"He and his crew removed the old roof and installed a new one. Due to the harsh environment (high winds, salt air) extra stainless steel nails were used. Phil took time to explain coastal roofing challenges and used pictures of our roof to show us the existing condition. Workers were safe and polite. Work area was left in good order each day; project was completed promptly and looks great. After a big wind and lots of rain, gutters drain well and the roof is secure and well sealed. I would like to emphasize the importance of using a roofer who is familiar with coastal conditions. Our previous roof tiles were in good condition, but the wrong nails were used and therefore deteriorated prematurely."

"Outstanding from the first call to the office to the completion of the job onsite. <br /> Jeffery at River Roofing saved me several thousand dollars by referring an inquiry regarding two new full skylights to a local glazer he trusted who was able to just replace the glass. To be clear, he could have just accepted my request to replace the skylight, but instead considered the best and least expensive way to get the job done. Although they didn't do the skylight glass, I used the glazer they referred me to and the work was excellent and cost effective. <br /> The work on removing the old solar hot water unit required RR subcontracting a crane and removal truck (it was a big unit) - they handled everything and stayed within their estimate. <br /> The maintenance items on the existing roof was top notch. <br /> After the work was completed, I asked about the viability of the roof and was encouraged that, while the powder coat or anodizing was showing some age, the roof was sound. No attempt to upsell me additional services. <br /> I really liked working with these folks and would go to them again for any roofing needs. I think they do great work with high integrity. <br /> BTW, this work was all done four stories up (three story house). <br />"

"Ernie Haas provided a very thorough examination of our roof which enabled us (after much back and forth with our roofer (DCF Contracting)) to ensure that all necessary and required repairs were made to our roof. Mr. Haas stayed in contact with us for more than a month to ensure that any questions or issues we had were addressed."

"They arrived on time, went right to work, cleaning as they went along. They looked for soft spots on our roof and located the one our son stated was up there. They removed the bad and replaced the plywood and shingles with all new products to match the existing roofing. They resealed the valleys and the vents as needed. We were more than satisfied with their work and professionalism."

"We pretty much knew we wanted to hire the crew at Agate Beach Building as soon as we started talking to owner Bob Hein about the new roof and repairs needed on the family's 80-year-old beach cottage. We collected 4 written bids for the work (2 others promised bids and never delivered). Agate Beach's quote for the roof was essentially the same price as  2 of the other 3 bids, but included much more detail about what would be done to remedy attic bird intrusion, how adequate ventilation would be provided given the conversion from cedar shake roof to asphalt shingle, and materials and techniques that would be used. The roof work was a typical fixed-price bid, but dry rot repairs were based on time and materials because the extent of damage under the floor and behind the walls of the porch was unknown. In the end, the total cost was slightly less than Bob's estimate of what total costs would run, despite the fact we had added 2 more items to the work order. Granted, this was due in part to the fact the hidden damage was less extensive than Bob feared it might be, but given some of our conversations with other contractors, I'd have to say his assessment of the work that would be required was the most accurate. <br /> Bob told us his experience included time working for a roofing manufacturer on warranty claims, which gave him a lot of first-hand knowledge about all the installation mistakes that can negatively affect the performance of a roof over time. We liked the fact that Bob personally works on the job -- doesn't just turn it over to employees -- but also that he works with a crew of about 5 guys, so the job goes much quicker than it would with someone working alone or with only one other person. Another thing I appreciated was Bob's ability to know what really needs fixing and what can be left alone. We had one contractor tell us, as part of his bid, that all siding needed to be replaced and underlying rot issues addressed at a cost of approximately $15,000 over and above the cost of a new roof. Bob concluded there was no rot under the siding that needed attention, and that replacement of siding in several areas, at a cost of several hundred dollars, would suffice when combined with a good caulking and painting job next season. In other words, we got the sense that Bob has a good feel for what is needed and what is not, that he will NOT "pad" the job with unnecessary work, but won't cut corners either. At some point we will need to replace framing around a couple of our windows where there is some decay, but elected not to do that work now because it would have added significant costs to the job. Bob supported that decision, telling us it was something that could be done at some time in the future without putting us as risk of a much bigger problem. <br /> The roof and repairs look good. The job was done in a little more than a week with everything cleaned up and hauled away. So we're quite happy with the work. <br />"

"Their roofing expert and a helper worked this in during some very cold winter weather, and had the entire job done in about a week.  They obviously knew their craft.  Rocket threw in a modest winter discount to get the job. We were impressed from the beginning with their grasp of the problem and suggestions for correction, and are happy with the results. We will gladly hire Rocket for additional fix-ups. <br />"

"The crew arrived on time with all materials necessary for the job. They tore off the old roof, scraped out rot, replaced roofing, sealed it, put up tar paper, shingles and even placed Dcon in a old mouse hole. They painted and put up the new boards and cleaned up the mess so the place looked like they had never been there. Then they we're gone after a job well done and they honored the bid price. <br />"

FAQs for roofing installation & roof repair projects in Myrtle Point, OR

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
