"Have used this roofer for over 10 years and have always been happy until having a roof-a-cide treatment and subsequent pressure cleaning of our pool pavers recently. We have before and after pictures of the pavers, they are damaged by the roof-a-cide and/or the pressure cleaning. Unfortunately the company is taking no ownership of the resulting aftermath of the treatment. Sometimes you find out more about a company after something goes wrong."

"We had an excellent experience with T & S Roofing and would highly recommend them. From the initial consultation through completion, the entire team was professional, responsive, and detail-oriented. Angel spent over two hours with us at the start, walking through every aspect of the project. He was patient, transparent, and never pressured us, which made a big difference as we worked through our decisions. Paula handled the administrative side seamlessly. She was organized, efficient, and consistently followed up. Communication was clear and timely, and we always knew where things stood. Joseph, the project manager, did a great job overseeing the work. He stayed engaged throughout the project, addressed questions promptly, and made sure everything was completed to a high standard. Javier and his crew delivered outstanding craftsmanship. The attention to detail and pride in their work really shows in the final result. They were respectful of our home, worked efficiently, and maint"

"I did a lot of research before interviewing roofers. Florida Quality Roofing (FQR) was completely knowledgeable about the Certainteed Integrity Roofing System & the Owens Corning Total Protection Roofing System when I asked. FQR is certified by both manufacturers. These in-house designed products offer the highest warranties for shingle roofing systems. FQR has a great pre-construction communication process whereas there is nice sit down meeting with the owner, German, and the Project Manager to discuss the complete project from start to finish so the customer is fully informed about the process and preparations. FQR personnel went at my large roof early the first day and had the old roof completely removed and dried in on the first day. It was a long day. The Project Manager was on site all day, every day, except for a few material runs. FQR accomplished daily clean up work of removed roof materials and using large magnets to collect nails. FQR was completely responsive immediately to any questions I had or details I noticed. Except for two rainy days, FQR was on site working from start date to completion date. Final Inspection completed a couple days later. Pricing was good also. Not the lowest but also, not the most expensive. I definitely recommend Florida Quality Roofing. I did not record the total pricing in this review because pricing is completely based upon square footage and each roof is different."

"Good until now, they are not honoring the warranty for material and labor. Be weary doing business with the company that does not honor their warranty on the contract. I didn't even get a courtesy of response to my last email on September 15."

"The company had repaired leaks in my 1996 barrel tile roof after the 2005 hurricane season. Other leaks occurred with the recent hurricane, so I decided to go with a metal roof. I knew that barrel tile roofs do not prevent rain infiltration onto the underlayment, allowing water flows into valleys to erode the underlayment, causing the leaks and rot. The code underlayment quoted (2 separate layers) is more robust now, but I ordered at extra cost an even more robust underlayment. The company contact was more than helpful in arranging for "custom" installation. The installation team was meticulous in doing the custom work, very professional, the company contact checked in every day, my property was cleaner when they left, the office answered all my inquiries within 24 hours, a real homeowner-friendly contractor. If I lived further inland, I have no doubt I would have been equally happy with the standard installation."

"This company gave me an amazing service! I was a little nervous at first because I have heard a lot of bad stories of different contractors from different friends but this contractor made me feel safe all the way during the process. I actually referred them to do my mom’s roof as well and she was equally satisfied. They took the time to explain everything in detail and I even got a really good insurance discount after the project was done. The best company in South Floridia!"

"BEWARE All American Roofing Inc. 944 W Prospect RD. Fort Lauderdale, FL 33309 All American Roofing company is the exact reason homeowners are often weary about getting taken advantage of by contractors. We were financed by Y-green for a new roof, due to termite damage. All American Roofing was one of three quotes we received and chose them since we had also heard an advertisement for them on the radio. We received an initial quote of $15,125 for a tile roof & $21,475 for a metal roof. We decided on the metal option as to not ever have an issue regarding termite damages again. After the removal of the roof there was extra damage that was not part of the initial scope, so they sent a detailed quote via email for the extra work totaling around $5,000. After approving the quote and leaving the job unfinished, they sent an invoice for $15,000 which was not approved by anyone (Y-green the finance company must approve all change orders as per the contract before any work is done). Wanting to understand the 63% increase, we scheduled a call with the owner Susan Manning and at the beginning of the call we asked her if it is ok if we recorded our conversation, which she agreed to. After a couple of questions, she immediately got aggressive and became verbally abusive (Audio available). The only smart thing we did was finance the project through Y-green, as the contractor does not get paid unless work is completed at the price agreed upon. Now they are threating to put a lean on our house, and if you notice other reviews on this company, we are not the first."

FAQs for roofing installation & roof repair projects in South-miami-heights, FL

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
