with. I would definitely hire him and his crew again for any upcoming home improvement projects that I have. Thanks Al and Erika!!!"

"Discovered a small hole in the roof while cleaning gutters. Checked attic and in ran through to the plywood. Looked like tree branch had come down and punctured a hole. Called Roof Advance and they came for an estimate the next day and worked me into their production schedule. Cost for the actual repair came in under the original estimate, price was very reasonable. Repair looks great, can hardly tell a difference from the existing shingles. Glad they could help with such a small job, will definitely consult when the time comes for a new roof."

"The shingles on our house were a disaster. Dan Jr. gave us a very reasonable quote and described all the work that would need to be performed. Most companies were quoting 3 days to complete the job but Dan Jr. promised 1 day. They scheduled me in immediately and had a crew of 10 on site, on time and ready to go. The new roof looks incredible and no debris was left behind. They were all very professional and conscientious. Excellent Job! <br />"

"This is a brief account of the re-roofing project that R.D. Kleinschmidt, Inc. had carried out for us in July 2013. At each stage of <br /> the work – pre-project, project itself, and post-project – they did an amazing job, and we are happy to recommend this company to anyone looking for roof replacement. Below are a few specifics. <br /> Pre-project: <br /> We are very particular with the appearance of our roof and asked the company representative, Devin Stace, to work with us on selecting the color and texture of the shingles. He met with us on at least five occasions, each time bringing new products. On several occasions, he had to drive relatively far from Ann Arbor to procure shingles that we might be interested in. At the end of this process, the shingles have been selected, and the project began. <br /> Project: <br /> The company did an outstanding job installing the roof. To protect the pavers of our driveway and the front lawn, they downloaded the shingles on the street and hand-carried them to the roof. They nailed every shingle and placed them in an <br /> esthetically appealing manner. At the end of each work day, they cleaned up the area, so that no construction debris was in sight. <br /> Post-project: <br /> They thoroughly cleaned up the area. Not a single nail has been found around the house, either during or after the project. <br /> In conclusion, this was perhaps the most pleasant and successful home-improvement project we have had in almost 30 years. Many thanks, Devin and everyone at R.D. Kleinschmidt, Inc.! <br /> <br />"

FAQs for roofing installation & roof repair projects in Grass Lake, MI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
