"Bone Dry checked my roof for what I thought was a leak. They gave me an estimate of the suspicious areas but said they didn't think it was leaking. They told me it was probably just pant failure on my ceiling and to keep an eye on it for staining which would come from a leak. They could have done they repairs and charged me. I would have been none the wiser. I greatly appreciate their honesty and will call them again for my roof when it needs work."

"Excellent service; excellent workmanship. Terri reviewed the roof and gave me a detailed quote on what was needed to adhere to the latest building codes. Her assistant stopped by later with samples so we could pick out colors. During the day long roofing replacement she stopped by two to three times to inspect the crews' work. After the work was completed she stopped by two more times to ensure the yard and driveway was completed cleaned and inspected the roof including caulking a few nail heads. Lady on the Roof has already been recommended to my neighbors!"

"Very impressed with responsiveness, professionalism, technology, and value provided by Gunner Roofing. The copper flashing was pulling away from around my chimney and looked like it was in need of repair or replacement. I had previously worked with another well reviewed roofing company on Angie's List that missed my scheduled appointment to examine my chimney flashing. So I was very pleased when Andrew from Gunner showed up exactly when promised, and I was quite fascinated with his use of a drone to take precise aerial photographs of the work to be performed from all angles - a rather tech savvy approach. Gunner provided a detailed estimate within hours, that was only 1/3 the cost of the estimate I ultimately received from that other roofer. Gunner Roofing completed the work on time, and did a very satisfactory job. This was a relatively modest project, but based on my experience, I hope to use Gunner Roofing when it comes time to redo my entire roof."

"<p>We own a late 50’s ranch on almost an acre near Eastgate, about 1100 sq. Ft. with a one car attached garage. About five years ago, the county tax assessor appraised the house and land at $75K. Since then, the place had fallen into obvious disrepair, with two or three leaks in the roof and the gutters pulled away from the fascia. Some fascia was rotted, allowing critters like raccoons easy access to our attic. In other areas, the 20+ year old paint had long ago worn away In short, it was a complete mess. <br /> <br /></p> <p>We contacted three Angie’s List companies for estimates to tear off the old roof and repair the leaks, and then install a new roof, fascia, gutters and downspouts, soffits and vinyl siding. Two of the companies must have mistaken the neighborhood for Indian Hill, because they both came in with estimates around $36,000! I knew a lot of work needed to be done, but I didn’t need things to be gold-plated! One company promised clogproof gutters, the other bid in a lot of potentially unneccessary truss work. Where the other two companies sent out “salesmen” to bid my job, Weatherstop’s owner Gary Hamm came out to do my estimate. His bid was barely more than one-third of what the other two companies bid. <br /> <br /></p> <p>The bid included: <br /> <br /></p> <p>Removing the old roof <br /> <br /></p> <p>Replacing any necessary roof decking at $45 per 4’ x 8’ sheet <br /> <br /></p> <p>Installing ice and water shield at eaves, 15# roofing felt, 3 pipe boots, metal valleys, and 40’ of ridge vent <br /> <br /></p> <p>Installing 30 year dimensional shingles <br /> <br /></p> <p>Remove existing siding, gutters and downspouts <br /> <br /></p> <p>Install new 1/2” insulation board and 40 mil. 4.5” dutch lap vinyl siding with necessary accessories <br /> <br /></p> <p>Install new fascia board where needed and wrap all fascia with aluminum trim coil <br /> <br /></p> <p>Install new vented soffit <br /> <br /></p> <p>Install new 6” aluminum gutters and 3” X 4” downspouts at existing locations <br /> <br /></p> <p>Clean area after job completion and remove all debris <br /> <br /></p> <p>His original bid did not specify the size of the siding, gutters or downspouts. When I asked what he would be using, he sent me a revised bid specifying these things. His bid had a vague workmanship guarantee which he verbally explained to me. I asked him to revise his bid to spell out the details of his guarantee, and he did so. I asked if his crew were all Americans; he assured me that his Hispanic crew are all tax-paying American citizens. With all of my concerns addressed, I signed the contract. One of the competing bidders made a follow-up call and expressed disbelief that someone could do the job that inexpensively. <br /> <br /></p> <p>Gary dropped off samples of the architectural shingles he was proposing to use (a brand I hadn’t heard of, but not unheard of in the industry). After doing some online research, I didn’t feel comfortable using that manufacturer. I asked to substitute a specific brand and line of shingles for the job for the difference in the material cost, which was no problem. Scheduling was painless as we weren’t desperate to have work begin the very next day. Gary told us he only had a couple of jobs scheduled ahead of us, and would begin ours as soon as those were completed and weather permitted. We signed the contract March 17th, and work began April 1st. He scheduled the roof work for the one good day prior to the forecast calling for three straight days of rain. Gary and his crew got the old roof torn off, repaired and new one put on in that single day. It did indeed rain for three straight days afterward, and not a drop of water came through our roof. After those three days of rain, some of his crew worked Saturday and Sunday to keep progress going. We ran into a minor hiccup when we found out that the bid did not include re-doing the trim around the inner part of our windows. A quick call to Gary got this fixed, with new aluminum trim coil and matching color caulking around the windows for a reasonable added cost. <br /> <br /></p> <p>In all cases Gary was very professional and timely regarding communication with us. He didn’t require any payment up front, but did ask for a progress payment after the roof was installed, and we were happy to do so. Our house went from being the eyesore on the street to one of the nicest looking ones. We would happily recommend Weatherstop Roofing to anyone and everyone, especially to people who are looking for someone who will look out for your pocketbook more than lining their own. Gary’s original bid estimate was $12,880; with the added roof decking, trim and caulking around the windows and more expensive shingles, the total came to $13,635.</p> <p> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /></p> <br />"

"My roof had 2 layers of shingles. I discovered a leak on the edge of the ceiling which abutted the chimney. My fireplace is in the middle of the house. C and J Roofing was recommended to me. They came out and walked around the roof taking pictures of damage to the existing shingles. They sent me an estimate, which I accepted, after getting an estimate from another company. <br /> Because it was an insurance claim, my insurance company sent out their representative to make sure that there was damage to the roof. He approved the work. He told me that they have always had a good working relationship with C and J Roofing. <br /> I was very impressed with their customer service. If I called them with a question, they answered it immediately or had someone call me back, usually within an hour or two. I never had to wait all day for an answer. <br /> They arrived at 7:30 a.m. on the day they said they would be here. They put covers over all of my shrubs. They were very respectful of the property. Before they left for the day, they cleaned up everything -- no papers or old shingles to blow around. They returned the next day, again around 7:30 a.m. <br /> When the job was done, the men walked around my property and my 2 neightbors property, looking for anything that might have blown there. Also, they went over the properties 2 times with a magnet to pick up nails that might have come loose from the old shingles. The foreman then walked me around the house to make sure that everything was done correctly. <br /> I would highly reccommend C and J Roofing. They are efficient, respectful, and friendly. <br /> <br />"

"Absolutely professional from start to finish. The owner showed up to bid the job on time, and well dressed in a J.Alexander Polo. He was extremely educational w/ what I was gettting into, so their were no suprises if they were to get the job. The price was competitive and felt most comfortable w/ them--do to the time & knowledge he shared w/ me when giving the estimate. They didn't let me down and actually only exceeded my expectations when doing the roof. They had an eight man crew and everyone seemed to know their job responsibility. They had a guy running the ground the whole time-cleaning up and running a magnet for loose nails. They said they had two roofs to do that day. I thought they were crazy, even though I had a small roof (22.5 square). By 11am they had all the shingles removed, nails pounded down and the roof felted. Come to find out the owners are identical twin brothers who were both on the roof working along w/ the crew. The crew split up after the roof was felted, one brother stayed w/ three others to lay the shingles while the other group went to start the next roof. I was just hoping they got my roof done in a day like they said, It wouldn't suprise me one bit if they got both roofs done like they wanted to. I would refer anyone and everyone to JAlexanderRoofing-they were amazing from start to finish. <br />"

FAQs for roofing installation & roof repair projects in Mount Orab, OH

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
