His approach and understanding of what I wanted was on target. I had several follow-up questions and he got back to me right away and answered all the questions. 4. Date of the concrete pour his team showed up on time. Dave was there to ensure his team understood what needed to be done. 5. The entire team got to work and then the concrete delivery company arrived on time. The issue here is what was ordered was not delivered. This is not Dave's fault. But he worked with the company to complete my project. Sadly the concrete company refused to work with Dave to correct their oversight. 6. The project was completed and looks great. Dave and his team knows how to do it right and respects the customer. 7. If I have another project, Omega Landscaping and Concrete will be the first one I call."

"I hired DeAngels to replace my driveway. My driveway is longer than average, about 110’. Overall the driveway looks good, but things did not go entirely smoothly for several reasons- mostly related to communication. The project was completed on 7/2/20. The main issue was with scheduling. When I signed and gave my deposit, I was told it would be a couple of weeks before they would get started. The start was delayed a few times for various reasons, weather being one of them.. The delays would not have been so bad had communication been better. On multiple occasions I was expecting them and heard nothing all day. Once they got started David worked hard to get the job completed within 4 days to make sure the concrete was poured before the forecasted rain. There are several things about the experience that disappointed me: David was not on site for the majority of the job. His crew did a good job, but I expected him to be here for the project. Some areas of the concrete surface appear rough rather than the smooth broom finish intended. There is one area that has white spots with noticeable small divots. The crew put multiple noticeable scratches in the surface of the concrete by dragging a wheelbarrow on the day old concrete. Concrete splatter was left on the Stucco. Some of the metal edging in the landscape was destroyed and not repaired. After the driveway was removed, I was told the driveway was thicker than expected, contained wire, and thicker rebar resulting in increased cost to remove the driveway. This was unforeseen and would therefore add an additional $1000 to the cost of the job. David said that he told me this may occur but nothing is written in the contract and I do not remember the conversation. To me the price agreed upon is the price I expect to pay. Some things to be aware of when using this company: 1. They require 1/2 down when you sign the contract. For me that meant my check was cashed 6 weeks before the job was started. 2. They require that you pay the concrete company directly by credit card the day the concrete is poured. The amount will be deducted from project cost, but this is not stated in the contract. 3. The balance is due upon completion of the concrete pour. The job will not be complete at this point since they need to come back the next day and power wash the concrete, clean up and repair any damage to landscape. 4. There is no mention of warranty in the contract, although David verbally told me that he would do a 1 year warranty. 5. If you are having curb, gutter or sidewalk replaced, a permit is required for that portion of the work since it is actually city property. The permit entitles the owner to a 2 year warranty on the work. Additionally you might want to check out the Cost Share program described on the CIty of Colorado Springs website. If the city thinks the curb, gutter, sidewalk is bad enough, you may be eligible for the program in which the city pays half the cost and the homeowner pays the other half of the cost for the curb, gutter, and sidewalk replacement. For me that portion would have been about $2000 with my cost being about $1000. I had already contracted with DeAngels to include this work, so I could not take advantage of this program. The downside of the program is that you don’t have control over when the work will be done. The only guarantee was that it would be done in 2020."
