"This was as painless a repair as I could have imagined. Bone Dry was responsive, professional and most of all, punctual. They contacted me before coming out and made sure I knew what was needed to fix my roof, how much it would cost, and when they could do it. They provided me with high quality pictures of the damage and the fixed roof afterwards. Andy was friendly, straightforward and honest. He found as many discounts for me as possible, and even though it was a minor service call, he gave me a very good deal. They were even able to fix the roof early. I couldn't be happier with their service."

"This company is fabulous along every dimension. The quality of the work was first rate, they didn't try to sell unnecessary work, the price was very reasonable (I solicited 5 other bids), they meticulously cleaned up the site every day, communication was extraordinary (calls and emails are returned the same day), and they addressed miscellaneous out-of-contract minor roof-related items for no or minimal charge."

"Communication was not good. I approved the work in early May. Dates were set for the work and no one showed or called. This want on for at least 7 phone calls between May and June. Finally someone showed to do the work. They took the tarp I had on the roof and left all the construction waste. I called again and they promised to get the garbage the next day. I called a week later to remind them the garbage was still there and asked about the tarp. They said the tarp was ruined but for some reason it was not with the rest of the trash. Eventually they cleaned up, did not credit me for the tarp but I paid them anyway. Hopeful the roofing repairs are good. Customer service was not great."

"A storm blew some shingles of my old roof. Mike's roofing gave me an estimate to replace the whole roof and a partial replacement estimate for the insurance company.  I went with Mike' s because they were less expensive than the other company I called and gave me a name brand roof with an extra warrenty. Unfortunately by the time the insurance was figured out, it was January and too cold/snowy to work on the roof. In April they completed the roof in one day, I was very pleased. The ridge vent is so much better than the old metal one and my house is cooler in the summer. They unexpectedly painted my vents and metal chimney so they look much better.  I actually never met anyone, they did the bid and job while I was at work, which was convenient for me. <br /> I couldn't find a nail or shingle scrap on the ground when they finished. But, a couple months later, old nails started to fall out of the soffits. I climbed up on my ladder to collect them before they fell in my driveway and punctured a tire. I'm not even sure how the old nails got in there.  <br /> Another slight concern was that the pallet of shingles was delivered about a week before they installed it. I feared someone would steal my roof or it would kill my lawn while it sat there. Neither fear came true, perhaps I'm too paranoid. <br /> I'd hire Mike's again. <br />"

"Installation of our roof took a day. The crew was efficient & respectful. They did a great job with the installation and clean up. But our contact person was Erin Mahoney & she was AMAZING, from our first contact, to the call & follow up with the insurance company to the follow up after the job was done, she was the very best!! I love our new look/ new roof & look forward to the next big storm with our new gutters!!"

FAQs for roofing installation & roof repair projects in Circleville, OH

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
