"Received several estimates for roof replacement and decided on Appelhanz Roofing although their estimate for roof repair was a bit higher than the others, their assessment of all of the damage was the most complete. <br> <br>Ross was extremely efficient and professional in helping us through the entire process from working through the insurance claim, to arranging all of the various repairs, including roof, gutter, and window replacements, and returning several times to take care of a leak that developed.    He took care to see that everything was completed to our satisfaction. <br> <br>We were very impressed with the care, service, and professionalism of Ross and Appelhanz Roofing and their subcontractors and highly recommend them. <br> <br> <br>"

"The roof on the house in independence, MO was leaking. I obtained bids from three sources. A couple of bidders said they could repair the leaks for around $350. The age of the roof made replacement a better option. The bid by A-1 Construction and Exteriors, which  is owned by Chuck Polley, was substantially less than the other two bids for the same quality roofing materials. One bidder only wanted to overlay the existing roof rather than remove and replace it. <br /> A-1 Construction and Exteriors had previous excellent reviews and my discussions with the owner led me to accept their bid. <br /> Mr. Polley noted that the roof was not properly vented and suggested that I replace the old vents and put one in where the hole for a previous vent had been covered over when the old roof was installed. It is this attention to detail and that Chuck Polley explained to me everything he suggested and the attendant costs that demonstrated to me that I had chosen wisely. <br /> During the roof replacement some other repairs were needed. The deck at the back of the house had disconnected from the rim joists because of old, now inactive, termite damage. Also, the rim joists of the front porch needed some repair and replacement along part of their lengths. <br /> Mr. Polley and I discussed the requirements of the jobs and arrived at a satisfactory price. Again, each step was discussed and explained. <br /> I believe that A-1 Construction and Exteriors provides honest, well-explained services at a reasonable price. Also, Mr. Polley will go above and beyond what is required to ensure customer satisfaction. <br /> <br />"

"Our "only" negative comment about Ground Zero Shelters is that they do not come to a persons residence to give the sales pitch and demonstration. You must go to their showroom or see their product at a home show. This being said, we were extremely happy with the sales experience, reminders and installation of our shelter. They called about 10 days prior to the installation for a reminder, their installers called the day before and the morning of the installation to remind us that they would be at our home at the designated time. They showed up as promised and were completed with the installation in less than 1 1/2 hours time! Thank you Ground Zero!"

"How did it go???? It went great, Ryan and his crew busted out and finished all the remodel within the first window. I was only expecting 6 or 7 to be finished, he finished them all. Ryan also had ideas on how to save us money and we incorporated those into the project. We can't wait to remodel the next set of bathrooms, Passow Remodeling will be our go to team."

"Work went well; however, my windows are not as sound proof or energy efficient as I thought they would be so Rolox will be coming back out to check on their installation. My check was lost in the mail and I received harassing and threatening calls and Rolox was about to put a lien on my house and charge me a $495 fee and 24% interest rate but halted when they received my reissued check that I had previously indicated to them was in the mail when they continued to keep calling asking for payment."

"On June 2nd a bad storm came through and a large limb broke off a tree and gouged a hole a few inches in diameter in my roof. After calling around I found KSR one of the few answering calls and being responsive on that day. Within an hour of calling someone came out to visit and give an estimate. Gave me my options. The hole was small enough it could be repaired with patching, flashing and new shingles. An hour after that a crew was out to repair it. They did it quickly in about 20 minutes. And from visual inspection you can't tell where the repair is. I was very happy with their promptness to fix an issue on a very busy day for them."

"Ernie Haas provided a very thorough examination of our roof which enabled us (after much back and forth with our roofer (DCF Contracting)) to ensure that all necessary and required repairs were made to our roof. Mr. Haas stayed in contact with us for more than a month to ensure that any questions or issues we had were addressed."

FAQs for roofing installation & roof repair projects in Circleville, KS

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
