- Give a guarantee on the work to be provided.
- Be available to meet any deadlines you have agreed upon for the work.
- Be clear about subcontracting all or part of the work.
- Have experience building/replacing/repairing the type of roof in question.
- Offer to show you their portfolio of completed jobs.
Calculating the Costs of Roofing
The cost for roofing is usually calculated from square footage, with an average of $150 to $2,500 per square foot, dependent upon the supplies and materials required.
Other than the roofing material selected, the biggest factor that plays into the total cost of a roofing job is the size of the roof. Other factors to consider include your location and the job’s complexity. If your roof is uniquely shaped, for example, then costs may be somewhat higher.
Perhaps the most prevalent factor beyond the size of the roof that contributes the total price of the roof is the roofing materials chosen for it. Concrete or asphalt shingles are usually the cheapest choices, ranging from around $100 to $250 per square foot. Plan to spend from $250 to $600 per square foot for a wood shake roof. A roof made from plastic polymer, clay, slate or metal are the most expensive, ranging from $300 up to $2,500 per square foot.
