"Ernie Haas provided a very thorough examination of our roof which enabled us (after much back and forth with our roofer (DCF Contracting)) to ensure that all necessary and required repairs were made to our roof. Mr. Haas stayed in contact with us for more than a month to ensure that any questions or issues we had were addressed."

"We had four people recommend him to us. It went really well. They had an entire shake roof off in a couple days, and only took a couple days to get the new cool roof on. (It was rainy season) They used a special roofing that went over our patio, almost like fiberglass material that keeps out rain and weather to protect your patio. We were very pleased with the way thing s were handled with them too. They cleaned up and hauled everything away. It was done in a very reasonable amount of time and the cost was worth it."

"We just got a new roof. The original roof of wood shake shingles was 35+ years old, and looking very shabby. Every time there was a wind, we’d find shingles or pieces of shingles in our yard. We got estimates and “interviewed” several roofing contractors from Angie’s list. The reps from all the companies were nice and knowledgeable, but John Richey stood out. He was professional, thorough, took us around the house, and explained his estimate. He was the real contractor, not a well-versed salesperson. No pressure. We received bids from $12,000 to $20,000. John’s bid was around the middle, but was very clear and inclusive. All the others gave a base estimate, but had other “if we find dry rot,” or “if we do” whatever, there’d be extra charges, so the final amount was not established. John pointed out the dry rot, and the repair was included in his price. With wood shingles, the entire roof had to be re-sheeted, also included in the price, Most of the gutters had to be replaced, price included. Installation of adequate, up to code vents, new flashing, resetting two skylights, all included. He explained CA Title 24 requirements, and the only “options” we had to choose were compliance through the type of shingle, or adding additional insulation. We chose the insulation, and it was included in the price. They took care of all city paperwork, permits, and inspections. With all that, his bid was still below the midpoint of all we received, and we knew the exact amount of the project when he left the house. The crew that came to do the job was outstanding. Garrett, the supervisor, and the crew showed up on time everyday, worked hard and efficiently, and cleaned up at the end of each day. Deliveries were coordinated so no time was lost. They even removed two old dish antennas and took them away with the rest of the debris. We have a large, two-story house, and the job was completed in four days. When they were done and left, all we found was one wayward nail in the yard. We have a former contractor and city building inspector in the family, and he was impressed. They were a great company to work with and are we very pleased with everything they did."

"Overall the work performed was good but not excellent.  I must say that the tear off of the existing roof was a complete mess, as expected.  During the tear off process i would have liked them to have cover the A/C unit before, because a lot of the roofing debris had fallen into the unit.  Not to mention that this was a new unit i had installed prior to the roof.  The install of the new roof was to my liking except for a couple trouble areas that I was not pleased with.  The first was the Venting that was installed under the eves around the perimeter of the structure was done very poorly.  Big chunks of the stucco siding was busted off while installing these vents.  I spoke with the main contractor and told him that it was not to my liking and needed to be fixed.  They attempted to fix it by filling the area that was busted off with some kind of filler but while it was drying it was dripping down the wall so the gaps were not filled up.   The Second trouble area was the gaps that was left under the gables on the roof.  Since the previous roofing material was much thicker than the new one that was installed.  A gap between the gable and the lower roof was left therefore when stepping on the roof where the gable is located the roof itself would drop down.  Which caused the metal flashing in the valley located next to the gable to be creased. Each gable has the same issue on the structure.  <br />"

FAQs for roofing installation & roof repair projects in La Grange, CA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
