"They did an excellent job and cleaned up well afterwards. Only some small pits of old shingle (size of a quarter or less) that we've picked up since.  No nails - which is great since we have a dog running in the yard! Job was done in two days.  We have a small piece of tape hanging off the end of a gutter on the back of the house that needs to be pulled off - but haven't heard back from roofer yet.  Not a big deal - but we just don't have a ladder long enough to get it ourselves.  We do have a complaint about the shingle delivery company (to be clear, not the roofing company), who leaked a bunch of mechanical fluid on our front lawn when delivering the shingles (putting them up on the roof - they had to drive onto our front lawn).  They need to keep their equipment in better working order!  This burned the grass in about a 5 ft circular area - though it is growing back now, so no permanent damage. <br />"

"Larabee roofing did a good job. After the repair, he walked over the rest of the roof. He tapped in several loose staples and gave me an assessment of the condition of the overall roof."

"I had a number of crawl space vent screens that were in disrepair and a crawl space entrance that needed a new frame and attached screen.  My screen door also had to be repaired or replaced.  Jason was very punctual and finished the job very quickly. He helped save me some money getting the screen door repaired instead of replaced.  I will certainly be calling him back when I need work done again and will be recommending  him to my friends. <br />"

"Roof install was good. However, we rains started in Oregon, we had a leak in the flashing at the fireplace pipe.  Tried contacting the rep. for one week with no replies to phone or text mails."

"the person who came to do the work was friendly, courteous and professional, and he arrived on time and ready to work. All bathroom tile and floor surfaces were thoroughly cLeaned, and grout looked like new when he was done. surfaces, including grout, were sealed. When this job was done, the bathroom surfaces looked just like new! We appreciated hearing about Summit's owner and about the loyalty his employees feel toward him. I would have this company back again in the future, and we will be calling them for any necessary cleaning or restoration work. Kudos! <br />"

"Outstanding from the first call to the office to the completion of the job onsite. <br /> Jeffery at River Roofing saved me several thousand dollars by referring an inquiry regarding two new full skylights to a local glazer he trusted who was able to just replace the glass. To be clear, he could have just accepted my request to replace the skylight, but instead considered the best and least expensive way to get the job done. Although they didn't do the skylight glass, I used the glazer they referred me to and the work was excellent and cost effective. <br /> The work on removing the old solar hot water unit required RR subcontracting a crane and removal truck (it was a big unit) - they handled everything and stayed within their estimate. <br /> The maintenance items on the existing roof was top notch. <br /> After the work was completed, I asked about the viability of the roof and was encouraged that, while the powder coat or anodizing was showing some age, the roof was sound. No attempt to upsell me additional services. <br /> I really liked working with these folks and would go to them again for any roofing needs. I think they do great work with high integrity. <br /> BTW, this work was all done four stories up (three story house). <br />"

FAQs for roofing installation & roof repair projects in Bend, OR

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
