"I had a potential leak in my roof and a couple of loose tiles that I wanted checked out as well as a several rotten fascia boards replaced. From an Angie’s List inquiry, I had four quotations on roofing work and two of the four contractors also said they could do exterior painting. Of the four contractors, one never got back to me with a final quote so they were easy to eliminate. I reviewed the detailed quotes for the three remaining roofing contractors and Granado Roofing seemed to be the least expensive for the quantity of work to be done. I could have probed each contractor further to ensure everything quoted was apples to apples (it wasn't clearly evident exactly what each quote entailed) but I continued to pursue work options with Robert as his quote seemed fair, he was personable and responded promptly and clearly to my queries about additional work on the roof and exterior painting. I should note that I have a large house with very high exterior walls (almost 30 feet) in the front and on most of two sides. When Robert was on site with his dad doing the roof review, I asked about additional roof work (resealing the ridge lines and valleys) in addition to the broken and loose tile replacements or repair and resealing of all vents that all contractors looked at. He gave me a list of options for additional maintenance that could be done with pricing and a fair assessment of the need to do them. Since I plan on staying in my house for quiet a few more years, I opted to do the additional roof maintenance work now rather than later. When I asked about painting, he said he could have a person out the next day to have a look and give me a quote. We responded frequently by text message and as promised, he showed up with a painter who works under his LLC and bond. Robert gave me a quote before leaving on the price to paint the house and it was fair (I had quotes before but the painters didn’t show up so I deferred the work). He gave me a written quote for painting and another one for the additional roof work before leaving and I reviewed these in the evening and looked again at the other roof quotes. I opted to use Granado roofing for the roof work and exterior painting. Robert and I met again to go over the quotes and I asked that he clarify one item on each of the contracts so there could be no misunderstanding once work began. This he did without reservation which I greatly appreciated. It also gave me a good feeling that what we discussed and agreed to would be done right without him or his crews trying to cut corners to squeeze out a bit more profit from the work planned. I signed both contracts, paid 50% in advance on each and work began the next day. The roofing crew worked for about three days full days interrupted at times by rain. When they left early or would not come one day due to the weather, Robert would text me and advise me on when he thought they would restart. The communication here was always good and something I appreciate, and demand from a contractor that I will use again or recommend. The painting crew began by power washing the house exterior and were delayed by rain as well. Again, communication with Robert was good so I knew when the crew would be on site and when they could not work. I also spoke daily with the lead painter so I knew what they were doing so I could review the work as it progressed and discuss particulars in advance (e.g., do the meters and exterior pipes get painted, are the gutters the color of the fascia, soffit and window frames or the walls). The final day of painting I reviewed every small issue I had with the lead painter (a missed spot under a door – hard to notice since the color was the same as before, paint drops on the concrete, blade cleaning the glass edges on the painted doors, etc.). All were taken care of without any dispute. Robert came by for the final review and sign off and everything was pretty much done by the time he arrived. One of the painters was touching up the last few items as we spoke. When done, they cleaned up, packed up and I paid Robert the remaining 50% for the roof and exterior paint work. I was satisfied with all the work done, appreciated the friendliness and professionalism of both crews and really liked working with a contractor who kept me informed and did what he said he would do at the price we agreed to. There was absolutely zero BS and no problems. I would highly recommend Granado Roofing for the quality of their work, fair pricing, professionalism of the crews, clear and frequent communications on quotes, contracts, and crew work hours, and their no-nonsense approach to doing the work agreed to without bickering over the details that most homeowners care about."
