"I have nothing but great things to say about John and his crew. They all were very professional and personable. Whatever questions or concerns I had they were able to answer them where I understood the answers. His wife Chris was also very, very helpful in explaining the process and personable as well. I would highly recommend them to anyone looking to replace their roof or any roofing job in general."

"Very impressed with responsiveness, professionalism, technology, and value provided by Gunner Roofing. The copper flashing was pulling away from around my chimney and looked like it was in need of repair or replacement. I had previously worked with another well reviewed roofing company on Angie's List that missed my scheduled appointment to examine my chimney flashing. So I was very pleased when Andrew from Gunner showed up exactly when promised, and I was quite fascinated with his use of a drone to take precise aerial photographs of the work to be performed from all angles - a rather tech savvy approach. Gunner provided a detailed estimate within hours, that was only 1/3 the cost of the estimate I ultimately received from that other roofer. Gunner Roofing completed the work on time, and did a very satisfactory job. This was a relatively modest project, but based on my experience, I hope to use Gunner Roofing when it comes time to redo my entire roof."

"Bill and his team are top notch. Replaced our roof and two side porch roofs in a day and a half, trim work and all. Mark and his guys tarped everything and cleaned up after day one and then again thoroughly when the job was done. It was almost like they were never here. Just as importantly, they made sure the neighbors were satisfied when they were done, especially since one neighbors house is just feet away. The noise was not nearly as bad as we thought it would be, neighborhood inconveniences were non-existent, and the whole process went quicker than expected. Excellent value, the final result looks amazing, and the communication was out of this world. Look no further, Bill is your guy for roofing, for sure."

"The project consisted of a full bathtub replacement, shower wall tiling, floor tiling, light/fan installation, and some wall damage repairs. Since we had him here for tiling the bathroom we also had a mud area to the back deck tiled as well. John was great from start to finish. He was very responsive when we contacted him. He was up front and straight forward when we hit snags in the project and I always felt that he had our best interest at heart and was willing to do what was needed to make us feel happy and good about our choice to have him do the work. When the tub was removed, he found some mold and water damage in the wall behind the tub and the floor. He was able to roll with the punches and include replacing the floor for us without serious timeline or budget setbacks. All in all John was great to work with and we're very happy with the results and highly recommend him."

"Came the day after my phone call. Inspected the roof, fully explained what was needed and documented with pictures. Gave quote the same day, repaired areas of leak until work could be started. Arrived on time , very courteous and professional crew. Completed job and cleaned area. No damage or debris was anywhere to be found. Dyllon made sure things were done correctly, I would highly recommend his company for all roofing needs"

"James (Jim) Harden is the owner of Harden's Improvements. I found him in the local newspaper as I was not yet a member of Angie's List. (But, I checked Angie's List before signing the contract!) He responded to my phone call the same day that I left a message for him. He came by within a few days to measure. A few days later I had a detailed written quote. The quote was less than five other contractors who had bid on the job. He was almost four thousand dollars less than three of the contractors! I told Jim that his number was low and that I would be willing to pay more because my insurance company was willing to pay more . He would have none of that and expressed pride in the fact that he often comes in lower than insurance company payouts. He also refused to take any money until the day that he started the job. His advice to me was to and quot;never give contractors money ahead of timeand quot;. Good advice from an honest man with integrity and good sense. <br /> The job was executed very professionally. Jim and his crew were fast yet safe workers and were always respectful of myself and anyone on the property. The job site was always clean and there was no swearing. The job site radio played oldies. The finished job looks GREAT. <br /> I have more roofs on my property on out-buildings. When it is time to replace them I will not hesitate to use Harden's Improvements. For me it was an ideal homeowner-contractor experience. <br />"

FAQs for roofing installation & roof repair projects in Lake Ariel, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
