"My roof was leaking into my living room! I called Vertical Roofing at 2am, because I just didn't know what else to do. A guy named Brandon called me back 3 hours later. He came and patched the roof the same day. He didn't ask for a bill or a contract he just wanted to stop the leak. I was grateful that I offered him breakfast. The rest of the process was just fine. The final roof roof a few weeks to put on but, we were so impressed because this is clearly a company with people who take care of people."

"Very easy - called in, explained need, met with person to assess roof and estimate repair costs, scheduled appointment, crew showed up as scheduled and took care of the problem. They get extra points for telling me I should also have a qualified stone mason look at my chimney as it was showing signs of age and the mortar was missing in places."

"Robert & Maryanne are honest, fair, and a joy to work with. Their team is not only professionally skilled but very respectful. They kindly worked within my schedule, and upon completion they cleaned the entire area to the point of being better than when they started. And, my new roof is so beautiful - I love it. They even repaired my chimney! It was a pleasure doing business with Bexar County Roofing & Remodeling and they will be the first ones I call if I ever need more work done."

"SMR provided a competitive bid and an extensive list of references. They were priced slightly under another roofing company and their prior customers that we talked to were all very pleased with their work. They accurately predicted the time it would take to do the job (3 weeks). Their work crews were highly skilled and easy to communicate with. They installed a beautiful roof and did an excellent job of cleaning around the house."

"Great work!! The repair and damaged area was professionally completed. The owners attended the initial visit and returned many times to ensure the customer was please with the results. The repair person and painter was always on time and courteous during his hard work. They worked very hard to make sure the texture matched the surrounding areas as well as painting."

"The entire process was great! It's been a while since this was done, about 3 years ago and I love my roof even more than when it was first done. Clayton originally came out as a result of my call to the insurance company to protect and prevent further damage, which he did. I shared with him that my dream was to have a metal roof but that I didn't think it was possible for me. After discussion, an estimate, and installation, I now have my metal roof! Clayton was helpful in answering my various questions, I didn't have to wait forever for the install, and the crew was great. Clayton really did make my dream come true! Thank you Clayton and Kresta!"

"I couldn't be happier with the experience.  Andy is a true professional.  He came and gave me an estimate, even gave me advice about the best way to care for the existing trees as i install my new planters and landscaping.  When it came time to do the work he showed up as scheduled and made quick work of the numerous stumps i needed removed.   He even took out a couple smaller stumps that he found that we hadnt talked about.  I woudl not hesitate to hire him again and would strongly recommend him to anyone looking to have this type of work performed. <br />"

"After much deliberation, we decided to get proposals to replace our shingle roof with a metal one. Mr. Bill Jones of Legacy Home Improvements came in with the lowest bid but what won us was his down to earth presentation and project approach. His installers cleaned up roof debris daily and the final result is absolutely beautiful."

"Mr. Ton recommended ridge vents, roof vents and roof cement on the shingles around each stack or upright vent as they had loosened over time. He gave me a very fair estimate on a Friday. I called on Monday to  schedule the work. They were here on Tuesday for about an hour and added all the ventilation and roof cement in about an hour. He was willing to do a small job and did good work. I would recommend him for anyone with a small job or larger one looking for a competent roofer. <br />"

"WORK WAS DONE AS PROMISED.  THEY WERE ON TIME AND DID A WONDERFUL JOB OF CLEANING UP.  MR. BERRYMAN WAS VERY PATIENT ABOUT EXPLAINING TO ME WHAT NEEDED TO BE DONE, I HAD NO KNOWLEDGE OF ROOFING CONSTRUCTION. NO PROBLEMS SINCE, THE PRICE WAS VERY REASONABLE (AFTER DISCUSSION WITH OTHER SOURCES), AND HE DID NOT OFFER TO SELL ME A NEW ROOF.  <br>"

FAQs for roofing installation & roof repair projects in Karnes City, TX

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
