"The repair job went WAY better than expected! Ronnie was wonderful! He was straightforward about the work they were doing. They discovered some unexpected areas that really needed addressed. He explained the situation and probably outcomes to me as well as his concerns. Although it ended up. being more money, it was my decision based on what he showed me. Well worth the extra money - my roof and chimney will never leak again. I am grateful for the quality of work that was done on my roof and chimney rebuild. Absolutely would recommend Joyland Roofing to anyone and everyone. Great guys, great price and great quality! Thanks for everything!"

"FIVE STARS FROM BEGINNING TO END!! I needed to have the shingles replaced on the rear portion of my roof. I scheduled 5 different roofers to come out to give me estimates. Jason was not only almost $2,000 cheaper than the others, he also pointed out some things that needed immediate attention on the front portion of my roof that nobody else had mentioned. He contacted me the week before letting me know that we were still on for the originally scheduled date and what to expect as it got closer. On the day of the install, Jason remained onsite while his large crew completed the job. When all was done I had a BEAUTIFUL new roof and my property was spotless!! You would have never believed that they were ever here!! I HIGHLY recommend Evans Quality Roofing and when it comes time to replace the front portion of my roof, I only need to make one call! Thank you Jason for a wonderful experience!!"

"Over the years I've hired numerous contractors to do various repairs or projects around my fairly-new home. I've never been real impressed with some of the efforts or the quality of work I've observed and for which I have paid. However, I recently had an experience that was so awesome from start to finish that I was motivated to write a review of the company. If you ever find yourself in need of a roofing contractor, you really need to consider Bealing Roofing. Read on to see why!! I had a significant section of roofing that needed replaced due to some poor design issues. We were experiencing damaging leaks and I was worried I would never get the problem properly diagnosed or resolved. I knew water was getting in under the shingles on a section of roof that was about 30’ by 30’. That section had very little slope, however. Bealing Roofing was the first to respond to my on-line inquiry and search for help. I found them through HomeAdvisor.com. I also found them on a list of preferred roofing contractors that Owens Corning and GAF have available. Doug, their project manager/sales representative, came out to analyze the situation. He was extremely friendly, personable and professional. He assessed a few things just by looking at the interior damage. He then went up on the roof and began a very thorough investigation. When he was confident he understood the issue, I went up the ladder to see for myself. He carefully explained what he observed and showed me where and how the water was getting under the shingles. It was rushing off the steep pitches around the flat section and forcing its way under the shingles on the flat section due to some poorly designed valleys in the original construction. Doug took pictures, calculated the slope, did some measurements. He also took the time to do a quick overview for me of the skylights, vents, chimney and rest of the roof, just for my own piece of mind. I was afraid there might be other design or construction flaws. When he was finished, Doug explained what it would take to resolve the problem. I was really impressed by his expertise and knowledge. He said he would have an estimate out to me by the next day. I received the estimate by email and that was one of the major factors for me in deciding which contractor to use. You’ll see why below. In the following days, I had three more highly rated roofing companies come out and look at my roof. I wanted to acquire several quotes for my own protection. They all diagnosed the problem to be exactly what Doug had determined. I have no doubt all three of these other contractors would have done an excellent job. However, their prices were all higher. In addition, their written quotes were nowhere near as thorough and detailed and as professional as Doug’s. His quote included pictures of the roof and an impressive step by step guide as to the exact work that would be taking place and the order in which it would take place. That step by step guide also included the details of the set-up and clean-up process, which impressed me. The quote also identified the exact materials to be used and in the exact quantities. There was also a separate page with a list of references in the area from homeowners who had used Bealing, a separate page with all their insurance and licensing information, and a page that detailed the warranty and guarantees of their workmanship. That quote or proposal was really a professionally prepared packet that offered so much clarity and provided so much peace-of-mind. It made all the difference for me. The proposals from the other companies were nothing like that. Two of them only offered a few sentences describing the work to be done and a price. The information I received from Bealing made me feel so much more comfortable as a home- owner in need of some significant repair work. On the day the repairs were to begin, everything proceeded exactly as described. The crew that came out was awesome. Doug also was there helping to coordinate and assess things. The entire process that day was incredibly efficient and professional. Later in the construction, the owner of the company, Andy Bealing, even stopped out to review the progress and meet with me. I was so impressed by that and it sure added to my level of comfort and satisfaction. He was genuinely and sincerely concerned about my needs and any worries I might have. There are a lot of excellent roofing contractors available and many with the same or similar qualifications as Bealing. However, when forced to make major repairs or install a whole new roof, it’s amazing how much the little details matter. Doug’s professionalism, thoroughness, and personality, the detail of the proposal, the extensive warranty, the quality of the construction crew, and the consideration of the owner, all combined for an exceptional experience and a completely happy, satisfied customer. "The roof itself appears to be well done. Cleaning on the inside of the building was horrible. Nails and boards all over the place. I found nails outside as well. Outside the huge holes in the lawn from their lift. I spent 25K on the job and expected more."

"B & E Roofing completed the removal and replacement of my 2500 sq ft roof in a single day, using our <br /> preferred shingles and perforated ?Deck Armor? underlayment.  The five-man crew was polite and careful to <br /> wear booties inside the house.  B & E?s Roofer Buggy was very impressive to watch.  <br /> It received the old roofing materials easily, as its hydraulic mechanism positioned it immediately under the eaves.  <br /> When finished, the Buggy was withdrawn, and the contents were deposited into a waiting dump truck. The shingles were delivered by a hydraulic arm directly to the roof with great efficiency, allowing the front roof section to be shingled while the <br /> back section was being stripped.  <br /> Although my home is 50 years old, the chimney flashing has never been satisfactory. They fixed this by fashioning a ?cricket? triangle that directs the flow of water around the chimney.  I tested it with a hose at full flow, and it managed the extra water easily.  <br /> They even made an extra trip to remove any remaining debris and nails. <br /> I can highly recommend B & E for Angie?s members.  They are efficient and up-to-date,  providing a great value to <br /> their customers. <br /> <br /> <br />"

"This company was referred to me by my physician. I did not have enough good words for them. They specialize in assisting home owners negotiate claims for roof, exterior damage with their insurance company. I could not have found a more responsive company! They answered their phone right away. They scheduled the appointment quickly, were prompt and professional in our meeting. Many shingles were torn off during the Riley Nor East-er that roared through on March 2, 2018. They offered to put plastic sheeting/tarps over my roof until they are able to negotiate with my insurance company to replace the roof. Their roofer arrived the same day as the initial consultation to install tarps. I was so grateful b/c another No-East-er carrying lots of rain arrived the next day. They are very responsive to my calls to discuss the contract and answer any questions I have. I plan to hire them to replace the new roof which will cost about $25,000."

FAQs for roofing installation & roof repair projects in Hanover, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
