"I would give Phil a 20 star rating. He gave me a brand new kitchen. Put flooring in my living room. Excellent work. I have some more that needs to be done and Phil's the one. He suggests things. Makes it look really nice. "

"Wally came out and took measurements, and prepared an estimate for us. The price was fair, so we agreed to the contract. There was a minor scheduling hiccup, but it was made right. Wally's crew was professional and efficient. The work was well done, and I couldn't be happier. I would gladly contact Wally & his team for future projects. Highly professional, good prices, great work!!!"

"Dear Michael & Son Customer Service Team, I am writing to formally express my disappointment and frustration with the lack of service I received today. As a customer enrolled in your Unlimited Service Plan, I expect timely communication, reliability, and a basic level of professionalism. Unfortunately, today?s experience fell well below those expectations. The service provided was inadequate, and the lack of follow-through and responsiveness was unacceptable?especially for a customer paying for a premium plan that is advertised as offering priority care and peace of mind. Being on the Unlimited Plan was a key factor in my decision to continue doing business with your company. Experiences like this call that decision into question. I did not feel valued as a customer, nor did I receive the level of service your company promotes. I would appreciate a follow-up to discuss this matter and understand how you intend to resolve it. "

"We needed to have a portion of our chimney removed and contacted several different companies. We chose Safe T Sweep based on their reasonable quote and professionalism. They were effective, efficient, courteous and prompt throughout the entire process. We are happy with the outcome and would definitely work with them again."

"They inspected our house in 2009. They missed roach traps under multiple appliances, they missed a radiator that wasn't connected, they said 10% knob & tube based on zero evidence (whole house has k&t). They've cost us > $15k. They work for your realtor, not you."

FAQs for wood stairs and railings repair projects in Newtown Square, PA

Hiring a pro to refinish wooden stairs means labor makes up 20% to 30% of your total budget. That price covers sanding, staining, and sealing each step. In most cases, a certified refinisher can tackle a 10-step staircase in about two hours, then apply stain and sealant for a durable, eye-catching finish that stands up to daily traffic.

A pro can sand a standard 10-step staircase in roughly two hours, then needs another four to six hours for each coat of stain and sealant to dry. DIYers should budget up to a week for sanding, staining, and sealing in stages. With a crew on site, the bulk of the work is completed in a single day, minimizing disruptions while still achieving a high-quality finish.

It’s possible to refinish stairs without full-scale sanding by using chemical strippers, power buffers, or simply layering a fresh finish over the existing coat. Chemical strippers break down old stains and sealants, while buffers quickly shave off surface material. Even so, a quick hand-sand with fine-grit paper helps the new finish bond properly and look smooth. As always, suit up in protective gear and follow product directions to keep your wood—and yourself—safe.

For most stair projects, you’ll want two sandpaper grits. Begin with 80- to 120-grit to strip the old finish and even out rough spots, then move to 150- to 220-grit for a smooth, ready-for-stain surface. A power sander speeds up the coarse pass, but switches to hand sanding with the fine grit in corners and along edges to keep abrasion even and give stain or sealer something to grab onto.
