"Excellent Work and Outstanding Service! I found Jose Rosales Painting through Angi’s List and couldn’t be happier with the results. Jose provided a fair quote for painting our studio/garage and made the process effortless—I simply selected the paint color, and he handled the rest. The transformation was completed in just one day. The lead painter, also named Jose, was detail-oriented, meticulous, and courteous throughout the project. His professionalism and positive attitude made it clear he takes pride in his work. Our studio now looks sparkling clean and beautiful. I highly recommend Jose Rosales Painting and will definitely hire them for future projects. Thank you!"

"I left for work upon arrival of the painters(7 man crew). When I arrived home, they had finished approx. 95% of paint job. Mistakenly, they painted garage door white, and painted the accent wood on front door and landing white as well as back door. I pointed out their mistake & without any attitude, they promptly repainted the areas my selected color. The foreman also returned to touch up some areas that I requested. My aunt is going to have them paint a building for her and my son has an apartment building he plans to request Mr. White do the paint job."

"I am writing this review for two jobs George Parks Roofing and Painting completed at my home in Los Angeles. The first was complete roof replacement – something I knew was on the horizon for some time … our roof was 20 + years old and we finally got a leak in December 2019. At the time of our leak, we were in a tough spot… rains were a bit relentless and more was to come. We called a few roofers and got only their answering machines. We called George and he immediately responded and within an hour came over to our house to assess the damage. At that time, he told me what was likely needed and how we could patch the leak, but I knew more rains were coming and I pushed to have the leak patched at that moment. George thought about it for a minute, then asked me where the nearest Home Depot was -- that he would be back within the hour. He came back and patched up our roof – not just the area with the leak, but everywhere… He warned me at that time that this would not be a ‘fix’ but a patch and that I would likely need my entire roof replaced at some point in the near future (it was time). I was more than grateful – AND his patch got us through the remainder of the rainy season. Recently (April) I gave George another call and said we were ready to do a full roof replacement and also wanted to paint the exterior of our house. George immediately responded, showed up to our house (in full COVID-19 protective mask and gloves), gave me an estimate overall. I knew George ran a tight ship reading many reviews on Angie’s list, elsewhere. AND I had not forgotten how he saved our butts in December - knew from that experience that George would take care of business. Our roof was entirely replaced in 2 days (1600 + sq.ft house), exterior painting took 2.5 days… both crews were highly-professional, thoughtful, courteous and knew exactly what they were doing – vetted craftsmen. During the painting process, I realized that I had given George the wrong info on paint color (!) – he essentially dropped what he was doing and met me at Home Depot to be sure we got the right stuff together so there was no additional confusion or delay. I was in constant communication with George via texting or phone call, he kept me up-to-date regarding the projects and easily answered any questions I had. We had several conversations over the course of the work week regarding attention to detail, quality of work, hiring the right people, on and on. George is a busy guy, but someone who cares greatly about not only efficiency, but quality. These are factors you cannot ignore when you are seeking to have strangers work on your home. My wife and I are immensely pleased with the results. This was not necessarily a bargain or discounted cost, but we paid a reasonable price for what we received – highly knowledgeable, experienced work which was orchestrated efficiently and thoughtfully. You get what you pay for – we got great work by excellent craftsmen."

"I was looking for a painting contractor to paint the exterior of our home. The house is 2200 sq.ft. and is built into a hillside in the Hollywood Hills. The house is 100 years old and has multiple levels and I felt it could be a challenge reaching some of the areas. After contacting Bob, he scheduled an appointment, with me, for a review of the required work. He was very quick to provide me with an estimate and provided it, to me, before leaving for his next appointment. Initially, I felt the quote lacked some detail and information and I didn't want any surprises with added costs as the potential job commenced. I e-mailed Bob and spoke with him and he was very helpful to provide clarity and scope to the job so that neither of us had any surprises. I was not in any big rush to schedule and Bob was very good at staying in contact with me and scheduling the job when it was going to be most convenient for me. About a week prior to the beginning of the job, Bob came back over to do another walk through so that he could plan his crew (s) accordingly. He let me know how many people he planned to have and how many days it should take. We revisited the process and expectations. This was very good for me, as communication on a large project, like this, helps to put me at ease and experience less stress. On the start date (as well as throughout the job) Bob and his crew showed up on time and ready to work. We went over the project, again, with the two foremen that Bob had on the job. I wanted to be sure that they all understood what we expected of them and that I needed daily communication. For example, we have cats in the house and the crew was going to need doors and windows opened at various times for prep and painting. I wanted to have a schedule so that we could coordinate where the cats were being kept while various doors/windows were opened. Day 1 started with power washing and beginning prep of stucco (repairing cracks, removing peeling paint, etc) I had a good experience with one of his foremen and was having communication and sloppiness problems with the other. I contacted Bob that evening and he arrived, promptly, the following morning to review my concerns and get a reset with a portion of his crew. Some of the problems were trash and materials all over the place, windows and doors painted shut and limited to no communication. On the flip side, the other foremen was outstanding, providing information, updates and keeping a neat work area and taking care to prep areas appropriately. Day 2 - we had a good conversation and reset with the crew. The day progressed in a very good and professional manner. I was very happy that Bob took my concerns seriously and he addressed it without any time wasted or excuses. Subsequent Days - The work started moving along nicely, but then we had more problems with one of the foremen, again, as we were experiencing two different jobs. Excellent from one foremen and sloppy and lack of communication from the other. We contacted Bob, again, and asked him to remove part of the crew for the balance of the job. He listened to our concerns, we showed him the items that caused us concern and he wasted no time in removing part of his crew from our project. He reworked another project and brought in a separate 2nd crew for the next day. I must say, the final crew he had on this job was amazing. They were professional, worked with care and precision and made us very happy. You might ask why I would rate this company with an "A" when we experienced problems with part of the crew. Well, the concern and actions presented by Bob made this very easy to rate them with an "A". There was no argument, there were not any excuses. He listens to his customer and does his best to make you happy with the job. As the job wound down to the final day, Bob, one of the foremen and I walked the job, from top to bottom. We identified a punch list of items to do before final payment was made. Each item was addressed to my expectations and approval. The house looks GREAT, we will definitely hire Berger's Painting, again, for another of our properties. These large jobs always have something go awry, but Bob and his crew were there to correct and make the customer happy. I can't thank him and foreman, Marvin, enough. We are very happy. Thank you!"

FAQs for exterior home or structure paint or stain projects in Topanga, CA

Painting vinyl siding is a budget-friendly way to revive curb appeal without paying for new panels. As long as the boards aren’t warped, cracked, or leaking, a coat of high-quality acrylic paint can buy you another five to 10 years before replacement.

Stick to lighter shades so the siding doesn’t soak up excess heat, and prep the surface well for the paint to bond. If you’re seeing rot or moisture damage, skip the paint and plan for new siding instead.

High-quality acrylic paint is recommended for vinyl siding. Acrylic paint adheres firmly to vinyl surfaces and resists peeling and fading, providing a sleek and long-lasting finish. Ensure the siding is thoroughly cleaned and prepared for optimal results. Your exterior painting pro has the expertise to properly prepare your siding’s surface to ensure proper adhesion.

Priming is not required if the vinyl siding remains in good condition and is properly cleaned. However, if the original color is severely faded or the panels have become porous, priming becomes essential. Priming provides a smooth, even base that improves paint adhesion and enhances durability, ensuring the acrylic finish adheres properly and lasts longer.

A paint sprayer is the quickest, most consistent way to coat vinyl siding. The fine mist reaches grooves a roller can miss and lays down an even layer in a fraction of the time. You’ll still need a brush for tight corners, but a sprayer slashes labor hours and reduces lap marks.

If you’re renting equipment, ask the supplier for a tip size made for exterior acrylics so the paint atomizes correctly and sticks to the siding.

Painted vinyl siding lasts between five and 10 years. The durability depends on the quality of the surface preparation and the local climate conditions. When the siding is thoroughly cleaned and prepped, and high-quality acrylic paint is used, the finish endures longer. In hotter regions, the lifespan may be closer to five years, while cooler climates help extend it.
