"Old mulch was taken up including the liner. There were no weeds growing through the old mulch. My husband said to the worker don t you need to put down liner so the weeds don t come through, , the worker said no it will be fine. Just 3 months later weeds are everywhere you can barely see the mulch. I have downloaded pictures. If he would have listened we would not be where we are today. Then he was suppose to fill in the pond with rocks because I didn t want a pond a week later after a heavy rain the pond was back. All the money I paid for those rocks fell to the bottom. I was told by a contractor that he needed to add sand or dirt and pack it. The rain went right through the rocks.I paid him 3200.00 dollars and he had the nerves to say we chose the cheap way well what is the cheap way wanting weeds to grow all over the place and a pond with water just sitting there. 3 months later I m filing a complaint 3200.00 dollars for 3 months is highway robbery. We never said anything about cheap way 3200.00 dollars is not cheap, guess he had to come up with something. He shouldn t have taken on a job he couldn t do. When I called him he said there was no way the pond would stay dry we have to pump water out every time it rained. I couldn t believe he said that. Then he says we have to pull weeds out the mulch every time they grow this man is nuts. So I m here can t sit in my back because the mosquitoes are bad because of the standing water. The weeds are everywhere and he won t even reply anymore. He said he would come when another contractor comes never came. I told him to call my son which he said he would never did.I can t believe it. He just took our hard earned money and said I don t care what s going on I was paid. I m so angry because I trusted him he seemed like a nice guy but turned evil on us. I m disabled on a fixed income put a project off to pay him and this is how he treated us. He never even came by to speak with us that s terrible."

FAQs for demolition projects in Rock Island, IL

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
