"Great team, very professional and efficient. Everyone seemed to know exactly what had to be done and how. I found their pricing to be competitive. The task was completed in a day (traditional split-level ranch house, 28 sq ft roof) and so far, I think they have done a good job. The day before they had a dumpster brought to our driveway and some materials delivered. Then on D-day, a large team showed up on time, took away the old roof, installed ice and water shield, roof underlayment, drip and rake edge starter strip, replaced boots, installed GAF shingles, ridge vent and roofing caps, reflashed chimney, installed 2" insulation on sunroom area, and taped all seams."

"We hired Dave Miner to replace 3 skylights and our original roof, which was 27 years old and had became a problem inside with leaks, and out. Dave came to our home twice to present, recommend and review the different options available, which was great because it allowed us to better understand the process and choose the option which best met our needs. The job itself was done in just over a day, and we couldn't be happier. The crew began at 7:30am and worked past 6pm, and they never stopped. I could not believe how efficient and productive they were, the energy they all had. Each person on site had a specific job function, and I never saw them standing around. In fact, they went the other direction and assisted others, a team mentality. So impressed. The skylight removals and installations went quickly and the finish work on the inside and out looks great. When the job was finished, you wouldn't have even known they were there, which was amazing considering the amount of debris created. When all is said and done, I would hire Dave and his crew again without question. Dave was professional throughout, and his communication and attentiveness during the entire process was exceptional. We have already received compliments on how good the finished product looks, and it's only been one day. For as stressful a project this can surely be, we couldn't be happier with the job Dave and his team did!"

"It went as smooth as I could've wanted. Pat & his crew were hustling the entire time. They communicated very well with me and each other before, during and after the process. And yes, my property looked better than it did before the work began. Pat & crew will be my first call if/when I need roofing or siding work done...it will be A VERY EASY DECISION! Thanks Pat!!!"

"I had roof damage after a major wind storm in March of 2018. This caused water to leak into my attic and down into the second floor of my Multi-Family. Originally the insurance company claimed that only half of the roof needed to be replaced, but Chris identified and explained why the damage had been more severe than originally thought. That kind of attention to detail and consultative service is what drew me to work with Millstream and Chris in the first place. In very short order, he had a team at the house and in a single day had completed work. It was so well done that I used them to install gutters on top of the roof work, which was equally as flawless. Things that stood out to me: > Service was outstanding - taking time to explain the why and how behind the what they were going to do. > Proactive and anticipatory consulting that made the job painless for me > Easy to work with - I could communicate with him via a variety of channels (email, phone, text) which made the job easier to manage. I wholeheartedly recommend this company if you need someone reliable and trustworthy."

"I requested a quote for a new garage roof on Angie's last on 8/5 and by 8/13 my project was done! (Nothing has ever been so easy). APC is extremely communicative via Angie's List messaging, which I appreciate - I get so many spam calls to my cell phone that I don't pick up for unknown numbers. They responded within 30 mins of my inquiry, and they made an appointment to meet me for an estimate on Saturday morning - super convenient. When they arrived, they were very professional and polite. I felt comfortable with them immediately. Our job was very small - we were replacing a rusty, old corrugated metal roof on our garage with a new asphalt shingle roof that matches our house's roof. Because it was a small job they were able to fit us in just 3 days later. Price seemed reasonable. Crew was efficient and left the space clean. Very happy with how the roof looks."

"I bought two hours of plumbing service because I had no hot water in my kitchen.  The person came out and took 20 minutes to repair the issue.  There was no time credited.  Still a good deal and good work, but would not pre-buy a service that I didn't use.  <br />"

"NexGen contacted us promptly (the next day) to schedule an estimate. They were able to come out on a Saturday to take a look, and gave us options and prices on the spot. The work was completed in one day. They cleaned the work site, did not damage any property, and were very professional and polite while they were onsite. They also complete slate roofing repairs, and we plan on hiring them in the future!"

FAQs for roofing installation & roof repair projects in Bondsville, MA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
