"Local company. Recommended by both neighbors, with one getting their roof done the previous month. Original roof, and coming up on 25+ years of wear. We started to get ceiling leaks. Savaras was quick to answer the call. They scheduled a visit within the first week. I knew and they knew it would be a complete re-roofing. They gave me a detailed estimate, and responded promptly whenever I called or emailed for questions. I also had a couple other companies give me estimates. When it came down to Svaras and one other competitor (both on Angi with 4-stars and 25+ reviews, I exchanged estimates with them and asked what they liked & didn't like. Svaras gave me the most honest opinion. That and their cost was significantly cheaper. The materials they used were the same for all other competitors. Not much else to say there. The job was executed less than 2 weeks after signing the contract. They did it in one day. Again this is a 2-story house with an attached 3-car garage. The crew was all said to be local. I have security cameras around the perimeter. With all the footage, and me peeking out from the house, they worked hard. All day, with a lunch in between. Cleanup is the only area I can't necessarily give a perfect 5/5. I am certain they did a good job for the most part. They laid tarps to collect all disposal. And they brought a 7x14 trailer to throw it all in. It was on the contract they would magnetically sweep for nails daily. There were still plenty of nails that I can see with the naked eye on the driveway and deck. Since it was a 1-day job, my mind thinks it wasn't the best sweeping because it would have happened at night. It would have been exceptional to see a followup sweep the next day. Total Cost: $10-$13k"

"We moved into a newer home that was just about 10 years old but had issues with major ice damming and icicles due to heavy snow. This led to water damage inside of the house as the ice was melting and making its way inside our home. I had multiple quotes from several roofing outfits and they just eyeballed the situation and wanted to simply re-do the flashing. Most did the assessment from the street without going on the roof. None offered a guarantee. I came across Swistun on the net and found that they required a fee to assess the issue. I was a bit hesitant but went ahead anyways and i am very glad i did. The owner Casey came out and spent time not only on the roof but also inside of the attic to see what the cause might be. An assessment was made and a very detailed and illustrated solution/proposal was created with several options including ones with guaranteed no-leak options. Construction was done last summer and Casey was there for the majority of the work done. His crews were on time and kept the grounds clean. It was completed within the time frame since weather cooperated with us. He also took care of a gutter leak for free while he had his crew out. Everything looked great in the end as he had to do some construction to widen an exit of my roof valley to provide better drainage. After completion, Casey even stopped by after a heavy rain just to make sure things were draining correctly and made some adjustments to correct a potential issue. Mind you, this was after i paid the bill so it wasn't something i was expecting as a followup. You can tell he has a passion for problem solving. The big test was the following winter. Even after the early winter snowstorm that dropped an incredible amount of snow in a short period of time, the icicles and ice dams never formed. The solution worked brilliantly well! Also on a side note, the process was very easy throughout the entire project as Lori is the main contact person in his office and is very easy to communicate with. Casey is also very responsive. Wish all companies worked in this manner! I wouldn't consider them a bargain comparing to a regular roofer. However, if you want your roof leak situation fixed correctly, this is the way to do it! Swistun is a class act from start to finish!"

"I could not recommend Mariusz and Holda Construction more highly. All communication was friendly, prompt, and professional. We contacted them about a leak in our roof and within the week had an inspection, explanation of the problem including photos, and quote for repairs. Everything was explained thoroughly and I never felt like I was being lied to for the sake of upselling - I was even given a discount when they realized one part of the repair wasn't necessary! I will definitely be going back to them with my future roofing needs and highly recommend that others do the same."

"Lake Point Roofing was very attentive to detail, thorough, tidy before and after the job, and professional. I am very pleased with the results of my new roofs, and would recommend their services. In addition, my neighbor, who works with roofing contractors, watched throughout the installation process, and told me that they did an excellent job."

"The project went very smoothly overall.  My husband and I both work full time and have a houseful of kids.  We felt very lucky that the job was under control and that we were able to trust this company to handle the major job at hand without us having to hover and micromanage.  This could have been a very stressful experience, but rather I felt reassured and calm knowing that the repairs were solid and the finishes are beautiful! <br /> <br /> Communication was excellent throughout, as well.  I was never left wondering what time the crew was going to arrive or how much the project was going to cost me or if the area was going to be cleaned up each night.  Everything was above-board and clear. <br /> <br /> This company went above and beyond in representing and advocating for us to get a fair settlement with our insurance company.  Their knowledge, experience, and dedication made the whole process easy.  Everything had already been thought of before we had to become stressed about it.  <br /> <br /> We are already planning our next projects that we have wanted to complete, but dreaded.  Now we know who to call for the job to be done on time and ON BUDGET! <br /> <br /> We are grateful for the help, concern, and dedication. <br /> <br /> <br />"

"The water was coming from the roof and freezing on our driveway and stairs. After they installed the new roof, I still have a lot of leakage that freezes on the driveway and stairs. We have been there before but I don?t know if this season is in part contributing to the problem. It?s not like they don?t respond when I call them, but there were a couple of things they needed to do by themselves, like a clean up. There are so many things they should have done automatically. I am kind of disappointed with most people as they don?t do a good job. They did an average job. They did what they had to do. They did okay. If I don?t find anyone else I would use them again. I still have to call them back to do some more work. The owner?s brother was fine and his father was out here. They were very personable and nice people. When I call them his father comes out to fix things. He has a bit of an attitude. I am not overly impressed by him. They were responsive, polite and attentive. It?s a mixed bag. They didn?t meet my expectation. They were on time and did what they were supposed to do. They were a little bit more troublesome than I would like them to be. When they removed the old roof and installed the new roof they didn?t put the cocking piece along that or the side of the house. It should have been automatically done. The level of protection that I hoped for wasn?t there."

"Preferred roofing & Exteriors messaged me within half hour of messaging them. Fastest of the 3 companies I messaged. Mike showed up, he was professional, very knowledgeable of what was needed to be done. He inspected my attic and roof and found the issue. He did not charge me a service fee like the other two companies were trying to do. Super cool guy. If You were to ever need anything he's your guy. Thanks Mike"

FAQs for roofing installation & roof repair projects in Highland Park, IL

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
