"Why I have selected ON TOPS ROOFING to do the complete replacement of my 7,150 square feet roof: I look around and asked for several estimates from large to small companies, and I have selected ON TOPS ROOFING because: 1) I wanted “designer” shingles which are thicker and more difficult to install than “architectural” shingles, and I wanted the best workmanship warranty. ON TOPS roofing has done a lot of “designer” shingle roofs and is a GAF Master Elite contractor since a long time with a very large volume of installed GAF shingles. And because they are Master Elite, the GAF manufacturer can offer warranty on their workmanship job for 25 years (GOLDEN PLEDGE Warranty). 2) ON TOPS roofing is a “NC GENERAL CONTRACTOR”. This is a guaranty for good business and professionalism. Nevertheless, I received several estimates from other roofers not being “NC GENERAL CONTRACTOR”, 3) ON TOPS ROOFING was very well positioned for Price /work quality: My roof was a complex project with 63 roof facets, 23 valleys and a lot of flashings. ON TOPS Roofing was offering the same work quality (Hand nailing shingles. Open metal valleys….) than the largest more expensive company. Why I recommend ON TOPS ROOFING for professional roofing or re-roofing work: 1) The work went as contracted and scheduled with no surprises or misunderstanding. Brian, the project manager was on site most of the time, and always left messages when he had to leave to take more material or for other reasons, and always answered his phone, even after hours. He was always receptive to my remarks or demands, and everything has been done exactly the way I wanted. 2) At some point one flashing was not looking right for me, the day after they sent their flashing and metal forming expert to redo the job. 3) The team was very organized and professional. Now, after the work done I can really say that ON TOPS ROOFING offers an outstanding PRICE / WORK QUALITY ratio."

"Recently, Southern National reached out to me and informed that my roof might need to be replaced. I setup an initial estimate, and was given a well informed breakdown and cost of what needed to be done with my roof. Brandon Blasko walked me through the whole process that Southern National had to offer, he was able to answer any question I had and was able to breakdown what the roof should cost and all the components the roof. After we talked, I was able schedule quickly. The crew arrived on time and was able to finish the roof in one day. The crew even cleaned and scanned the yard for any nails or debris. I love the new roof and I would recommend Southern National to all my friends and family."

"Outstanding service and price from Calvary Roofing. Kevin and his staff were excellent from the original estimate, to keeping us up to date on the status of the ordered parts, to calling and setting up an install date and time and showed up exactly as promised. They completed the repair and install in a short time and even did some extra roof cleaning to remove pine needle build up. They solved an ongoing problem that several previous repair services were unable to take care of. We will be using Calvary Roofing for ALL of our future roofing needs!!!"

"The folks at The Aluminum Company never fail to please! They replaced our exterior with vinyl siding about 8 or 9 years ago along with rebuilding both of our porches. We also hired them to replace our gutters and roof in 2017. The wood doesn’t hold up like it used to. Dallas suggested we replace our porches with Trex and vinyl posts. We are very pleased with the results! Beautiful work!!"

"This is our second project with John Hyatt's Contracting Service, and it won't be our last. I've never seen a handicap ramp that did not take away from the appearance of a home until now. The ramp that John's team built (lead by his brother, Victor) looks like a deck, and is built to withstand anything. Everyone who sees the ramp, asks about it. My only worry is that as more folks know about the quality and dependability of John's work, the longer we will have to wait to have my mother's porch built. To find this degree of craftsmanship, honesty, and reliability - especially in this day and age, is truly remarkable. I'll never call anyone else for a home addition or roof repair."

"From the time if the initial estimate to the installation, everything went smoothly. I decided to change to a metal roof because I was renovating the room that has a low slope rubber roof and have had several leaks. I was not about to add insulation and a new ceiling and have to deal with a potential for leaks. Thus, I felt a metal roof would be the best option. Because I only have 2 X6 with no attic  I decided to add foam board insulation to the roof deck and Dave gave me a fair price. I'm glad I added the foam board to deck and it gives me extra pitch too. Dave upgraded the ice and snow membrane at no extra charge. The workers were great and they stayed late to ensure that the roof was sealed before they left because there was a chance of showers. Additionally, they sealed all of my roof penetrations on the rest of my house and  fixed some shingles had a previous leak without me asking at no charge! Wow what service. <br />"

"Roof Genie inspected our roof and determined that we had significant hail damage. They contacted our insurance company, filed all the necessary paperwork, met with the adjustor and then completed the work. We were shown several samples but they were not exactly what we wanted. They kept finding samples for us to view until we found one we liked. They never rushed us, or pressured us in anyway. They were very responsive to our needs and treated us with up most respect and professionalism. The crew was very professional and efficient. They worked tirelessly without stopping, took great care with our house, lawn and landscaping. They kept the work site very clean and orderly and when they were done you would not know they had been there. <br />"

"My parents hired another roofing company after the hail storm last summer.  The first red flag should have been they came to my parents house and told them they had no hail damage but a lot of rotten boards.  If there had been hail damage then the insurance company would have gotten involved and they didn't want that as it turns out I am sure.  They did a very poor job and charged my parents a huge sum of money that they did not have.  They left several places for water to leak in, charged for replacing all the plywood on the roof but didn't even replace half (I counted the sheets), used old fascia but were supposed to replace with new, and the list goes on and on.  My parents paid them when they requested the money before I could go over everything with the roofer.  They went straight to the bank and cashed the check within an hour!  I later found out they did not get a permit and only had a privilege license.  I was told they were basically a handy man. <br /> I contacted Winters Roofing and Mr. Winters came over to my parents house.  I told him the whole story and he said he would check out the roof and that is when I knew have much the other company had taken advantage of my senior parents.  Mr. Winters said he would fix everything and that says a lot for his character because he is fixing someone else's mistakes and not making the money for installing a new roof.  He told us when he would return to do the repairs and also cut the ridge vent that the other roofers didn't even cut,  they just put the piece on the top of the roof to look like it had a ridge vent.  The first roofers had taken all the vents off the roof, per my parents request and were supposed to install the ridge vent.  The attic would have been an oven!  It took us months of back and forth discussions among ourselves as to the best way to handle the situation and that is why we took so long to contact Winters Roofing in June 2013.  Mr. Winters was as good as his word.  He took care of all the problems and didn't take advantage of my parents again!  I was so thankful to have found Winters Roofing!  My parents and I are totally satisfied and truly pleased with Winters Roofing. <br />"

FAQs for roofing installation & roof repair projects in Spring Lake, NC

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
