"Shawn looked at my roof on Tuesday and did the repairs on Wednesday. He walked me through the repair process, told me what he'd do, and then did an excellent job. He was even able to use some shingles I'd saved to keep the cost of the repair down. I also appreciated his estimate on the remaining life of the roof so I can an for its replacement. No high pressure sales pitch, just facts. If you need roof work done, very highly recommend!!"

"They did an excellent job, very professional and totally cleaned up after themselves! We were thrilled. They even caulked some areas that they were not hired to replace/fix. I would highly recommend this company. Their pricing was very fair and consistent."

"Rand R Roofing's estimator, Cliff, was very professional. He conducted an inspection of the roof and took the time to answer all of my questions to my satisfaction. I had a wide range of choices for replacement shingles. He provided a detailed written proposal listing the services to be provided, the types of materials to be used, the standard to which the work would be performed and the cost of the project within two days of his inspection of our roof. He provided proof of insurance, his company's certifications and an extensive list of residential references without me having to ask for them. Rand R also offered a military discount for veterans that reduced the cost of the project by more than $500. Supplies and the debris dumpster were delivered to the work site shortly before the start date. The work crew of five or six men arrived on time each day, set up quickly and immediately began to work. They were organized and hard-working throughout the project (despite 90-100 degree heat on most days) and cleaned up at the end of each work day. The foreman, Shawn, was very organized, well in control of his crew and kept me informed of his plans and progress throughout the project. When he encountered some damage to the plywood decking, he immediately informed me, showed me the damage, explained what needed to be done to repair the problem and gave me an immediate cost estimate. The second load of supplies arrived on time and the work site was kept neat. The work was finished on time and to my satisfaction. Debris cleanup could have been better; I discovered several old shingles and nails in flower bed around the house over the next few weeks after the work was done, but not so many as to be unsatisfactory. The completed roof looks great and has withstood several storms with heavy rain and high winds. The pricing of the project was competitive (approximately $10,000 before the insurance settlement), coming within $300 of my other two estimates. Overall, a painless and satisfactory process. I would recommend Rand R Roofing to anyone for residential roof replacement. <br />"

"The technician showed up at the appointed time, completed the installation in 45 minutes and did a good job.  Because this was a service call, and Tuckey is known to have good talent, I figured that I'd be looking at a $125-150 bill for the service call. <br /> I was surprised to get a $65 bill, even called the office to see if they had left something out, since my experience with other HVAC services ~6 years back was that just the service charge for showing up on site was at least $75, not including the actual work.  The office assured me that the $65 charge (including tax) was the full freight, which I then paid over the phone. <br />"

"I had arranged for the serviceman to come to the house several times but, due to my own schedule, I had to re-schedule several times without problem.  When the serviceman arrived, he spent at least an hour on the roof (with me), inspecting the shingles, the rubber membrane,, and the flashing.  He also went inside the house and inspected all the ceilings to observe if there was evidence of water damage.  The roof was in excellent shape, he said, but he offered to use special sealant to smooth out the rubber membrane seams in order to preclude any water incursion in the future.  The serviceman took time with me to answer all questions I had.  This was certainly a very good investment on my part.  He suggested that I give him a call in a couple years for another inspection.  Because I had had many roof problems over the years due to the fact I have both sloped and flat roofs, I will be calling this company again for another inspection. <br />"

FAQs for roofing installation & roof repair projects in Shippensburg, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
