"The installation of our new ceiling lights was done efficiently and meticulously. They installed them on the weekend and were so thorough, we didn't even know they had been there, except our office is bright again! We will definitely hire them again for our future projects."

"While I thought that the installation charge was pretty steep, all in all I believe that I got a very good value. I would much rather pay on the high end and be satisfied then suffer from poor quality and workmanship. He also arranged to have them custom fabricate four awning window sashes to replace sashes that I was unable to locate. I felt that I received excellent value on the sashes and he even dropped them off at my house. They provide great service."

"Great communication, punctual, professional service and experience. This is just what I needed when my microwave above the stove died. It sounds like a simple job, but it turned out to be a project. There was no way I could have done this without LTD Management & Maintenance. They stepped up to the plate and took care of everything from start to finish. I know who to call in the future when I need a professional."

"I usually only use Angieslist providers.  I went to the LA County Fair and allowed myself to get on a list for contractors to contact me because I had an urgent project.  Bob was persistent in calling me and I decided to give him a try because I had a rental vacancy and wanted to redo an out-dated kitchen and convert a dining room into a second bedroom.    <br /> Bob wanted the work and gave me a good price to open the wall into the living room and build a wall between kitchen and dining room (thus creating a closet).  Initially I planned to keep the old kitchen cabinets.  After a few days Bob and I decided to remove an additional wall to open the kitchen more and to redo the cabinets.  I found Bob creative, quick and clean.  He has a lot of skills for doing the jobs and he manages his time well.  One thing that impressed me is how professionally he dresses.  I don't know how he stays clean while working, but he does. <br /> Bob has obviously been burned by former clients and he has an aggressive attitude when he is afraid he might get taken advantage of.  I had to go belly to belly with him a few times as we negotiated prices, but I felt he was honest and cooperative, and in the end we both felt we had gotten a good deal.  I am a woman, and he was respectful of my opinions, but he enjoys a good banter.  Fortunately, I'm pretty confident about what I wanted and fairly knowledgeable, so we got along well. <br /> His original timeline was one week.  I was impressed that even though we added extensively to the scope of work, he finished the job in about 11 days and was willing to work on Saturdays to get the work done quickly. I wasn't particularly impressed with his drywall skills (lots of gaps).  I hired another person to fill in the drywall cracks and paint because I knew the painter contractor was excellent at this kind of finishing work (The painter was Kelly Rich). We had one issue after the new tenant moved in because the granite counter was not properly sealed and it was absorbing water.  Bob went back and sealed the counter, but was initially defensive about it.  Overall, I was very satisfied with his work. This was Project 1 above. <br /> Project 2: I had worked with a well-regarded plumber from Angieslist to repair a heater in another rental unit.  I have used this plumber a number of times for large projects and a few smaller ones, but never for a heater.  Unfortunately, this particular plumber could not deliver what I needed and did not follow through (I have used him since and he has returned to his usual high standards of service).  I asked Bob to help me get the wall heater fixed or replaced and I wanted a thermostat installed because the tenant is 80 years old and didn't need to be turning the heater on by getting down on her hands and knees.  Bob inspected the heater and determined what was needed.   He found an installer and negotiated the price for me, and then supervised the install of a brand new wall heater.  A part of me wasn't happy to pay a subcontractor and have him hanging around on my dime while someone else did the work, but in hindsight, I appreciate that he made sure the job was done right and I didn't have to be there to manage it. He fixed a problem that I'd been trying to take care of for several months in one day. <br /> Project 3: Bob used his considerable problem solving skills and helped me figure out where to put a washer and dryer hookup for another rental unit. After looking at the back yard, kitchen and living room closet, we both decided the living room closet was the best option for a stacking unit.  Bob isn't  afraid to crawl under the house, and he did so to connect gas line, install drainage, and electrical. It took him longer than I expected considering how fast he did project one.  I think it was around  7 days.  This time I though his finishing work was up to my standards and the finished project looks great. <br /> Project 4:  I purchase 6 security lights online, and had Bob attach them at various points around the house (the unit with the remodeled kitchen).  It was only a few screws for each light.  I liked how he worked with me to determine placement and was respectful of my opinion. <br /> Bob is a highly responsive, professional, and talented general contractor and handyman.  If you can adjust to his defensiveness, pay him a fair wage, demonstrate your fairness and  integrity to him, you will have a great contractor. As a long time member of Angie's list, I'm pleased to be able to recommend Robert Hermance. <br />"

"Ernie Haas provided a very thorough examination of our roof which enabled us (after much back and forth with our roofer (DCF Contracting)) to ensure that all necessary and required repairs were made to our roof. Mr. Haas stayed in contact with us for more than a month to ensure that any questions or issues we had were addressed."

"This firm is truly unusual! In reality my roofing job was a tough one. The home is ultra contemporary with a flat roof. Not only that, the 850 square feet of new roof they built flashing for and foamed had to be tied in to an older existing roof. As if that wasn't bad enough, the home sits on a 5 acre site and a non-driveway route across the desert had to be found because the driveway was too narrow with too many curves to accommodate their trucks. Before any bid, they came out to inspect the job, understood every cosmetic challenge and then responded quickly with a very competitive bid. Perhaps best of all, the job is beautiful. <br />"

"We originally got 3 estimates to replace our roof in January of this year and this contractor (shane) had the best price out of all three, but we decided to wait to do the roof until we saved up some more money. We told all 3 contractors this and when we were ready, we called Shane back and told him we were ready to do the job. He was very busy at this time due to the storms from the monsoon season, but he fit us in and the original estimate was still good. He told us the job would take 3 days. it only took 2 and he even did the job while we were away on vacation. When we came back, the roof was completed! The crew did a fantastic job, except they had not installed the ridge glass over the ends and ridge of the roof and the crew were back bright and early the next morning to finish up the job. I do not know if this is was a lack of communication or what, but it was taken care of immediately and to our satisfaction. They left no mess and did not disturb anything. I would highly recommend this company to anyone who is looking to have their roof replaced or any repairs done. We had used this firm one time before when adding an addition on to our house and they did just as good a job then. They also install decking. One thing though, Shane is very low tech, so you must get a hold of him either via email or call him. no web site."

FAQs for roofing installation & roof repair projects in Mohave Valley, AZ

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
