"Overall I thought it went well. I wished it was complete. By complete I mean that I wished he would have taken care of the drain pipe leading out of the house by hooking up an adaptor and a 25 foot hose to the pipe that leads to the outside of my house. Now I have run to menards and get this figured out. The pipe that leads out of my house is not threaded and I can't simply screw in the adaptor that comes with the hose. When I pay for a job I don't expect that I need to have to chase around and finish it. With this being said he did a nice job setting up the pump. Its very neat and orderly. I would hire Steve again, but this time I would do a walk thru with him to make sure that your both on the same page as it relates to your expectations."

"I received my radon results in a timely manner. I did not hire them specifically, (so, I cannot say I would hire them again) the local company contracted them for this service. The home inspector I hired, handled this service for me and included the results in his report."

"Excellent service! The technician arrived on time, quickly diagnosed and fixed the problem. Over the years, I've had several home appliance warranty companies. Without question, Complete Appliance Protection is the best one I've ever contracted with. Their monthly price is a little higher than most, but I do have their best protection plan with $0 deductible. You get what you pay for..."

"Chris, the owner of Dell's Plumbing, did not know very much about pool heaters so he had me wait until the next day to his father was done with another job. When his father came he and Chris tested the heater and figured out what was wrong with it. It was an easy fix, so they just told us what to get and my husband fixed it. We are very grateful that Dell's Plumbing was so willing to help. <br />"

"They showed up in under 15 minutes of my call. Quickly diagnosed my problem and scheduled the installation two days after. Install went smoothly. They were out of the unit that they quoted me on, but upgraded at no additional charge."

"It was replaced. It took 4 hours. We were charged the same amount for installation as we had been charged the first time, 3 years prior. This was legal but it seemed wrong. We were sent a letter on their letterhead signed by their secretary and owner saying it was legal. I have all the documentation on file. By coincidence representatives from the City came to check our furnace as a new one was installed and saw the water heater had been installed and nobody had called to have the City inspect it as legally required. I told them that Hander installed it. The City called Hander and Hander representatives DENIED HAVING INSTALLED IT. They did not affix their company label, they wrote the date of installation in black marker on the water heater. However, we had the receipt and I had my letters of complaint and their letters of response with their secretary and owners signatures and I forwarded them to the City Inspectors. I was told that Hander was fined for not having the inspection done and my research on the Rheem parts that they use was very disappointing. (I apologize if I have the year of installation incorrect, it might have been 2016 and the price might have been $300)"

"Alan was the one who came out very quickly after I called the office and requested a quote. He gave us some good options and we were able to work out a package that would get the job done and stay within my expectations. We had a Trane package put in since Trane was the product line we used to carry at The Home Depot (I am a 17 year vet there and now retired). We set up a date for the install and the installer was right on time only to find the furnace unit damaged in shipping. Good luck was with us as they checked with their distributor immediately and they had several more units just arrive that morning with one that was in perfect shape. So the install was on and done in one day and the next morning. They caught a couple issues with the old electrical install but corrected them without a hitch. There were a couple issues with the physical install caught by the city inspector but the guys were right back the next day to perform the fix. I'm not sure why they missed those issues but it was explained that there were new items in the code and in the end, they were not major items. The final cost was just as quoted before the job began without any type of surprises to run up the bill. The cost was more than we expected overall but the product is top quality. The cleanup was very good and we had good air conditioning that evening."

FAQs for plumbing installation for a remodel or addition projects in Colman, SD

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
