"This is a full service outfit, properly insured and craftsmanlike, and they did everything we needed well at fair prices. The fact that our house had a 1948 asbestos roof was a complicating issue, and caused me to do serious research to find the most professional outfit that I could find, one with a work crew that was constant rather than recruited haphazardly. Removing an asbestos roof is highly regulated and expensive by its nature. The crew has to use plastic coveralls and masks (not a pleasure in July heat), the tiles removed must all by tightly wrapped in plastic, and the fee to have the refuse hauled away and disposed of goes up continuously. We elected to have the old roof replaced with GAF Timberline, a good midrange choice. "dimensional" (with an "architectural" appearance, rather like shakes) and with a GAF "lifetime" material and labor warranty (good for purchaser's ownership and transferable once to another owner, fifty year maximum total, non pro-rated). Note that for every part of the roofing job GAF materials were used, necessary for the full GAF manufacturer's warranty. This included proper cap shingles, 6 foot leak barrier, pro starter strips, drip edge, and Shinglemate 30# Felt Paper. It also included six nail installation to have the high wind guaranty, and all new flashing around chimney and openings, with occasional tuck pointing on the two chimneys if necessary. Note that Elite also gives a separate 10 year workmanship guaranty. Elite's bid on this part of the job was $9,860 for a 2,000 sq foot house, which I consider a good price considering the additional costs of asbestos abatement. <br /> <br /> I also had additional work done on this job, including full passive attic ventilation by ridge vents on both the main roof and the lower roof over the family room, new aluminum ventilated soffits and fascia and molding cover right around the roof line so I (and future owners) won't have to do high altitude painting on this brick house, and plastic rafter baffles to direct the ventilation intake properly toward the ridge vent. I also decided after the original bid to have new step/counterflashing done at the top of the lower family room roof just to avoid any future problems. The cost of this extra work brought to the price to $13,500 total. <br /> <br /> In sum, my impression was that the roof bid was very good, the extras bid was down the middle, the work was professional and craftsmanlike, cutting no corners and using a first-class crew. If I needed another roof replaced, asbestos or not, I'd have Elite make a bid. <br />"
