"We purchased a builders home for our new home on Lake Norman, which was obviously built very well given the builder lived in it. The home is 15 years old though and right on the lake, thus there are quite a few trees around the home and branches above the home. We had a leak in the roof, whereby we submitted a claim to Choice Home Warranty (yeah they didn't do anything to help with this situation). CHW sent another roofing company out, whereby the man collected his deductible, didn't go on the roof at all, and quoted us $600-$800 to fix the issue, while also telling us that CHW will deny the claim. Given he never even went up to check it out, we felt it was best to seek another opinion. We called Race City Roofing after quite a few recommendations from our neighborhood, whereby Matt and Mark came out. They were extremely professional, not only on time but slightly early, and were not hesitant at all to hop up on the over 3 story complex roof. They immediately found the issue, resolved it right there, as well as pointing out another possible flashing issue with the chimney, but they don't work on chimneys, so they left us with a recommendation for someone who does if we'd like to have that inspected. We were not charged anything for addressing the issue, even though we tried to pay them for simply coming out, and we could not be more happy with their overall approach, easy going and friendly nature, not to mention they actually got up on this high complex roof, fixed the issue with ease, and didn't charge us a thing. I cannot say enough about these guys and how professional they were. I'm not sure about this other negative review, but from all of our neighborhood, these people have the best reputation around. We will call them every time we have a roofing need going forward. Thanks Matt and Mark!!!"

"They did the job as they said. Completed the replacement on time. The only thing was the cleanup required a callback. The company quickly cleaned up the problems and did so without complaint."

"The whole process went extremely smoothly. Alex Sanchez, the owner's son, was the foreman of the large crew. They arrived promptly, worked quickly and efficiently and were respectful of the property. Items were moved out of the range of falling shingles and debris, our new HVAC unit was covered, and large tarps were put down to catch everything. The new roof looks wonderful and I have no doubt of the quality of installation. As a final note, the clean up was excellent. I would even go so far as to say the crew left things better than when they arrived. We would absolutely recommend them to friends and family."

"Owner promptly came out to look at the roof and provided a detailed estimate for repair of reinforced EPDM roof.  The estimate provided a complete list of materials to be used, as an entire roll of material was to be used for this job. <br /> No work was completed. <br /> The details: This provider previously repaired roof in July, 2014 and had come a second time when one spot still leaked.  In the past the receptionist had been very good at communicating times and schedule and I had complimented the owner about this.  <br /> The afternoon prior to the work being done, I spoke with the receptionist who said they would let me know prior to the time the work would be done, either that day or in the morning. <br /> I was surprised at 8:30 the next morning to have a voicemail from the receptionist stating that the provider was on-site and would be doing the work.  There was no one there when I arrived 45 minutes later and I called and was told the provider was out purchasing materials, I asked why they didn't already have the materials since it was detailed in the estimate and also asked that I be provided with the receipts since this was a time and materials estimate.  I was told they would NOT provide the materials receipt. I was also told that the provider could not be reached during 2 separate calls.  I called again after about 2 hours of waiting and a different person answered the phone and she could not stop laughing while I explained who I was and why I was calling.  She stated that the provider still had not returned their call and I told her I had lost all confidence in them and wanted to cancel the project.  With no response she hung up. <br /> I expected to hear back from the owner with at least an apology if not an explanation.  This did not happen. <br />"

"I highly recommend Advanced Roofing and Exteriors. Rob Long has been terrific. I was introduced to Rob/Advanced Roofing and Exteriors by my realtor. We are new to the Lake Norman area, moving from out of state. Our roof had a leak after Florence, then another issue after Hurricane Michael. Rob went the extra mile to diagnosis the second issue and identified as a potential chimney cap leak. Diagnosing can be tricky and he left nothing up to chance. It could have done significant interior damage. Pricing was reasonable, but more importantly, service was delivered better than expected and very timely. An exceptional experience."

"Could not have gone better! I had leaks in two places, and my roof is old, so I was bracing myself to be told I needed a new roof. As it turned out, it could be repaired very affordable — though I probably will need a new roof in about three years. When that time comes, I will definitely use Ace. They are very knowledgeable and honest. They even sent me a little video showing the before, during, and after of the repair."

"This company made an unpleasant experience pleasant. They worked with our insurance company to provide us with a new roof that was damaged during a storm. They were courteous, professional, timely, and sufficient. I would definitely use them again or recommend them to anyone in the future."

FAQs for roofing installation & roof repair projects in Lancaster, SC

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
